PETALING JAYA: Binastra Corp Bhd 's appetite to venture beyond its bread and butter residential property projects may pave way for other types of projects moving forward, says RHB Research.
This is evident from the group's data centre (DC) projects as well as recent awards related to sewage treatment plants.
Citing Binastra's fourth DC job in Cyberjaya, RHB Research stated: 'Timeline-wise, the DC job for MYT DC3 Sdn Bhd is expected to be completed in sections between June and December 2025.'
The Cyberjaya project, which is worth RM250mil with a capacity of about 10.5MW, was awarded in February 2025.
'Based on our observation, the progress is currently 25% to 30% and is considered quite commendable as Binastra has managed to build around three floors (the DC is designed to have six floors) in a span of about four months,' it pointed out.
Binastra is deploying bubbledecks in the structure of the Cyberjaya DC, which reduces the usage of concrete in addition to quicker installation with less formwork required.
Binastra's plan to acquire a 40.8% interest in LF Lansen Sdn Bhd with a call option to increase the stake to 51% for a maximum price of RM45mil, would enable it to have better expertise, particularly in relation to thermal energy storage and distribution DC cooling equipment, and heating, ventilation and air conditioning.
'Based on our estimates, Binastra to date has secured about RM1.2bil worth of DC jobs which represent 18% of the company's RM4.6bil outstanding order book,' RHB Research said
The research house remained cognisant of external factors such as the potential artificial intelligence chip curbs imposed on Malaysia by the United States.
'Nevertheless, we take comfort that potential offtakers for the DCs in Bukit Jalil awarded to Binastra are likely corporations based in Asia,' it added.
Exsim Development has secured an offtaker (set to be the anchor tenant) – a Japanese Fortune 500 company for extension of the phase one of Exsim's Bukit Jalil DC, while it continues to receive strong interest from a large East Asian enterprise and a major local corporate.

The research house advised traders to maintain long positions, first initiated at US$3,402.40, with a stop-loss at US$3,150. Despite the local pullback, analysts expect sentiment to remain positive as global technical indicators suggest further upside for gold in the near term.

Under the deal announced in July, Japanese imports will be subject to a 15 percent "reciprocal" tariff, down from a threatened 25 percent. These will take effect, like for a raft of other countries, from Thursday (Aug 7). In return the White House said Tokyo will lift "restrictions" on American cars shipped to Japan, including accepting US vehicle safety standards. "They're taking our cars," Trump told CNBC in a phone interview on Tuesday (Aug 5). "They're taking the very beautiful Ford F-150, which does very well. And I'm sure we'll do very well there, and other things that do very well here will also do well there." Japanese firms sell millions of cars in the United States every year, but American vehicles are rare in Japan. Ford exited the market almost a decade ago. American cars are often too big for local roads -- the F-150 is 2.4 metres (96 inches) wide with mirrors -- and usually the steering wheel is on the wrong side. Tokyo and Washington, meanwhile, appear at odds over key details of the trade agreement, in particular when the announced lowering of levies on imports of Japanese cars will take place. They now stand at 27.5 percent -- a pre-existing 2.5 percent plus another 25 percent added by Trump -- and are meant to fall to 15 percent. Also unclear is whether other levies on Japan will be capped at 15 percent, or if this would come on top of existing ones. A US executive order released last week indicated that the 15 percent upper limit will be applied only to the European Union, and not for Japan. Japan's tariffs envoy Ryosei Akazawa left on Tuesday for his ninth visit to Washington. "One purpose of my visit is to prompt the issuance of the president's executive order regarding tariffs on autos and auto parts as early as possible," Akazawa said before leaving. "I have confirmed with the United States that there are no discrepancies (regarding the reciprocal tariff rates), but keeping in mind the new duties will be implemented on Thursday, I would like to provide a reminder for a thorough response beforehand," local media quoted him as saying. Further confusion comes from Trump's assertion that Japan will invest $550 billion into the United States, which will retain 90 percent of the profits. "That's like a signing bonus that a baseball player would get," Trump told CNBC. "That's our money. It's our money to invest as we like."
