Memorial Day is here, and with it, the start of the summer season in the Hamptons—New York's unofficial summer getaway. For those who plan to make the trek down the 27-A state highway this summer, here are the new restaurants, hotels, and shops you'll see along the way. An iconic East Hampton mainstay, for example, is getting a new life courtesy of the hoteliers behind The Colony in Palm Beach, whereas in Sagaponack, a general store is making a splashy re-introduction.
Below, a roundup of what's new in the Hamptons in summer 2025.
Hotels
Arguably the most exciting news from out East? The Hedges Inn—the beloved hotel housed in a 19th-century colonial home on the cusp of East Hampton Town—has found new stewards in Andrew and Sarah Wetenhall. The owners of The Colony Hotel in Palm Beach will breathe new energy into the property, with minor renovations occurring this summer and a more extensive update to debut in 2026. 'Our goal is to create a warm and welcoming environment where guests can immerse themselves in the quintessential East Hampton experience—where tradition meets luxury, and community and connection thrive,' Sarah Wetenhall said in a statement.
In the remote stretch of 27-A that passes through Wainscott you'll find The Sagaponack, a new hotel that overhauled the former property that once stood on the grounds. Lodging options include guest rooms in the main inn or bungalows, complete with a cocktail bar for guests to make their own summer aperitifs. The Sagaponack has a pool—but the beach is only a short beach cruiser ride away.

Inside The Hedges Inn will be Swifty's, the Upper East Side restaurant that served a dedicated and well-heeled group of uptown New Yorkers until it closed in 2016. (Its owner, Robert Caravaggi, was also maître d' of the beloved Mortimer's.) Open for breakfast, lunch, and dinner, Swifty's will serve everything from Jumbo Lump Maryland crab cakes, chilled lobster salad, and meatloaf, many dishes made with ingredients from local farms.
New York's critically acclaimed pizza joint goes rustic with Camp Rubirosa, a seasonal pop-up at 31 Race Lane in East Hampton that'll see their signature thin-crust tie-dye pizza and house-made pastas served in a summer camp-inspired setting—complete with, yes, tents.
The French-Indonesian restaurant by Cédric and Ochi Vongerichten will set up their kitchen at E.H.P in East Hampton, where they will serve everything from crab fried rice, lobster noodles, and black sea bass on a deck that overlooks Three Mile Highway. It's just the latest high-profile outpost for Wayan, which also recently opened in Aspen.
The world's most famous dinner-to-party restaurant—which also has locations in St. Barths, St. Tropez, and Courchevel—will open in the Montauk Marina this summer. While an exact date hasn't been confirmed, hopefully Champagne bottles will be popping by the Fourth of July.

You likely don't need us to tell you about the re-opening of the Sagaponack General Store, which has been covered by national outlets like Air Mail to The New York Times as well as local paper The East Hampton Star. ('The Sweet Smell of Nostalgia at Sagaponack General,' read the headline in the latter.) The new owner, Mindy Gray, has completely renovated the store without sacrificing its nostalgic charm: there's a wall of penny candy and rotisserie chickens, as well as shelves made from salvaged wood that came from the original store.
The Swedish candy shop will open just off Main Street in Sag Harbor, surely delighting kids—and parents—of all ages with their sour gummy candies and marshmallows.

