
If you're in this California town for two hours, the city is tracking you. Should you be worried?
Any time you spend two hours in Walnut Creek, California, local business leaders may be tracking you. The city's Chamber of Commerce has paired with a tech company to clock visitors as they move in and out of the city.
The technology is from Arrivalist, a travel-industry-focused company with a platform that uses mobile location datasets to provide the Walnut Creek Chamber of Commerce and Visitor Bureau with data on consumer behavior and market trends. The company collects information from cell towers, WiFi routers and other sources to track the location of mobile devices.
Though the platform is being used by cities in the southern U.S., and other cities in Calfornia such as Stockton and Sonoma, Walnut Creek appears to be the first city in the greater Bay Area to employ it.
The Walnut Creek chamber says it's working with the company in an attempt to determine how tourists spend their time in the city — and in the hopes it will help them attract more visitors, filling the roughly 1,300 rooms across eight hotels. The newest addition is the Hilton Garden Inn that just opened last year.
Currently, the city faces a deficit unless it can increase revenue or find more creative solutions. Local economic leaders say increased hotel stays will generate crucial fees to aid their budget woes.
In a meeting on Tuesday night, the business association's reps showed how they had tracked participants of the Bay Area Spring Classic grade-school girls' basketball tournament in early May; they received data on how many people came to the tournament, which cities or states they originated from, and how many nights they stayed.
Nicole Hankton, executive vice president of the Chamber's visitor's bureau, said the data is anonymous. No demographic details, names, phone numbers or addresses are included, she said. The Chamber can set up 'points of interest' to track traffic for specific locations or events — like the Bay Area Spring Classic — to inform future marketing efforts.
'There's no app download,' said Hankton. 'We don't get an email. We look at a specific event and get an estimate of how many people went.'
The Chamber, which operates as a nonprofit business association, directed all questions about privacy laws to Arrivalist. The company declined to provide a comment. However, Joseph Zitz, Arrivalist's director of partnerships who helps service the Walnut Creek Chamber of Commerce's account, said he sees their work as a 'white hat' operation, trying to improve the quality of life for residents of tourist destinations such as Walnut Creek.
Zitz said the company provides only general insights to anonymous, 'aggregated movement.'
Though Arrivalist says it follows California privacy law, the San Francisco-based company's privacy policies also includes numerous and broad legal exceptions that present barriers for people trying to rein in their data, such as reserving the right to deny deletion requests when they involve local law enforcement, court orders or 'as necessary or appropriate to protect the rights, property or safety of us, our clients or others.'
None of this was mentioned during Tuesday's meeting.
But it concerns privacy advocate Mike Katz-Lacabe, the director of research for Oakland Privacy, a citizen coalition focused on issues of surveillance, transparency and privacy.
'It's just incredible how much data there is, and the ability to basically track you from your home to everywhere that you go,' said Katz-Lacabe. 'It's not that hard to establish, if someone has this data, the exact patterns of your life, where you shop, where you work, where you worship, who your friends are, who you spend time with, where you spend the night, your travel habits — it's absolutely everything. Of course, different companies like the Walnut Creek Chamber of Commerce are interested in a very small portion of that, which is pretty much benign. But it's still perhaps a little bit creepy.'
On Tuesday, Hankton insisted the data collection is 'all very innocent.' She said this kind of data is Chamber's best option for improving tourism.
'I totally understand people's concerns, but all we are looking at is location data,' she said. 'It's only the phones that they can track, and then we sort of multiply it.'
For Katz-Lacabe, the problems with the city's data collection tie into a much larger issue.
'I think the ultimate problem is that we don't have a national privacy law that protects our personal information right, including information about where we are, location data,' he said. 'That would make this problem go away.'

Burger chain Checkers expanding to Massachusetts with Worcester location
A burger chain has chosen Worcester as the site for its first restaurant in New England. Checkers, a Tampa-based chain with more than 700 locations throughout the United States, will open a new location at 99 Gold Star Blvd., according to a press release from the real estate firm Kelleher & Sadowsky Associates. The Worcester restaurant will replace Honey Dew Donuts, which closed in March. The Worcester Checkers will be run by Mouhamad Saleem and Kelly Moughal, who own and operate other Checkers locations in New York and Subway and Little Caesars locations in Worcester, according to the press release. Brokers Mark Johns and Thomas Bodden completed the transaction for the new lease on behalf of the building's landlord, according to the firm's press release. The brokers do not know when the restaurant will open, a spokesperson for the firm told MassLive on Monday. Checkers and Rally's did not immediately respond to MassLive's request for comment on Monday. Checkers, along with its sister restaurant Rally's, has no locations in Massachusetts or New England, according to the company's website. The closest state with a Checkers or Rally's is New York, with 32 restaurants. There are a total of 751 Checkers and Rally's restaurants in the country, per its website. Menu items served at both restaurants include burgers, french fries, hot dogs, chicken tenders, chicken sandwiches, fried fish sandwiches, slushies and milkshakes. Government funding promised for prefab home builders, but this Muskoka business is planning to expand on its own terms
