HKEX chairman Carlson Tong sells Pok Fu Lam luxury home for US$9 million

The chairman of Hong Kong Exchanges and Clearing (HKEX) sold a house in Pok Fu Lam for HK$70 million (US$8.9 million), around three times what he paid for it a quarter of a century ago, amid signs of improving sentiment in the luxury residential property market Carlson Tong Ka-shing bought the 3,114 sq ft, four-bedroom house at Villa Cecil – 200 Victoria Road in Pok Fu Lam – in 2000 for HK$23.2 million, according to Land Registry records. The selling price translates to about HK$22,479 per square foot. Tong declined to comment. Agents said the deal was one of two secondary transactions in the past four years in phase one of Villa Cecil. A 3,308 sq ft house in the first phase was sold for HK$100 million, or HK$30,230 per square foot, in 2021, according to Centaline. Phase one consists of 10 houses. Phase two and three are low-density buildings with a total of 65 units. Tong's sale came as some other wealthy investors have been taking advantage of falling prices to snap up luxury homes. Property agents said prices of exclusive residences had plunged by as much as 45 per cent from their peaks. The sister of former Hong Kong chief executive Tung Chee-hwa bought a HK$119 million flat in the Mid-Levels neighbourhood. The 3,349 sq ft, four-bedroom unit in Grenville House, located at 3 Magazine Gap Road, was sold on Tuesday, according to Land Registry records. And Cantopop singer Gloria Tang Tze-kei bought two flats in Wan Chai in March at a 35 per cent discount from a peak price three years ago. Tang, who uses the stage name G.E.M., bought two 2,480 sq ft units in Leon Court at Wong Nai Chung Gap Road for a combined HK$85 million, according to Land Registry records.

The sister of former Hong Kong chief executive Tung Chee-hwa bought a HK$119 million (US$15.2 million) flat in the Mid-Levels neighbourhood, joining a cohort of wealthy investors who have been taking advantage of depressed prices to snap up luxury homes A 3,349 sq ft, four-bedroom unit in Grenville House, located at 3 Magazine Gap Road in Mid-Levels, was sold on Tuesday, according to Land Registry records. Shirley Shiao Ping Peng and William Peng Shih-Hsiao appear to be the directors of the acquiring firm, Noble Gather, according to the Companies Registry. Shirley Peng is the sister of Tung and the widow of Peng Yin-kang, chairman of Chinese Maritime Transport. William Peng, their son, is now chairman. The sale was around 8.5 per cent cheaper than a previous Grenville House deal. A flat on a lower level, but with the same floor area, sold for HK$130 million in December, according to a transaction record from Centaline. And it was 26 per cent cheaper than the HK$160 million paid by Tung for another unit in 2021, according to reports in local media.

Australian couple Kwai and Jason Chang took a 'when in Rome' approach to buying their Hong Kong flat. Together with daughter Emily, 15, the family has 'toggled' between Hong Kong and Melbourne, Australia, since 2018, initially renting in Repulse Bay on the scenic south side. 'We felt we were living very much an expat life, and wanted to reconnect with the real Hong Kong,' says Kwai. The vibrancy of the city beckoned for Kwai, a homemaker, and Jason, a private equity investor, who settled on their 2,559 sq ft four-bedroom, three-bathroom (plus helper's quarters) Mid-Levels apartment in 2022. Hong Kong woman selling electric toothbrush online loses HK$800,000 in scam

A Hong Kong woman trying to sell an electric toothbrush on a popular online marketplace fell victim to a scam that cost her HK$800,000 (US$102,370). The victim, a 38-year-old living on Bonham Road in the Mid-Levels, had listed the item on Carousell and was approached by a supposed buyer expressing interest. The buyer claimed the payment would be completed online and a link was provided for the transaction. The seller clicked the link and followed the instructions and later realised HK$800,000 had been withdrawn from her account without her authorisation. She reported the incident to police on Monday. The case is being handled by the Western district investigation team.