President Donald Trump is calling for an ease of regulations for commercial spaceflight and streamlining licensing for rocket launches and reentries. The move highly favors companies like SpaceX but could have negative repercussions on environmental habitats surrounding launchpads. On Wednesday, August 13, Trump signed an executive order intended to bolster the spaceflight industry and increase the overall commercial launch cadence. In it, Trump calls on Transportation Secretary Sean Duffy, who is also currently serving as the acting administrator for NASA, to 'eliminate or expedite…environmental reviews for, and other obstacles to the granting of, launch and reentry licenses and permits.' The order also directs Duffy to 'reevaluate, amend, or rescind' safety requirements and conditions for launch and reentry licenses that were written during Trump's first term as president in 2020. 'By slashing red tape tying up spaceport construction, streamlining launch licenses so they can occur at scale, and creating high-level space positions in government, we can unleash the next wave of innovation,' Duffy said in a statement. 'I look forward to leveraging my dual role at DOT and NASA to make this dream a reality.' The Federal Aviation Administration (FAA) is responsible for granting licenses for space launches and reentries while ensuring public safety and protection of property. For years, SpaceX CEO and founder Elon Musk has expressed dismay over regulatory bodies such as the FAA, complaining that bureaucratic red tape is holding his rocket company back. 'Starships need to fly. The more we fly safely, the faster we learn; the faster we learn, the sooner we realize full and rapid rocket reuse,' SpaceX wrote in a blog last year while awaiting a launch license for Starship's fifth test flight. 'Unfortunately, we continue to be stuck in a reality where it takes longer to do the government paperwork to license a rocket launch than it does to design and build the actual hardware.' On the other hand, local environmental groups in Boca Chica, Texas, the site of SpaceX's Starbase launch facility, have criticized the FAA for regulatory oversight. Starship's inaugural liftoff in April 2023 sent chunks of concrete and metal thousands of feet away from the launchpad, prompting a review of environmental impacts and potential threats to endangered species in the Boca Chica region. Shortly after, conservation groups filed a lawsuit against the FAA for its approval of SpaceX's expanded launch operations in Boca Chica, Texas, without adequate environmental review. The lawsuit claims that the FAA didn't require an in-depth environmental impact statement before approving SpaceX's Starship plans. FAA officials claim that the new order will serve the space economy. 'The FAA strongly supports President Trump's Executive Order to make sure the U.S. leads the growing space economy and continues to lead the world in space transportation and innovation,' FAA Administrator Bryan Bedford said in a statement. 'This order safely removes regulatory barriers so that U.S. companies can dominate commercial space activities.' Environmental experts, on the other hand, disagree. 'This reckless order puts people and wildlife at risk from private companies launching giant rockets that often explode and wreak devastation on surrounding areas,' Jared Margolis, senior attorney for the Center for Biological Diversity, wrote in a statement. 'Bending the knee to powerful corporations by allowing federal agencies to ignore bedrock environmental laws is incredibly dangerous and puts all of us in harm's way.'

Target Stock Gathering Attention Ahead Of Earnings

Retail giant Target Corp (TGT) is in the news today, after reports that the company will end its shop-in-shop partnership with Ulta Beauty (ULTA) in 2026. TGT is falling in response, last seen down 1.5% to trade at $103.83, though recent support at the $100 level remains below. Plus, the shares are still trading within a steadily ascending channel. Since the start of the year, the stock is down 23.3%, and are in dire need of a post-earnings pop to break out of the consolidation. Target will report second-quarter earnings before the market opens on Wednesday, August 20. The stock has finished its last three consecutive post-earnings sessions lower, including a 21.4% drop in November. This time around, earnings and revenue are both expected to decline year-over-year, and the options pits are pricing in a stock move of 10.9%, regardless of direction. Yesterday, Target stock was downgraded to "underperform" from "neutral" at Edgewater Research, while Truist raised its price target to $17 but maintained its "hold" rating. Quite a few of the brokerages in coverage are of a similar stance, with 19 carrying a "hold" rating, 12 a "buy," and three a "strong sell." Meanwhile, the 12-month consensus price target of $105.68 sits at a slim 1.8% premium to current levels. In other words, the equity is ripe for overdue downgrades and/or price-target cuts. Though calls are still winning out on an absolute basis, puts have been more popular than usual in the options pits. TGT's 50-day put/call volume ratio of 0.94 at the International Securities Exchange (ISE), Cboe Options Exchange (CBOE), and NASDAQ OMX PHLX (PHLX) ranks higher than 90% of readings from the past year.
