KVL senior development manager Nicola Tristram said yesterday's 23 sections took the total sold since March to 110. All three releases had sold out immediately, Ms Tristram said. "We think it's the affordability that's driving it, with sections from $299,000 and very local buyers. "First-home buyers and families are what we're seeing at this stage." With registrations of interest on the company's database steadily increasing, that demand was expected to continue. Titles for the first 87 sections were expected by winter next year. Titles for yesterday's 23 sections, which ranged in size from 350sq m to 600sq m, were expected by the winter of 2027. A decision on the timing of the next release, to be marketed by real estate agents Bayleys, had yet to be made, she said. Civil works for the 88ha development, which is south of the existing township, began last month. Zoned for 750 sections, it is set to triple Kingston's population once fully built and occupied.

How did such a situation arise and what do council and local board people say about it? The state-of-the-art supermarket is aiming to draw tens of thousands of shoppers weekly in the suburb, which currently only has a small Woolworths. The unsightly empty site next door is owned by New Zealand-registered company Hobson One. Its director is Zhengzheng Guo of Remuera. Photo / Jason Dorday He has applied for resource consent for apartments to be built in blocks beside the New World. But he is yet to succeed. 'An application was lodged in December 2024 for a three-storey mixed-use building - retail and residential,' a council spokesman said. The application was now on hold, awaiting further information, the spokesman said. Advertising showed he did try to sell the site two years ago, before downscaling plans. Photo / Jason Dorday 'The development potential of the site under the zoning has been greatly enhanced by an approved Resource Consent for an eight-level [including basement] development of 177 apartments and three ground-level commercial units over approximately 18,000sq m according to the consented plans,' Bayleys said. Photo / Auckland Council consent documents 'Built development within these lots comprises two-level industrial style buildings located centrally with a canopy extending over the forecourt in front, a double garage and electrical transformer at the rear of number 1150, and concrete/asphalt driveway and parking areas across the remainder of the land,' the council document says. A larger scheme was once planned. Consent was granted non-notified on February 20, 2023, for an eight-storey apartment block, with basement parking, three commercial units and 177 dwellings, the council noted. 'Given the changing demands of the market, the applicant wishes to achieve a similar development in terms of land use, albeit on a much smaller scale in terms of the height of the built form, but also notably the depth and volume of earthworks required will be significantly less,' the council document said. Kendyl Smith, chair of the Albert-Eden Local Board, said the site was private property which the council had boarded off. Smith was aware of safety and crime concerns. The board had completed a review of crime prevention through environmental design in the wider area, Smith said. That identified safety-related improvements for Pt Chevalier. 'We're also looking forward to the new modular library, with full library services, joining the town square this October.' The New World opening would provide a welcome addition for locals and for the wider village, Smith said. Kāinga Ora has also developed new social housing in the town centre. That is for people aged 55-plus moving into or from existing state housing. Kāinga Ora contracted Tawera Group and Teak Construction on this job. They assembled the 61-unit block of single-bedroom new units. Kāinga Ora said the modular homes were all one-bedroom apartments to cater for high demand for those types of places. Bayleys listing agent Chris Jones told he was unable to disclose the sale price of the six-bedroom estate on Tai Tapu Road in the Selwyn district. But he told OneRoof he had only shown the property, which has an RV of just $5 million, to qualified buyers. "It generated quite a bit of inquiry because it's not something you see every day, with the garaging and the climbing wall. It's a massive home. "We had 10 people through, and at the higher end of the lifestyle market that is a lot. The vendors were very pleased.' A climbing wall in the two-storey home. Photo: Supplied He said many of the overseas buyers were frustrated to learn that they weren't qualified to buy in New Zealand. "The Americans do not really understand our rules. They say: 'We'd like to buy that' and don't understand why they cannot. Even on the new investment visa, it is not a five-minute process getting residency." The 1373sq m home was larger than most city sections and sat on more than 4ha beside the Halswell River. One of the vendors told OneRoof the previous owners, Canterbury racing enthusiasts Debbie and Dennis Chapman, had installed the two-storey professional-grade climbing wall that shoots through the inside of the home. The wall was built for their then-teenage children and came with an auto belay system. The garage has a car hoist, extra-height doors for boats and a kitchenette and bathroom. At one point there was an indoor pool, but the vendors covered it up and turned the room into an entertaining space. They also converted a go-cart room into a large billiards/pool room, complete with a kauri table from the Mataura Paper Mill employees' social clubrooms. The vendors, Richard and wife Lynda, said they bought the estate after their beloved 'forever home' was nearly destroyed in the 2010 Christchurch earthquake. They told OneRoof in April that they were selling because they had found a way to repair their old home. 'It's one of those earthquake stories where your house is a write-off, you don't know if it can be repaired, you think you're going to move on and then find you can fix it,' they told OneRoof.
