Dholera special investment region sees 10 times rise in land prices in 10 years, say developers

(PTI) Dholera Special Investment Region in Gujarat, a planned smart city under the Delhi-Mumbai Industrial Corridor, has seen around 10 times appreciation in land prices in the past decade on increased interest from investors, say developers.
As per available industry data, prices per square yard across various Town Planning (TP) Schemes in the Dholera region have increased to a high of ₹7,000 to ₹10,000, Lalit Parihar, the founder and Managing Director of Dholera-based developer Aaiji Group, said.
Prices vary from ₹3,000 to ₹7,000 per square yard for other TP schemes, showing 10 times growth in the past 10 years, Parihar said.

Major infrastructure projects like the international cargo airport and the Ahmedabad-Dholera Expressway, both set to become operational in 2025, are poised to accelerate Dholera's development, another Dholera-based developer Ruturajsinh Chudasma, Partner, Infinity Infracon, said.
The 109-kilometer expressway is advancing swiftly, while projects like the Bhimnath-Dholera broad-gauge rail line and Vande Metro will further boost regional connectivity, the developers said.
'With infrastructure now visible on the ground, investor confidence is at an all-time high. The growth in land prices is a reflection of this shift. This data further reinforces Dholera's emergence as a high-potential real estate destination,' Parihar said.
Dholera ISR is rapidly emerging as a prime investment hub attracting investment from more than 100 companies, including Tata Electronics' ₹91,000 crore semiconductor project.

Alongside the statement, the panel shared an interview with US Treasury Secretary Scott Bessent, who said if tariffs on India failed to curb Russia, more secondary tariffs could follow. 'We've put secondary tariffs on the Indians for buying Russian oil. And I could see if things don't go well, then sanctions or secondary tariffs could go up,' Bessent said. He added that Trump would make it clear to Putin that 'all options are on the table.' 'I'm not going to get ahead of the president, but the president is the best at creating leverage for himself, and he will make it clear to President Putin that all options are on the table,' Bessent said. Describing sanctions as fluid and adjustable, Bessent added, 'Sanctions can go up. They can be loosened. They can have a definitive life. They can go on indefinitely. You know, there's this Russian shadow fleet of ships around the world that I think we could crack down on.' Bessent said European leaders were reluctant to back US calls for secondary sanctions, saying that at a G7 meeting, they avoided committing to steep tariffs on China. 'The Europeans need to join us in these sanctions. The Europeans need to be willing to put on these secondary sanctions. I was at the G7 meeting in Canada with President Trump and the Europeans kept talking about Senator Graham's bill to do the secondary tariffs,' said Bessent. 'And I looked at all the leaders around the table, and I said, is everyone at this table willing to put a 200 per cent secondary tariff on China? And you know what? Everybody wanted to see what kind of shoes they were wearing,' he added.

MUMBAI: CareEdge Ratings is positioning itself as a global player in sovereign and cross-border corporate ratings through its Gift City-based subsidiary, CareEdge Global IFSC, and is engaging with global debt issuers and institutional investors like sovereign wealth funds. The agency has rated 39 sovereigns and about $3 billion of debt, largely for Indian companies raising money overseas. "A country poised to become the world's third-largest economy should have its own global audit and rating firms," Pandya added. Domestically, the surge in bond issuance following the cut in interest rates has improved prospects for the agency. "The bond market in Q1 has grown significantly. "We had a 66% jump from Q1 last year to Q1 this year in terms of the value of debt raised in the bond market," said Revati Kasture, executive director CareEdge and CEO CareEdge Global. According to Kasture, IFSC, the international arm is already the fifth largest by coverage and aims to challenge conventional methodologies. "When we studied the methodologies of global rating agencies, we found areas that could be improved. "These older frameworks sometimes fail to capture today's geopolitical realities," she said. "For example, our model was able to flag Greece's vulnerabilities three years before its default." Of the 39 sovereign ratings, 50% differ from large global agencies, and in 12 cases others have moved closer to CareEdge's view. "France was one such case. We rated it AA- with a negative outlook, and all three agencies have since moved down to that level," Kasture said. The firm also provides technical assistance.

There was good news for India on the economic front on the eve of its 79th Independence Day. The US-based S&P Global Ratings on Thursday upgraded India's sovereign rating to 'BBB' with a stable outlook from a junk investment grade of 'BBB'. This upward revision has come after nearly two decades with the last one being in January 2007. This time around, S&P cited robust economic growth, political zeal for fiscal consolidation and effective monetary policy framework for taming inflation as the key reasons for its positive take on India and its economy. For the uninitiated, BBB is an investment grade rating that indicates improved credit metrics of a country to effectively meet its debt obligations. This higher rating means the Indian companies can raise funds and loans from the international market at a lower cost; so will the government. Ironically, the rating upgrade has come from a US-based agency at a time when India is staring at an uncertain path when it comes to its growing trade with the US. For some inexplicable reasons, the maverick US President Donald Trump slapped 25 per cent import duties on Indian goods from August 7 before doubling it to 50 per cent, which will come into effect on August 27. Warning of more tariffs, Trump called India a 'dead economy'. But the S&P's latest take proves that Trump's harsh comments are far from the truth, vis-à-vis the Indian economy, which is among the world's best performing economies. 'The quality of government spending has improved in the past five to six years,' the rating agency stated. It added that the US tariffs will not have a material impact on the economy as the country's growth story is largely driven by domestic consumption. Quite expectedly, the Union Finance Ministry welcomed the much-awaited rating upgrade, and said economic policies pursued by the Narendra Modi government helped India get the higher rating. Experts opine that India would continue its growth momentum in the coming years. The Indian government has been trying for its sovereign rating revision for quite some time. Vexed with the attitude of US-based rating agencies and their dominance globally, India and other members of BRICS bloc even contemplated floating their own credit rating agency. But that idea didn't fructify due to various reasons. But India needs to do a lot more on the structural reforms front to put its economy on a higher growth path and secure a much higher sovereign rating. Higher economic growth is essential for it to become the world's third largest economy in the next few years. Currently, India shares 'BBB' rating with Indonesia while Germany and Singapore top the list with AAA rating followed by US (AA+), UK and South Korea (AA), France (AA-), China (A+) and Malaysia (A-). When it comes to rating from other agencies, Moody's rated India at Baa3, while Fitch gave 'BBB'. Recently, DBRS, a Canada-based rating agency, upgraded India to 'BBB'. However, India must achieve a lot more on the economic front to move up on the rating scale. But for the time being, S&P's rating upgrade is a shot in the arm for the country, which can use it as a platform to enhance its global image and consolidate its economy amid global trade wars unleashed by the US President and geopolitical uncertainties in the wake of the long-lasting Russia-Ukraine war and rising conflicts in the Middle East
