Green zone in Thane may be deleted for Metro 4 car depot
MUMBAI: The state urban development department (UDD) plans to delete a green zone at Mogharpada in Thane, and change its use, to clear the way for a metro car shed to be built for Line 4. The 32-km-long metro corridor, one of the longest metro lines in Mumbai, will connect Wadala in Mumbai with Kasarvadavli in Thane. An elevated corridor with 32 stations, it is 80% complete. A notification issued on March 20 proposes to change the use of the 176-hectare (435 acres) plot from a green zone, which prohibits construction, to a metro car depot. Surplus land will be used by the Mumbai Metropolitan Development Authority (MMRDA) for residential/commercial purposes. The UDD has sought the mandatory suggestions and objections from the public, after which a final notification will be issued. Located near the Sanjay Gandhi National Park (SGNP) and the arterial Ghodbunder Road in Thane, the land in question is owned by the state but has traditionally been used for cultivation by 167 lessees. The government is still working on a compensation package that is amenable to the lessees. The car shed in question was to be built in Owale in Thane but was shifted to Mogharpada in the wake of the massive protests that erupted when the Metro 3 yard was built in the Aarey forest a few years ago. Since a large number of trees would have had to be axed in Owale, and only a few in Mogharpada, the site was moved. Work on Metro 4 began without a car depot site. The line was to be operational in 2024 but the new deadline is 2026. Line 4 will provide interconnectivity with the Eastern Express Highway, Central Railway, Mono Rail, ongoing Metro Line 2B (D N Nagar to Mandale), and the proposed Line 5 (Thane to Kalyan), Line 6 (Swami Samarth Nagar to Vikhroli) and Line 8 (Wadala to General Post Office). In the north, Metro 4 will be extended from Kasarvadavli to Gaimukh and will be called Line 4A. In the south, it will be extended from Wadala to General Post Office in South Mumbai, and will be called Metro 11. The Mogharpada car shed will service all these metro lines.

Create Account It's precisely because developers are wary of launching new projects in the Greater Toronto Area's soft housing market that it's very instructive when one does. Lansing Square (LSQ) by Almadev is one such development, because the 15-acre master-planned community has major implications for the future of the North York neighbourhood. Rafael Lazer, CEO of Almadev, says the mixed-use community is designed with conveniences, like working close to home, in mind. 'As a developer, I'm looking to enhance and revitalize the area and try to get more and more density in there,' says Lazer.. 'The affordability crisis has lots of contributing factors, but maybe the biggest one is the lack of supply.' Developers' recent project delays because of economic headwinds will have consequences, Lazer added. 'Looking at the charts of expected completions in 2027 to 2028, we're falling off a cliff because there's almost no supply being built in the city.' That's why Almadev believes it will be permitted to substantially increase LSQ's density from 1,600, the CEO noted. Moreover, Almadev has long incorporated affordable rental units into its communities, which Lazer says broadens its communities' appeal. But, because the GTA's market has plunged to its nadir, Almadev leveraged its relationship with the broker community to create interest, most notably through incentive packages for different buyer cohorts, including investors. 'No matter what the rent is going to be, we're giving an extra three bucks a square foot for the first two years, which tend to be the toughest years,' Lazer said. 'Depending on unit layout, a purchaser can receive up to $6,500 in rental income a month for two years. 'For end users, we've adjusted our purchase price by the equivalent of the cash flow guarantee incentive so they pay the best price on that unit. However, LSQ could ultimately prove a lynchpin for the neighbourhood at large, as it continues developing over the decades ahead. Joseph Guzzi, president of the Parkway Centre Business Association, welcomes LSQ because of its potential as a high-density development to augment connectivity and turn the area 'into a complete community.' 'It will help diversify the offerings for our employees who work in the area,' he said. The neighbourhood already has building blocks that, combined with LSQ, can turn it into major employment lands. And that could bolster the case for ameliorating its transit connectivity to the rest of the city. 'The other reason we want more density near our business park is it helps justify extending the subway line, which currently terminates at Don Mills,' Guzzi said. Mar 17, 2025 Egypt's public transport infrastructure is set for further development following a new EGP 3 billion financing agreement between Emirates NBD Egypt and the National Authority for Tunnels (NAT). The funding will support ongoing and future projects aimed at expanding and modernising Egypt's metro and monorail networks. The agreement was signed by Tamer Ragheb, Head of Corporate and Institutional Banking at Emirates NBD Egypt, and Tarek Hamed Goueili, Chairman of NAT. This initiative aligns with Egypt's broader push to enhance sustainable urban mobility, particularly through metro expansions and high-speed monorail projects that connect Greater Cairo to New Administrative Capital and 6th of October City. Emirates NBD Egypt stated that the investment reflects its commitment to financing strategic sectors that drive economic growth, with public transportation playing a key role in easing congestion, reducing emissions, and improving daily commutes for millions. Egypt's public transport sector has seen major developments in recent years, with projects such as the Cairo Metro's Line 4 extension and the monorail system being among the most significant.
