Massive 18-storey student block to be built in Cardiff in £8.7m deal

Massive 18-storey student block to be built in Cardiff in £8.7m deal Fusion Group will create a new 706 student bedroom scheme following its acquisition of the Longcross Court site A vacant office building in the centre of Cardiff will be demolished to make way for a 706 bed student accommodation scheme following a £8.7m acquisition. Picton Property Income has sold the vacant Longcross Court office building to Fusion Group, a leading (PBSA) developer. Fusion will build a 18-storey building which will also include 7,500 sq ft of internal amenities, including a wellbeing studio, juice bar, fitness suite, and landscaped outdoor spaces. ‌ The Longcross development, situated at the junction of Newport and City Road, was granted planning permission for the change of use in September last year. ‌ Fusion is targeting BREEAM Outstanding certification for its student scheme – the highest rating under the UK's leading sustainability assessment method, awarded to buildings that demonstrate exceptional environmental performance. The development will include renewable energy facilities through air source heat pumps and solar panels. Property consultancies Knight Frank and Fletcher Morgan advised vendor Picton on its acquisition. Brodie Berman, senior acquisitions associate at Fusion Group, said: "Cardiff is a thriving city, and we're excited to bring forward a development that reflects both student expectations and broader shift towards sustainability and design quality. Longcross Court will not only generate a key site in the city, but also create a best-in-class living experience that supports both academic success and personal wellbeing. Article continues below "We're particularly proud to be targeting BREEAM outstanding for this scheme, reinforcing Fusion's commitment to delivering environmentally responsible developments that lead the sector." Picton chief executive Michael Morris said: "This is the third office asset Picton has sold with planning permission secured. These disposals have enabled us to improve portfolio occupancy, allocate capital for investment into the existing portfolio, repay debt and commence our share buyback programme." Gareth Watts, an associate at Knight Frank in Cardiff, said: "This transaction is an example of the occupational realignment which is having a profound impact on the property landscape in Cardiff. The market is polarising at pace, with new or recently refurbished buildings generating healthy occupier attention while older buildings requiring significant capital improvements present the opportunity for repurposing, with new accommodation across the living sectors in demand." Article continues below John James of Fletcher Morgan said: "Since Covid the dynamics of the Cardiff office market have changed considerably, with little sustainable demand for city fringe older office buildings. The repurposing of Longcross Court to student accommodation will reinvigorate this part of City Road and Newport Road and will bring many economic benefits." Picton has retained an adjoining site comprising a small industrial unit and open storage land used as a car park.

Back-to-back rate cuts pencilled in after GDP per capita falls 0.2 per cent in March quarter, Ben Picton predicts

Australia's poor growth in the March quarter could guarantee back-to-back interest rate cuts for mortgage holders continuing to struggle with repayments, an economist has predicted. The Australian Bureau of Statistics on Wednesday revealed the nation's gross domestic product per capita fell 0.2 per cent, putting the nation back into per capita recession territory. However, the slump may set Aussies up for another rate cut after the Reserve Bank of Australia meets in July with consecutive cuts to bolster the economy seemingly on the cards. Ben Picton, a senior strategist at Rabobank, said the slide means the central bank will be forced to reassess the state of the nation, particularly as household consumption was lacklustre in the quarter. 'You can't polish this one, it was a poor growth figure,' Mr Picton told Sky News Business Now. 'The RBA will look at that and they will be thinking they've maybe got their sums wrong a little bit on what their expectations for what the resilience of the household sector was.' When revealing the nation's growth slump, the ABS said a pullback in government spending and the ramifications of ex-Tropical Cyclone Alfred hurt the local economy. Mr Picton said reduced public spending meant the nation's 'safety net was removed a little bit for the economy'. 'So that maybe does put the onus back on (the RBA) to some degree to start to ease monetary policy a little more aggressively,' he said. 'We've got a cut pencilled in for July. We're also expecting a cut in August, so more easing on the way, we think.' The nation was in a per capita recession - consecutive quarters where population growth outpaced economic growth - for 21 months before the economy picked up in the December 2024 quarter. If Australia records another quarter of population growth outpacing economic growth, it will again be in a per capita recession. AMP's deputy chief economist said growth coming in slower than the RBA had previously expected was cause for another cut in July. 'This gloomy growth outlook argues for more interest rate relief from the RBA, as the economy is travelling slower than expected (the RBA's forecasts assumed March quarter growth around 0.5 per cent),' Ms Mousina said in a recent report. 'We had been expecting another 0.25 per cent rate cut at the August, November and February board meetings but now expect another 0.25 per cent cut in July. 'This means that the cash rate is likely to end up around 2.85 per cent at the end of the rate cutting cycle.' The cash rate sits at 3.85 per cent and has been cut by 25 basis points twice in 2025. It was held at 4.35 per cent for almost a year and a half to stamp out post-pandemic inflation.

Picton Sells Cardiff Office for 706-Bed Student Scheme

Picton Property Income has sold the vacant Longcross office building in Cardiff for £8.37m to Fusion Group, a leading purpose-built student accommodation (PBSA) developer. Fusion will redevelop the building to deliver Longcross Court – a new PBSA scheme delivering 706 beds across 488 units, as well as 750 sqm of internal amenities, including a wellbeing studio, juice bar, fitness suite, and landscaped outdoor spaces designed to support student wellbeing and community. The Longcross building, situated at the junction of Newport and City Road, was granted planning permission for the change of use in September last year. Interactive game book based on Pembrokeshire pirate

The Legend of Black Bart's Gold, by Oliver McNeil, is based on the premise that there is pirate treasure hidden in Pembrokeshire. Mr McNeil is known for his internationally best-selling Storymaster's Tales series and immersive performances at Carew Castle, Picton, and his parlour theatre at the Mariners Inn in Nolton Haven. He has used his knowledge of local history to create this new book. The book is inspired by the life of Bartholomew Roberts, Pembrokeshire's infamous pirate, better known as Black Bart. The book puts readers in the role of Bart's grandchild on a quest to uncover lost treasure. Set in 1775, players travel through familiar landscapes like Tenby, St Davids, historic castles, and a pirate ship docked in Milford Haven. Mr McNeil said: "This is such a fantastical and magical part of Wales. "I really wanted readers to be able to explore the same places they're reading about. "It's been such fun using the county I love so much as the backdrop." The book is available now from The Tenby Bookshop, Oriel Parc in St Davids, Amazon, or the Storymasters Tales website. Mr McNeil will be hosting a special Pirate Day in Nolton Haven on June 1, from 1pm to 7pm, bringing the story to life with live-action fun, sea-swept storytelling, and a taste of the game in the real world.
