Manipal Hospitals to acquire majority stake in Sahyadri Hospitals

India-based healthcare provider Manipal Hospitals has entered an agreement to purchase a majority stake in hospital chain Sahyadri Hospitals Group, with a deal valued at more than Rs60bn ($700m).
This acquisition marks an expansion for Manipal Hospitals, which annually serves more than seven million patients across India.
Manipal Education and Medical Group chairman Ranjan Pai said: 'This acquisition will strengthen our presence in western India, enabling us to extend world-class healthcare to more patients.'
Manipal Hospitals is supported by Singapore-based investment company Temasek and TPG Capital.
Last month, it was reported that Manipal Health Enterprises and Fortis Healthcare were in talks with international financial institutions to secure financing to support their acquisition of Sahyadri Hospitals.
Ontario Teachers' Pension Plan Board (Ontario Teachers'), which holds a 98.9% stake in Sahyadri, acquired the hospital chain in 2022. The company has overseen the hospital chain's growth through strategic initiatives.
Sahyadri now operates 11 hospitals with more than 1,400 beds in the Indian state of Maharashtra.
Sahyadri Hospitals managing director and CEO Abrarali Dalal said: 'When Ontario Teachers' invested, our intention was to create a formidable regional player with the infrastructure, medical equipment and clinical excellence to enable high-quality medical care in cities across the region.
'Backed by strong shareholder support, we've been able to invest over Rs9bn since 2022, leveraging our combined expertise to drive the transformation of Sahyadri. We've enjoyed a great partnership with the Ontario Teachers' team and are optimistic about the platform's continued positive impact on healthcare delivery.'
Ontario Teachers' private capital managing director Rahul Mukim said: 'Our partnership with Sahyadri over the past three years has been focused on unlocking long-term value – investing behind key specialities and medical technology, expanding reach across the state and building institutional processes to strengthen the platform."
The completion of this transaction is contingent upon regulatory approvals.
Ontario Teachers' has engaged a team of advisers, including Jefferies and Alvarez & Marsal for financial advice, Latham & Watkins and Trilegal for legal counsel, and EY for accounting, tax, and commercial expertise.

UOL-SingLand moves nearly 54% of units at UpperHouse at Orchard Boulevard on launch day at $3,350 psf

UOL-SingLand sold 162 units at Upperhouse at Orchard Boulevard on the first day of launch (Photo: UOL Group/Singapore Land Group) After two weekends of private previews, three new projects launched on July 19 — two of which are in the Core Central Region (CCR): UpperHouse at Orchard Boulevard and the 348-unit The Robertson Opus. The third is the executive condo, the 600-unit Otto Place in Tengah. The 301-unit UpperHouse, jointly developed by UOL Group and Singapore Land Group, saw 162 units (53.8%) sold before 6pm on launch day. The average price achieved was $3,350 psf. There was interest across all unit types, which range from one-bedroom plus study to four-bedroom suites. The most popular were the two-bedroom premium plus study units, with 60 out of 67 sold at prices ranging from $2.338 million to $2.72 million, or $3,060 to $3,560 psf. According to Anson Lim, UOL Group's senior general manager of residential marketing, the Bespoke Collection — comprising 31 four-bedroom suites with private lift and private carpark — also saw a healthy 30% take-up. A high-floor unit in this collection sold for $7.66 million, or $3,724 psf. Almost all buyers were Singaporeans or Permanent Residents, with a mix of owner-occupiers and long-term investors, Lim adds. 'Many were drawn to the Orchard Boulevard address, direct MRT access, efficient layouts and the attractive quantum for a development in this location,' he notes. UpperHouse sits at the corner of Orchard Boulevard and Grange Road, right in front of the Orchard Boulevard MRT Station (Source: EdgeProp Landlens) "The take-up rate at the private preview of UpperHouse at Orchard Boulevard is the strongest for a CCR new project, since Watten House sold 57% of its 180 units when it was launched in November 2023," says Kelvin Fong, CEO of PropNex. UpperHouse is located at the junction of Orchard Boulevard and Grange Road in prime District 10, directly in front of the Orchard Boulevard MRT Station on the Thomson-East Coast Line. It is also within 1km of River Valley Primary School. Read also: Project Spotlight: Ardmore Park tops the resale price chart UOL and SingLand submitted the top bid of $428.28 million ($1,616 psf per plot ratio) for the 99-year leasehold site in a government land sale (GLS) tender that closed on 1 February 2024. According to Yvonne Tan, chief corporate and development officer at UOL Group, the price gap between the CCR and the Rest of Central Region (RCR) is currently at its narrowest. 'The price differential between freehold and leasehold high-end luxury products is also at its most attractive,' she observes. The gap between the median psf of new homes in the CCR and RCR has narrowed from a high of 56.5% in 2018 to a mere 1.9% in 1H2025, says Mark Yip, CEO of Huttons Asia. "There is potential for a strong upside once the gap between CCR and RCR home prices widens," he adds. The average per sq ft price done at UpperHouse at Orchard Boulevard is one of the most competitive prices for a new launch that is located near Orchard Road recently, says PropNex's Fong. He points to the average price for new freehold units sold at Park Nova across the road, which reached a high of $6,150 psf this year, while the resale price at Boulevard 88 averaged about $4,200 psf. Meanwhile, Cuscaden Reserve, which is also 99-year leasehold, fetched an average price of more than $3,100 psf for the resale units transacted in the first four months of 2025. 'UpperHouse is well-positioned to benefit from the upcoming master plan developments in the Paterson and Newton areas, as well as the revitalisation of Orchard Road,' says Marcus Chu, CEO of ERA Singapore. Despite recent adjustments to the Seller's Stamp Duty and multiple rounds of cooling measures, 'demand for high-end properties with strong fundamentals — such as location, tenure and developer reputation — remains resilient, as such buyers tend to take a long-term investment view,' Chu adds. It led some economists to revise their forecasts for the Singapore economy upward for 2025. "This may have bolstered confidence among homebuyers," reckons Huttons' Yip. "Furthermore, the 3-month SORA (Singapore Overnight Rate Average) has dipped below 2.0% in Jul 2025, lowering borrowing costs for buyers." Japan ruling party's election loss is in the price, investors say

