It's defined by curated experiences — from personalised interiors and smart home technologies to wellness-focused environments and an innate sense of exclusivity. Increasingly, homebuyers are gravitating toward spaces that resonate emotionally and elevate daily life. Branded residences are gaining traction by delivering consistent quality, global aesthetics and hospitality-inspired services. Premium today is not just what you own, but how it makes you feel. Q) The RBI has maintained a consistent stance on the repo rate, with recent cuts in the last three terms. How has this impacted buyer sentiment and activity in the residential segment?A) The residential market has responded positively. Lower EMIs have made homeownership more accessible, especially for first-time buyers. With borrowing becoming more affordable, there's renewed energy in the market — more site visits, quicker conversions, and stronger buyer too are seeing faster decision-making cycles and increased traction across product segments. Whiteland Corp raises Rs 250 crore for housing project in Gurgaon

Real estate developer Whiteland Corporation has raised Rs 250 crore from three financial institutions and is in advanced discussions to secure an additional Rs 400 crore to fund a branded residences project in Gurgaon, the company said. It is investing a total of Rs 4,000 crore in the 20-acre project, Westin Residences Gurugram , which entails building 1,700 three-bedroom and four-bedroom homes. 'We have raised Rs 250 crore at the group level, which has been used for land and approval payments. We are raising another Rs 400 crore construction line for this project only, while the balance can be funded through sales receivables,' said Navdeep Sardana, founder of Whiteland Corporation. The developer has awarded Rs 2,000 crore in construction contracts to Kalpataru Projects International and Ahluwalia Contracts (India). The project has a saleable area of 6 million square ft and it is expected to yield revenue of Rs 15,000 crore. Live Events Whiteland Corporation has so far delivered 1,300 homes and commercial spaces spanning 4.5 million sq ft. India's branded residences segment has started drawing the attention of real estate developers and hotel chains. Marriott International, Radisson Hotel Group and Wyndham have said they are exploring opportunities in this segment.

NCR-based Whiteland Corporation has awarded construction contracts worth ₹2,000 crore to Kalpataru Projects International Ltd (KPIL) and Ahluwalia Contracts (India) Ltd (ACIL) for Phase 1 of Westin Residences in Sector 103, Dwarka Expressway, Gurugram. With a planned investment of ₹5,600 crore and a projected topline of ₹15,000 crore, the project will include 1,700 Westin-branded residences. Set to be one of the largest standalone branded residence projects in India, the development spans 7.78 hectares (approximately 20 acres) in Sector 103 along the Dwarka Expressway. The location is 15 minutes from Gurugram's central business district and 20 minutes from South and West Delhi, with seamless access to the IGI Airport, Yashobhoomi Convention Centre, Dwarka Golf Course, and the upcoming Diplomatic Enclave. The project will offer three and four bedroom residences ranging from 248 to 402 square meters (approximately 2,673 to 4,328 sq ft), with unit prices between ₹6 crore and ₹12 crore, depending on configuration and location within the development, the company said.