This Muskoka-based company is building homes fast — and is working toward expansion. 'We shorten build times dramatically,' said Rick Zytaruk, CFO and operations manager of Tooketree Passive Home. 'This is the future of homebuilding.' While new federal initiatives — including $25 billion in loans and $1 billion in equity funding to support makers of factory-built homes — aim to revive prefab construction on a large scale, Zytaruk said Tooketree is still waiting for the details to become clear. At Tooketree's Baysville factory, workers manufacture wall, roof and floor panels, with those prefabricated parts then deliver on-site to construct homes, shops and other buildings. According to the company's website , this method saves time, reduces waste and improves construction quality. Tooketree also has a large interest in environmentally sustainable builds . They design and panelize buildings that reduce lifetime greenhouse gas emissions, avoid petroleum-based materials and cut long-term emissions. They've been awarded with the Innovation in Industry Award at the Ontario Embodied Carbon Awards, and further industry recognition by Foresight Canada , a cleantech accelerator that launches climate solutions across Canada. The father-daughter duo behind Tooketree Passive Homes: The federal government has pledged billions to jump-start Canada's prefab and modular housing industry. Along with the previously mentioned billions in loans and equity funding, it is offering simplified inspections and regulatory changes designed to cut construction time by up to 50 per cent and costs by up to 20 per cent compared to traditional building methods. But Zytaruk remains cautious. 'It looks attractive to me, though it is light on details,' he said. 'The federal and provincial governments are talking about prefab and helping folks like me — but I haven't seen anything yet … It would be good if they would come out with those programs and start the money flowing.' Provincially, Ontario's 2025 budget commits $50 million over five years through Invest Ontario to grow the modular housing industry, including upgrades to equipment and technology. 'While we're talking about this now, it's certainly not a new concept,' said Parry Sound—Muskoka MP Scott Aitchison, who is the shadow minister for housing. 'In the postwar boom that Canada and the United States experienced, we built homes super fast.' Victory Homes, also known as wartime housing , were a large part of Canada's first major federal residential development effort in the 1940s. Built to meet housing needs for defence workers and returning veterans, these prefabricated homes used mass-produced components like walls and roofs. Over 30,000 Victory Homes were constructed nationwide under the Wartime Housing Corporation, which became CMHC in 1947. 'A lot of those homes were built in factories and put up very quickly,' Aitchison said. 'So it's not a new idea, but it's an idea, certainly, whose time has arrived again … It's a model that's designed generally for mass construction. That's one of the reasons why it's important that this technology and this approach comes back.' Aitchison also said a focus on prefabricated homes could benefit Muskoka, which he said has a shortage of skilled tradespeople and labourers needed for traditional construction. 'I think there is definitely a market in rural communities, smaller rural communities like ours, where you can put up a panelized home or a prefabricated home a lot faster without the need for quite so many hands on deck on the site at the time,' he said. First up, Zytaruk said he needs to buy the building they're operating out of. They haven't locked it down yet, but once they do, they'll be able to ramp up production. 'We have a limited capacity partly because of this building, the way it's built,' Zytaruk said. 'If we could expand the building and make the back section more usable year round, we could probably triple or more the capacity of the factory.' The next goal, he said, is to secure a mix of funds — loans, grants or both — to renovate the shop, expand capacity, hire more staff, increase production, build more homes and 'do more good.' He also has his eyes on government promises, though he said growth is inevitable whether they have government support or not. Bitcoin's rally means all of Strategy's purchases are profitable
(Bloomberg) — The mini rally in Bitcoin (BTC-USD) over the past few trading sessions has made every purchase of the cryptocurrency by Michael Saylor's Strategy (MSTR) over the last four plus years profitable. The former MicroStrategy Inc. announced earlier Monday that it had acquired an additional 1,045 tokens for $110.2 million from June 2 to June 8, or for an average price of $105,426 each. Bitcoin was up about 1.7% to $108,022 as of 12:39 p.m. in New York, and has climbed around 7.5% since June 5. Strategy has made around 70 separate purchase announcements since Saylor began to invest cash from the enterprise software maker's balance sheet into Bitcoin in the middle of 2020. That includes 15 purchases of $1 billion or more of Bitcoin, according to data compiled by Bloomberg. As the price of Bitcoin fluctuated over the years, many of the purchases were periodically under water. Saylor, who co-founded the Tysons Corner, Virginia-based firm and and serves as executive chairman, later begin selling common shares as well as preferred stock and debt to fund additional purchases. Strategy owns 582,000 Bitcoin, valued at about $62.9 billion, The overall average price per token is $70,086. The latest purchases were made with $112 million in net proceeds from the sale of the company's Strike preferred stock (STRK) and Strife preferred stock (STRF), according to a filing with the US Securities and Exchange Commission. Last week, Strategy sold another class of securities, called Perpetual Stride Preferred Stock, (STRD). The firm estimated it will realize net proceeds of about $979.7 million from the offering. The top 26 purchase announcements based on the average cost of Bitcoin have all happened in the last 12 months, data compiled by Bloomberg shows. Strategy is the leading corporate holder of the digital currency. Saylor has pledged to raise $84 billion in equity and debt. The Strategy playbook has inspired many copycats looking to share the same success from purchasing and holding cryptocurrencies to boost their share prices. Companies such as Mara, Gamestop, Semler and Trump Media have all announced plans to use cash to buy the cryptocurrency, but none have been able to replicate the successes Saylor's company enjoys. Shares of Strategy rose about 3.4% to $387.30 on Monday, and are up over 3,000% since July 2020.