By Vidya Ranganathan SINGAPORE (Reuters) -Japan's upper house election on Sunday dealt a big blow to the ruling coalition and sets markets up for possible policy paralysis and a bigger fiscal deficit, much of which is already priced in, analysts said. Exit polls after Sunday's election showed the ruling coalition led by Prime Minister Shigeru Ishiba is likely to lose control of the upper house, thus making it a minority in both chambers of the government. Japanese markets are closed on Monday for a holiday, so the yen may be where investors get their first inkling of any disruption from the election outcome. The Japanese currency has already weakened considerably this year on expectations of changes to taxes and a bigger fiscal deficit. The election result, while not entirely a shock to markets, also comes at a tricky time for a country trying to get a tariff deal with U.S. President Donald Trump before an Aug. 1 deadline. Japanese government bonds (JGBs) plunged last week, sending yields on 30-year debt to an all-time high, while the yen slid to multi-month lows against the U.S. dollar and the euro. "I will not chase the coalition loss trades, and I suspect participants will spend some time analyzing the implications of the loss, which could take time to materialize, and also refocus attention to the trade negotiations which is another major macro risk for Japan," said Rong Ren Goh, a portfolio manager in the fixed income team at Eastspring Investments. Investors expect it will be a while before it becomes clear whether the ruling coalition intends to continue as a minority government, or draw in a new partner. Among the most likely candidates is the Democratic Party for the People (DPP), which has urged the Bank of Japan to reverse course and again loosen monetary policy. Investors are bracing for the LDP to compromise heavily to accommodate opposition parties' desire for tax cuts. Ishiba's fate also remains an unknown, although he said on Sunday he intends to stay in his position. Within the LDP, a leading candidate to replace Ishiba, should he step down, is Abenomics proponent Sanae Takaichi, who has advocated for a resumption of monetary easing by the BOJ. All three leading opposition parties back some form of consumption tax cuts, with the populist, right-wing Sanseito proposing a phase-out of VAT altogether. Those cuts would have to be paid for with increased Japanese government bond issuance. With debt about 2-1/2 times GDP, Japan is already the world's most indebted major country. "Preliminary tallies indicate that the Liberal Democratic Party–Komeito coalition will retain office only as a minority government," Shoki Omori, chief desk strategist at Mizuho Securities in Japan, said in a note. Omori also does not expect the LDP to force a leadership change, particularly while trade talks with the U.S. government are ongoing. "Against that political backdrop, prospects for an aggressive fiscal stimulus are limited....A meaningful supplementary budget, if one emerges, would not be debated until the autumn Diet session at the earliest," he wrote. If Ishiba resigns, the political uncertainty could be a trigger for foreign investors to sell Japanese shares and the yen, analysts said. Barclays analysts estimate a five percentage point cut to Japan's sales tax, currently at 10%, would lead to a 15-20 basis point increase in the 30-year yield. Japanese government 30-year yields are up 80 basis points (bps) this year and the yield curve is at its steepest in years, with the spread between 10-year and 30-year bonds above 150 bps. The yen has had a volatile first half of 2025 in a range of 140-160 per dollar. It rallied hard after the Bank of Japan's rate rise in January stoked expectations for a faster pace of monetary tightening, but has dithered since late April on political uncertainty, fractious tariff negotiations with the Donald Trump administration and the BOJ's dovishness. Long speculative positions in the yen are however still very large, making it likely that the currency will fall rapidly if Japan calls for a snap election or fiscal policy is loosened. The Nikkei 225 benchmark, by contrast, is up more than 11% since April 2, when Trump unveiled his global tariffs.
