House prices ‘continue to surprise' as average property value ticks up in May
UK house prices rose again in May, bucking predictions of a slowdown in the market after stamp duty relief was axed earlier this year. The average price for a UK property reached £269,000 in May, up 3.9 per cent year on year and 1.1 per cent month on month. The bulk of this increase was again driven by house price rises in the North East and Northern Ireland, with inflation in London and the South East hovering around two per cent. Other regions of the UK have slowly been catching up with London's post-financial-crisis boom in house prices over the last few years, particularly Northern cities like Manchester and Newcastle, with many Londoners reaching an affordability ceiling and moving out of the city to buy. Tomer Aboody, director of specialist lender MT Finance, attributed the overall growth in house prices to lower borrowing costs, improving buyer affordability and smoother transactions. But Aboody warned while the figures 'appear positive', transaction volumes 'still trail behind where they were last year amid fears that Reeves' budget, which has hit businesses and borrowers hard, will continue to have a negative effect going forward'. Despite record affordability issues, demand for the UK's available housing stock remained high. 'The appetite of the nation's homebuyers is yet to diminish… they remain motivated to push on with their plans to purchase despite the higher cost of stamp duty when doing so,' Director of Benham and Reeves, Marc von Grundherr, said. Stamp duty relief for first-time buyers was axed at the end of March, adding thousands on to the cost of a new home. 'The market continues to demonstrate stability and resilience on an annual basis, with house prices remaining higher than they were this time last year, despite the strengthening economic headwinds that we've had to contend with,' von Grundherr added. Head of sales at Richmond, Amy Reynolds, said that the UK's market 'continues to surprise'. 'While headlines paint a gloomy picture, the reality on the ground is far more nuanced… June was a record month for us in terms of newly-agreed deals, and July has started strongly for exchanges. That said, fall-throughs were also high in June – it's very much a tale of two halves,' Reynolds said. Inflation reached 3.6 per cent in June, according to the latest figures, making it less likely that the Bank of England will cut rates in August. Without a rate cute, mortgages will remain out of reach for many, despite the lower deposit scheme planned by Reeves. 'The unexpected increase in inflation to 3.6 per cent in June may persuade the Bank to pause with regard to further reductions, although much depends on other economic data such as the jobs market,' Jason Tebb, president of OnTheMarket, said. 'With mortgage lending rules being relaxed to assist buyers with affordability and boost first-time buyer numbers, there is recognition that it is a struggle to get on the housing ladder but only time will tell if these measures are enough to make a real difference.' New Critical Mineral Storage at the Port of Churchill Construction is now complete on a new critical mineral storage facility at the Port of Churchill. Once operational, it will triple the port's storage capacity for critical minerals, meeting growing demand from the Canadian mining sector and positioning Churchill as a key hub for resource exports. This facility can also support the storage needs of other commodities, such as certain types of potash. 'Manitoba, Nunavut and Western Canada hold vast amounts of critical minerals,' said Avery. Port Modernization and Wharf Refacing In the coming months, major modernization work will begin at the Port of Churchill. Northern close in on title with win
Northern have all but wrapped up the men's Southern Premiership title with a hard-fought win over the defending champions. A 2-1 win over Mosgiel at the Caledonian Ground maintained their perfect record of nine wins from nine games, pushing them 11 points clear at the top of the table. Mosgiel nearly took the lead in the opening two minutes when Morgan Day's goal-bound header was blocked on the line. Northern took the lead in the sixth minute when Rory Hibbert rifled home from close range, scoring his 11th goal of the season. On the hour mark Northern doubled their lead when Nick Treadwell pounced on a loose pass in the midfield and, seeing keeper Kobe Watt off his line, lofted the ball home from 40 yards out. Harvey Stephens reduced the deficit with 14 minutes to go, when he swept home a fine cross from Jack Walecki. However, Northern held on to preserve their 100% record. Queen's Park beat Otago University 4-3 after the students held a 3-2 halftime lead. Queen's Park's win leaves five teams separated by only three points from second to sixth. With Northern all but wrapping up the title, interest is at the bottom as to what team may be relegated. Old Boys, from Invercargill, have dropped to the bottom of the table with a 3-1 loss at home to Dunedin City Royals. Zachary Tull gave the home side a 20th-minute lead which they held until the first half stoppage time, when Samuel Hawke equalised. Old Boys then conceded two penalties and George Barker scored both, in the 48th and 77th minute. Timaru's Northern Hearts and Green Island drew 2-2. The game was locked up 1-1 at the break, as Finley Kruger canceled out the home side's Bailey Chambers 29th-minute goal. It looked like Hearts would drop to the bottom of the table when Kellan Crowe put Green Island ahead with nine minutes to go, however Hayden Teixeiras' 87th minute equaliser meant the home side earned a point keeping them one point ahead of Old Boys. In the women's Southern Premiership Georgia Kennedy scored twice as the Dunedin City Royals beat top-of-the-table Otago University 2-1 at Culling Park.
