Juhu apartment sale deal creates record at ₹1.15 lakh per sq foot

The sale of an apartment in Juhu has broken all previous records in this micro real estate market of Mumbai suburb. A 9,863 square feet apartment has been bought for over ₹113 crore by Aatman Innovations Pvt Ltd, a firm headed by popular speaker and author Deep Trivedi. The apartment is located on 10th floor of Lodha Avalon, a luxury residential project under construction on Juhu Tara Road. Lodha Developers Ltd had acquired the plot a few years back on which the Centaur Hotel once stood. The location is close to Amitabh Bachchan's bungalow and actors Ajay Devgan and Kajol's bungalow is across the road. The highest deal in Juhu on the sea beach so far was at ₹1,08,000 per sq ft. The latest registration has broken that record by crossing ₹1,15,000 per sq ft. The deal was registered on August 18, 2025. Over and above ₹1,13,42,45,000 paid towards the value of the property, Aatman has paid stamp duty of ₹6,80,55,000. The total cost with GST stood at around ₹129 crore. Lodha Developers is constructing two towers on the land parcel and offering 'mansions by the sea' to Ultra High Networth Individuals (UHNIs). Due to it's locational advantage Lodha Avalon project commands the largest sea-facing expanse in Juhu. Deep Trivedi is the Managing Director of Aatman Innovations Pvt. Ltd., a company dedicated to publishing, distributing, and marketing books in the realms of spirituality, psychology, and related transformative genres. An author himself, he is also known to be an ace stock market investor. His wife, Ami Trivedi a psychologist hails from a real estate developers family in Ahmedabad known for constructing malls and industrial parks, including Gallops Industrial Park in Ahmedabad. The Trivedis currently reside in a luxurious 5,000 sq. ft. duplex apartment in Juhu. However, they spend considerable time at their lake-facing home by Pawna Lake and their holiday retreat in Khandala to stay amidst nature in pursuit of creativity and spirituality according to people familiar with them. The highest residential real estate deal in Mumbai was by Pharma baroness Leena Gandhi Tewari who had purchased of two sea-facing luxury duplex apartments in Naman Xana high rise in Worli sea favs for ₹639 crore, with a total transaction value of ₹703 crore including stamp duty and GST. As per prevailing taxation norms a buyer in an under-construction luxury building needs to pay 5% GST without Input Tax Credit. This deal priced at ₹2.83 lakh per sq ft sets a new benchmark in India's residential real estate market. But Worli is in central Mumbai closer to South Mumbai where real estate price is the highest.

What made the experience even eerier for young Sonakshi was the fact that the film was shot at a location deeply familiar to her. 'I used to go swimming at Centaur Hotel as a child, and that was the same hotel where Junoon was shot,' she revealed. The actress reminisced about how the thought of Rahul Roy's character transforming into a tiger and jumping into the very same pool she swam in was enough to traumatize her.
