17 Aug 2025 18:10 MAYS IBRAHIM (ABU DHABI)Tenants in Abu Dhabi are increasingly opting to renew existing leases rather than relocate, according to JLL UAE Living Market Dynamics analysis for the second quarter of 2025. The report showed that rental contract renewals accounted for 65.7% of total rental contract registrations in Q2 2025, up from 61.6% a year earlier. 'This increase is in part being underpinned by tenants opting to maintain their current residences and avoid potential rental increases associated with relocation,' it stated. The consultancy said the trend reflects tenants' efforts to avoid higher costs linked to moving. Lease renewals increased by 16.6%, while new contracts decreased by 2.1% but overall residential lease volumes grew 9.4% year-on-year.'This highlights the robust rental demand in Abu Dhabi, underpinned by steady population growth,' the report said. Dubai's rental market recorded a similar trajectory, with renewals making up 63% of contracts. New agreements rose 14.3% compared to a year earlier, while renewals increased 9.9%, driving total registrations up by 11.5%.In Abu Dhabi, rental rates for apartments and villas increased by 13.9% and 4.7%, respectively, in the 12 months to June 2025, according to the report. It noted that tenant preferences have shifted toward newer developments with enhanced amenities and lifestyle features, diminishing interest in older ahead, JLL said rising appetite for branded residential projects is expected to fuel demand in Abu Dhabi, as developers bring more luxury names into the market. 'Investors benefit from these branded properties as they generally sell at higher price points than similar non-branded options, potentially yielding higher investment returns and maintaining their value more effectively,' the report said. In Dubai, rents showed signs of stabilising: apartment rents rose 7.2% and villas 5.3% annually, though quarterly data indicated a slowdown, including a 0.6% decline in villa rents. JLL noted that these adjustments point to healthier long-term growth, even as landlords may see yields soften in some prices also advanced in both cities. In Abu Dhabi, apartment values increased 14.4% and villas 11.1% year-on-year in Q2, while average transaction prices in key investment zones reached Dh15,182 per square metre for apartments and Dh17,845 for prices, though moderating from last year's pace, remained at record highs, with apartments up 13.3% and villas 16% Dhabi recorded a 9.1% rise in sales transactions, led by a 32.6% surge in the secondary market, while Dubai posted a 22.8% increase driven largely by off-plan sales. Supply pipelines also expanded, according to the report. Abu Dhabi added 3,400 units in Q2 and plans 10,400 more by year-end, while Dubai delivered 12,000 homes and expects an additional 22,000 in the second half of the year.

Cybercrime in India has seen a significant rise in the past five years as the citizens lost more than Rs22,845 crore to criminals in 2024, which is nearly 206% from the previous year, the Ministry of Home Affairs said on Tuesday (July 22). This steep increase calls for cybercrime and fraud awareness to stay safe in the online world. What is Cybercrime? A criminal activity that either targets or uses a computer, a computer network or a networked device is called cybercrime. Cybercriminals or hackers commit such crimes mostly to make money. Tips to save yourself from cybercrime The National Cyber Crime Reporting Portal has outlined cyber safe practices which may help in making our online experience productive. Password Protection The users are advised to use strong passwords with a mix of uppercase and lowercase letters, numbers and special characters. The passwords should be created with at least 12-16 characters. Also, it is said that people must avoid password reuse and create unique passwords for each account to prevent unauthorised access. The users can consider using a password manager to generate and store passwords securely. Operating System Kaspersky, a cybersecurity company, noted on its website that users should keep software and operating systems up to date, which will ensure that they benefit from the latest security patches to protect their computer. Two-Factor Authentication The users can also enable two-factor authentication to add an extra layer of security by requiring a second form of verification, such as a code sent to your phone or a biometric scan. Also prefer authentication apps over SMS-based 2FA for added security. Online World The