Hilton's Luxury and Lifestyle Brands Open Their 1,000th Hotel
The DJIA ended Friday up 54 points, while Nasdaq was down 62, the S&P 500 was flat, and the 10-year treasury yield was down .01 to around 4.42%. Lodging stocks were mixed. With NYU and NAREIT this week, we have a lot of updates on outlooks for 2025 from consultants and analysts. Baird said May has been tracking better than expected/feared, especially compared to guidance that was provided just a month ago when tariff, economic, and capital markets uncertainties were higher. They expect management teams to have an upbeat tone this week, but Baird warned that the top-line outlook remains sluggish and expense headwinds are still pressuring profitability and cash flow growth. They did modestly increase earnings estimates for their coverage. On the investment side, they continue to prioritize balance sheet strength, capital allocation flexibility, and free cash flow. Morgan Stanley said they still see RevPAR in the U.S. hovering in the 0%-2% range with weaker trends in the midscale/economy space given higher supply growth and deterioration in leisure. MS acknowledged that forward indicators remain weak and would forebode a further deterioration in business travel demand if sustained. They said they were surprised by the general resilience in the hotel pipeline sequentially in 1Q but noted that openings have lagged the historical relationship to the pipeline. Lodging Analytics Research & Consulting said they now expect U.S. RevPAR to rise by 1.3% to $101.56 this year, driven by ADR growth of 2.1% to $162.36. They expect occupancy to decline by 0.8% to 62.5%. LARC is forecasting U.S. hotel EBITDA to decline by 2.3% with over 100 basis points of margin erosion, and hotel values to drop by 1%. Over the next five years, they expect hotel values to rise by 5%. With recent openings in Paris, Cape Town, Dallas, Osaka, Costa Rica, Jordan, and more, Hilton's luxury and lifestyle brands have opened their 1,000th hotel globally. This milestone follows a record year of growth for Hilton, punctuated by strategic partnerships, acquisitions, and nearly 100,000 rooms added to Hilton's portfolio. In 2025, Hilton expects to add more than 150 luxury and lifestyle hotels around the world. Upcoming openings include the Waldorf Astoria New York, Waldorf Astoria Rabat-Sale, Conrad Athens The Ilisian, and Conrad Hamburg, the first LXR Hotels & Resorts in India, and the debut of Curio Collection in Thailand, paving the way for the brand's 200th hotel milestone later this year. CapStar Advisors announced the completion of two transactions. The firm recently acted as a representative of Springboard Hospitality in its merger with Hotel Equities and completed a strategic growth plan for Brightwild, a vacation rental company. Starwood Capital Group refinanced the 418-room Westin San Francisco Airport and 298-room Aloft San Francisco Airport with a $92.2 million loan, which has a two-year initial term and three one-year extension options. The financing is part of a CRE CLO transaction. Starwood contributed an additional $12.7 million of equity to repay an existing $97.1 million loan and fund capex reserves; the loan is structured with a $10.2 million future funding commitment, and Starwood is planning $16 million of renovations by YE28. Hilton announced the signing of Elephant Tree Resort and Villas Tobago, Tapestry Collection by Hilton. Expected to open in 2028, the development marks the arrival of the Tapestry Collection by Hilton brand in Tobago. Personnel News Rosewood Hotel Group announced the appointment of two new corporate executives. Anthony Ingham, the Group's new Chief Operating Officer, will begin his term on September 1, 2025. Anthony will be instrumental in shaping the Group's operations and strategy to achieve its vision. Spanish hotel chain Barcelo is negotiating the purchase of the four-star hotel Evergreen Laurel in Paris for around EUR 70 million. The iPhone Hack I Haven't Been Able to Sleep Without in 5 Years
When asked about my hobbies, I always joke that one of my favorite pastimes is sleeping. But I'm not really joking. As someone who dealt with insomnia as a teenager and often has trouble falling asleep as an adult, I've spent most of my life focusing on how to get better sleep. Fortunately, my personal interest in sleep perfectly aligns with my work as a wellness writer. While technology has made health advice easy to find, it can be hard to trust. That hurts people without access to high-quality care and unbiased information, so it's my job to provide readers with trusted, tested and expert-backed advice for making more informed decisions about their health. I'm always on the lookout for new tips and tricks that are accessible and affordable and can make life easier for those on their wellness journey. When I recently considered what has made the most significant difference in my sleep quality, the first trick that came to mind was an iPhone hack I've been using for the past five years. I've reached the point where I can't sleep without it -- so I'm glad it's built into my iPhone and not a sleep device I have to buy separately. iPhone Background Sounds You can use the iPhone's Background Sounds feature to play ambient soundscapes when you want to rest or focus. These include ocean (my favorite), rain, stream, night, fire, balanced noise, bright noise and dark noise. It's basically a built-in white noise machine. You can enable Background Sounds to play all the time, even when other media is playing, and adjust the volume accordingly. You can also set up a feature that lets you easily turn it off by locking your iPhone. I've never tried this, though, as I only turn on Background Sounds at night for sleep. Background Sounds is the icon with the three music notes on the bottom right. Anna Gragert/CNET How to turn on Background Sounds To add Background Sounds to your iPhone's Control Center for easy access, make sure