WE all know that getting on the property ladder isn't an easy task.
It's led to an increase in people seeking alternative lifestyles, from converting vans to living in sheds, and now there's another option available.

Even tents can be turned into a luxury living space, and the Redberth Gardens holiday site has proven it.
Currently, there is a posh tent on sale at the camping site which costs an eye-watering £36,000.
And while the price may seem high for a tent, a closer look reveals why it costs so much.
The glamorous tent comes with a hot tub, outdoor cinema and an al fresco pizza oven.
The moonlight dome tent is located near the seaside resort of Tenby, Pembrokeshire, Wales, and takes glamping"to a completely different level."
The incredible tent is fully kitted out inside with a fully working kitchen and giant bathroom with a waterfall shower.
The tent has been decorated in a sleek and modern design, using natural wood and black finishes to add a touch of understated glam.
And outside is just as impressive, the tent features a patio equipped with a large hot tub to enjoy summer evenings.
There's also an outdoor kitchen with lots of storage space and a pizza oven for entertaining guests.
Sean Roper, of South Wales-based Paul Fosh Auctions, is selling the tent.

He said: "Accommodating a maximum of four guests, with one double bed and a sofa bed, the dome has a private shower room and a fully fitted kitchen.
"It's served by an enclosed external decking area with outdoor furniture and sunken seating area with projector screen and swing.
"There's also an ice barrel and a very useful al fresco pizza oven.
"This turnkey investment is being sold with all internal and external furniture and fittings, including a quite awesome sunken hot tub.
"It also has a gorgeous seating area with a fire pit and BBQ for guests to enjoy.
"The property is fully managed and what's more there are onward bookings.
"As an example of what can be achieved with bookings for the moonlight dome tent last year generated £51,426."
And when you don't have guests, you can also stay in the tent and turn it into the perfect tiny home.
Most campsites do not offer residential living so you will have to have a permanent address elsewhere and vacate the tent every few months or so (depending on that particular camp's regulations).
The tent is listed for sale at Paul Fosh Auctions from 12pm on May 20 to 5pm on May 22.
The rise of tiny homes

Younger people are remaining in the family home later in life to avoid paying high prices and to save for a deposit. With increasingly busy lives, staying within a larger family group makes sense, chores such as gardening and housework can be shared.
Garages are rarely used for their intended purpose as cars are far more reliable and less prone to rust and so are perfectly happy outside. On the other hand, the amount of property space per person has been shrinking – converting a garage can make great sense.

Usually easier than building from scratch but still a lot to do to turn a garage in to a habitable space.
You'll need to check if you need planning (more likely to be required if the garage is detached).
Building Regulations stipulate many things to make homes safe and secure. Consider

Roof height
Windows
How will you get plumbing, electrics and drainage connected
Insulation – it will be cold!
Fire safety
Damp proofing
Also consider if, by converting, you are adding or deducting value from the main home. Garages can add value in busy urban areas where parking is limited.