users must be cautious with emails and links from unknown senders and verify the sender's identity before clicking on links or downloading attachments. Don't use public Wi-Fi for sensitive activities like online banking or shopping. The users can also use a virtual private network (VPN) to encrypt their internet traffic. Always ensure that websites have HTTPS and a padlock symbol in the address bar, which indicates that it is a secure connection. Data Backup and Monitoring The users are advised to back up important files and data to an external drive or cloud storage. Regularly check bank and credit card statements for unauthorised transactions and enable transaction alerts for unusual activities. Device Security Keep your operating system, apps and security software updated to patch vulnerabilities. Install reputable antivirus software and keep it updated. The users can also enable firewall protection to monitor and control incoming and outgoing network traffic. Cybercrime in India According to Bandi Sanjay Kumar, the Minister of State for Home Affairs, the National Cyber Crime Reporting Portal (NCRP) and Citizen Financial Cyber Fraud Reporting and Management System (CFCFRMS) stated that 36,37,288 incidents of financial fraud committed by cyber criminals were reported on NCRP and CFCFRMS in 2024 as compared to 24,42,978 such incidents in the previous year. The minister said that 10,29,026 cyber crimes were reported on NCRP in 2022, with a 127.44% increase over the previous year. Meanwhile, 15,96,493 incidents were reported in 2023, showing a 55.15% rise. And 22,68,346 cases were reported in 2024, reflecting a 42.08% increase. The minister also informed that so far, more than 9.42 lakh SIM cards and 2,63,348 IMEIs, as reported by police authorities, have been blocked by the Centre. The minister said as per CFCFRMS, a financial amount of more than Rs5,489 crore has been saved in more than 17.82 lakh complaints reported on it so far. "Cyber crime incidents reported on the National Cyber Crime Reporting Portal, their conversion into FIRs and subsequent action, ie, filing of chargesheets, arrests and resolution of complaints, thereon are handled by the state/UT law enforcement agencies concerned as per the provisions of the law," Kumar said.

CAIRO, May 22 (MENA) – President Abdel Fattah al-Sisi has ratified laws approving the final accounts for the budgets of several government entities for the 2023–2024 fiscal year. The approved budgets include those of the National Institute for Governance and Sustainable Development with LE231,083,980, the National Authority for Quality Assurance and Accreditation of Education with LE79,570,302, the Cairo International Stadium Authority with LE162,944,450, and the University Support and Development Authority with LE1,256,680,366. Additionally, the president ratified final accounts for the Grand Egyptian Museum, totaling LE10,735,845,612, the National Academy for Training, amounting to LE407,748,708, the General Authority for Tourism Development, with LE3,696,610,325, and the Prison Manufacturing and Production Fund, recording LE775,144,524. KUALA LUMPUR: Malaysian palm oil futures extended losses on Thursday for a second consecutive session, weighed down by rival edible oils and lower crude oil prices. The benchmark palm oil contract for August delivery on the Bursa Malaysia Derivatives Exchange slid RM49, or 1.26 per cent, to RM3,845 (US$903.86) a metric ton in early trade. Dalian's most-active soyoil contract fell 0.87 per cent, while its palm oil contract shed 1.21 per cent. Soyoil prices on the Chicago Board of Trade were down 3.29 per cent. Palm oil tracks price movements of rival edible oils, as they compete for a share of the global vegetable oils market. Oil prices eased as unexpected builds in US crude and fuel inventories raised demand concerns, while investors stayed cautious, focusing on renewed Iran-US nuclear talks. Weaker crude oil futures make palm a less attractive option for biodiesel feedstock. The ringgit, palm's currency of trade, strengthened 0.3 per cent against the dollar, making the commodity more expensive for buyers holding foreign currencies. Palm oil may test support at RM3,866 per metric ton, a break below which could open the way toward RM3,839, Reuters technical analyst Wang Tao said. Longer-dated US Treasury yields hit their highest in 18 months on Thursday, while Asian stocks and the dollar slipped as worries of a worsening fiscal outlook in the world's biggest economy weighed on investor sentiment.