you have iOS 15 or later. You can also add it to iPadOS 15 or later. Swipe down from your screen's top-right corner. Tap the "+" symbol at the top left and then "Add a Control" at the bottom. Scroll down to the Hearing Accessibility section and click "Background Sounds." You can also search for it in the bar at the top. Click "Add a Control" to add another feature to the Control Center. To access the sounds, simply hold down the Background Sounds icon with three music notes, select your sound and adjust the volume. The ocean sound is my longtime go-to, as I like its steady volume and repetitious waves. You can pick from sounds like dark noise, night and rain. Here, you can enable the sound to play all the time or when other media is playing on your iPhone. You can also have it so that Background Sounds turns off when your phone is locked. You can have your Background Sounds play all the time, even when watching or listening to other media. Anna Gragert/CNET Problems with Background Sounds While I love Background Sounds and have been using it every night for the last five years, I've noticed one issue. I used to have it set so that when my phone was in Sleep mode, only certain people were allowed to call me in case of an emergency. However, this feature didn't work. Even when I'd get a scam call in the middle of the night, my soundscape would stop playing and wake me up. Then, I'd have to wait for the caller to leave a voicemail or hang up before I could turn the soundscape back on, making it difficult to fall back asleep. I went through a stretch where scam calls disrupted my sleep almost every night. So, I set my iPhone to silence all calls during Sleep mode and told my emergency contacts to reach out to my partner instead -- he's up earlier anyway, so it works out. When Background Sounds comes in handy I use Background Sounds every night to drown out outside noises, but it has especially come in handy when I'm traveling and can't control the sounds around me as much. I've used the feature in every single hotel and friend's house I've stayed at in the past few years to drown out noisy neighbors, loud music, dogs barking, cars driving by, birds chirping and even a particularly buzzy streetlamp. I imagine it would also be great on a plane, train or boat (a full-on sensory experience for the Ocean sounds). The best part is that it's all right on my phone, which means I don't have to purchase a white noise machine or rely on a hotel or host to have one. It's essentially like having a mini white noise machine in your pocket at all times -- because who knows when or where you'll want to transport yourself to a cozy fireside or babbling brook to catch some extra Zs?

The summer's biggest trend is a tariff-proof indulgence
The color of the summer is here, and it started with a chocolate bar. Pistachio (both the food and the color) is all the rage right now. The nut entered the limelight over the past several months after various food creators on TikTok popularized 'Dubai chocolate,' an indulgent chocolate bar filled with pistachio cream, tahini, and shredded phyllo dough. This spring, Dubai chocolate officially made its way into the mainstream, appearing as a cookie at Crumbl, a shake at Shake Shack, a chocolate bar at Trader Joe's, a donut at Krispy Kreme, and a returning latte flavor at Dunkin'. Demand for Dubai chocolate has spiked so high that pistachio producers in Iran exported 40% more nuts to the United Arab Emirates in the six months leading to March 2025 than they did in the entire 12 months before. Some stores have had to limit sales of the bars due to disruptions of the global pistachio supply chain. But it turns out that for customers in the U.S., there's a bonus to the trend besides an influx of tasty treats: The nut is relatively shielded from potential tariffs. Come what may, chances are that it's about to be a very nutty—and very green—summer. America dominates the pistachio market The U.S. is the top producer of pistachios globally, accounting for about 75% of the world's supply, according to Zachary Fraser, president and CEO of American Pistachio Growers (APG). The second-largest producer is Iran. The 2024-2025 U.S. pistachio crop harvest, Fraser says, was 1.1 billion pounds in-shell—'the third-largest harvest in the history of the industry.' So far, Fraser reports, the Trump administration's tariffs have not had an immediate impact on the nut's production. 'The industry is closely monitoring tariffs as the situation evolves, and we are active in the conversations with government officials to stay on top of the changing dynamics,' Fraser says. 'Continuing to invest in market development and new countries to drive demand is part of that strategy.' From APG's perspective, there's been a marked rise in interest in pistachios over the past several months. 'Recognizing the trending Dubai chocolate bar, it's been exciting to see the popularity of pistachios grow across many other food and beverage products,' Fraser says. 'We're seeing pistachios incorporated across baked goods, spreads, snacks, ice cream and more.' Pistachio goes beyond the bar Pistachios aren't staying confined to sweet treats, either. As the nut's flavor profile has risen into stardom, so, too, has its signature sage-green hue. In the past two months or so, pistachio green has exploded from the chocolate wrapper to fashion runways, mood boards, and even interior design. In March, Homes & Gardens called the hue designers' 'go-to color for spring and summer 2025.' In May, Harper's Bazaar noted that the 'gastronomic shade' defined recent fashion shows by Miu Miu, Prada, Alexander McQueen, Gucci, and others. The average American is also becoming enamored with the color. According to Pinterest global data from January to March 2025, searches for 'pistachio chocolate bar' surged 1,989%, while searches for 'pistachio outfit ideas' jumped 361% and those for 'pistachio green weddings' were up 285%.