Travelling by train can often be more expensive than hopping on a short-haul flight, but a new company is hoping to change that. Nox, a Berlin-based startup, is working to create an alternative travel option in Europe, with plans for overnight sleeper trains that cost the same price as a plane ticket. They're hopeful the first route will launch in 2027, with a goal of connecting more than 100 European cities by 2035. Destinations will include Amsterdam, Copenhagen, Milan, Paris, Warsaw, Frankfurt and Brussels. And the best part? If successful, the overnight trains will have private rooms for passengers, with prices starting from £67 (€79) for a single room and £127 (€149) for a double. The plan is for the rooms to feature 2m long beds, as well as armchairs and tables at which people can work, eat, or relax, plus windows where you can enjoy the views outside as you travel. There will be three different types of room available – a single or double loft room and vista rooms. The loft rooms have upper beds which you have to climb a ladder to get to, while the vista rooms, the beds are low to the floor or at chest-height for easy access and can be converted into seats. According to Nox, their trains will differ from other sleeper trains as they 'focus on privacy, good sleep and affordable prices'. They continue: 'You will not need to share your room with strangers and can lock it from in and outside. On top, we aim to offer ticket prices as low as air fares.' The idea behind the private rooms was born from personal experience, as co-founder Thibault Constant has taken more than 400 night train trips. He's been sharing his journeys on social media as Simply Railway. His co-founder Janek Smalla brings experience from the operational side of things, having previously worked at Flix, leading the operational launch of FlixTrain. He also led the German ridesharing market for Bolt until 2024. Janek adds: 'Our room design allows us to fit more people into our trains than traditional operators can. This, paired with a strict focus on standardisation and operational excellence will allow us to offer affordable fares on over 35 European routes.' On X (formerly Twitter) people are already excited about the prospect of the new overnight trains, although some have branded Nox's plans as 'ambitious' and 'optimistic'. More Trending Mark Smith, who runs travel site said: 'Ambitious plans for all-private-room sleeper trains, first route to be launched in 2027. I like the look of those comparments, the demand is there, and these guys know their market: It'll be tough, but can they do it? We'll see!' Doug Smart was keen, saying: 'Shut up and take my money!' And Jakub Krupa commented: 'That's brilliant, particularly now that the OBB NightJet Brussels to Berlin remains suspended.' @JB500125 said they 'love it' in response to the Nox designs, while @trainficionado felt similarly, adding: 'I love it, though I have my doubts on feasibility. American luxury apparel and accessories brand Vince has opened a European flagship store on Marylebone High Street in London. The two-story, 2,300-square-foot flagship marks Vince's 44th store worldwide, and its second in London, joining its 1,400-square-foot boutique on Chelsea's Draycott Avenue, which opened its doors in 2019. The new location has been designed in line with the brand's newest store concept, which began rolling out across the US flagships in 2024, to showcase a wider selection of the brand's product offering. According to manufacturers, it "gives your four legged friends a fun way to cool off this summer". The Collapsible Pet Pool is currently available for just £6.99 from Aldi. It features heat sealed edges to prevent sharpness and is easily washable, making it ideal for all canines. The pool is available from the Aldi middle aisle until Thursday, 12 June. It has a capacity of 20 gallons, measuring 80 centimetres by 20 centimetres. The pool comes with accessories, including a repair kit, a PP water watcher tag, and a manual. It is available in three versions, a tropical pattern, a striped pattern, and an all-blue style. But your pets will have to take turns as the maximum capacity is just one pooch at a time. The animal experts at the USPCA broke down the importance of keeping your pets cool and comfortable during the summer. The clever way you can ensure your paddling pool is kept warm "Dogs can develop heat stroke quickly and can be fatal," they explained. "It is vital that owners ensure their dog has access to water and cool shaded areas to rest at all times. "It's also important you monitor your dog throughout the day to check changes in their behaviour." They recommended making use of paddling pools to ensure your pooch doesn't overheat. "Paddling pools aren't just for children. On a hot day your dog will appreciate a pool to dip his or her paws into," the pros said. More summer risks to dogs EXPERTS are warning pet owners to be vigilant when it comes to taking their dogs out this summer - especially when it comes to taking them to the beach. Dr Rebecca MacMillan says it is important that dog parents are well prepped to ensure a safe trip away with their dog. From consumption of salt water, to open holes, the Gloucestershire-based vet says there are hidden hazards to look out for. Angela Laws, who is head of community at British pet-sitting platform TrustHousesitters, also urges pet owners to 'prioritise safety' and to 'be aware of potential hazards.' Preventing injuries Large holes can be hidden amongst the sand, which can cause injury if your dog trips or falls into it. Dr Rebecca is warning pet owners, as if you are playing fetch with them, your dog might not be 'expecting a hole' as they are running, which can cause them to fall and injure themselves. Talking to the Femail, Dr Rebecca also wanted to be mindful of other beach-going pets if you and your dog choose to dig a hole and to fill it back up before heading off. Food for thought Although you would never dream of drinking the water from the sea, your pets may view it as a large bowl of water for them. However, seawater consumption is extremely dangerous for your dogs according to Dr Rebecca. Drinking saltwater can disrupt the 'balance of electrolyte in the body and cause dehydration,' according to Rebecca. This is also the case for sand as too much sand can cause a painful obstruction, 'which may require surgery.' Check the temperature Just like humans, pets can get heat stroke too. It is most likely to occur when the body's temperature rises above 36C and hits 40C. Dr Rebbeca suggests caution when the weather outside hits 25C, and especially if it's over 27C. She also warned pet owners to do their research on the type of breed of their dog, as some will be much more 'prone to heatstroke.' Dr Rebecca says these dogs include flat-faced dogs like pugs and bulldogs, and large breeds with thick coats. She urges dog parents to make sure their pet is well hydrated, try to keep them in the shade and remember to be aware of their paws burning on the ground. Digging dangers Dr Rebecca there could be anything from discarded BBQ's with hot coals, to broken glass or sharp objects. She said: 'If your pooch is prone to digging, make sure you're nearby in case of any unexpected finds.' "This is an effective way of cooling them down rapidly as dogs absorb and release heat through their paws. They advised using cool water but not freezing water, regardless of how hot the weather. "Some dogs may need a little more encouragement than others," the experts added. They also recommended ensuring your pup has cool, chilled water throughout the day. You can also make use of cooling mats, spray bottles, and cool towels to cool down your dogs.
