Core Spaces breaks ground on waterfront student property near Clemson University

Property: Hub Clemson Developers: Core Spaces, Kayne Anderson Architect: Northworks Architects Location: Clemson, South Carolina Units: 1,303 student beds Cost: Withheld Over 1,300 new student housing beds are being built within walking distance of Clemson University in Clemson, South Carolina, along the city's Keowee Trail, according to a press release shared with Multifamily Dive. Hub Clemson, developed by Chicago-based student housing firm Core Spaces and Los Angeles-based investment manager Kayne Anderson Real Estate, will include 394 units ranging from studios to five-bedroom apartments. The property started construction on July 1 and is expected to be completed by summer 2027, ahead of the next school year. The 821,000-square-foot building, designed by Chicago-based Northworks Architects, will stand seven stories tall and combine a brick facade and rounded windows on the lower levels with black-and-white paneling on the higher levels. Core Spaces is both the owner and operator, and will manage the property once it is complete. 'Hub Clemson is a continuation of our investing thesis to deliver best-in-class housing options in Tier 1 markets,' said Brendan Miller, chief student housing investment officer at Core Spaces, in the release. Over 20,000 square feet of amenities will include a rooftop pool with views of nearby Lake Hartwell, as well as outdoor dining areas, a fitness center and spa, a coffee shop, entertainment spaces and pathways connecting to the Keowee Trail. Hub Clemson will be located directly adjacent to the city's Larry W. Abernathy Waterfront Park, a free destination with walking trails, pavilions and picnic areas, according to the city of Clemson. As part of the development project, Core Spaces will contribute to the expansion and renovation of Abernathy Park. 'We're helping Abernathy Park take better advantage of the natural beauty of Lake Hartwell by more than doubling the amount of active parkland area for the community along the shoreline,' added Joe Gatto, senior managing director of acquisitions and investments at Core Spaces, in the release. Hub Clemson will be the third student housing project operated by Core Spaces near Clemson University once it is complete. The company also owns and manages the 640-bed Clemson Lofts and The Pier, a 914-bed property. Kayne Anderson Real Estate also recently purchased The Earle, a 706-bed student property near Clemson University, operated by Philadelphia-based Campus Apartments. The investor paid one of the highest prices recorded on a per-unit basis for a student housing property in South Carolina in the last five years for the site, according to CoStar.

Senate Republicans call on DOJ to appoint special counsel in Obama-Russia investigation
FIRST ON FOX: Sens. Lindsey Graham, R-S.C., and John Cornyn, R-Texas, are asking Attorney General Pam Bondi to appoint a special counsel to investigate newly declassified information about the Obama administration's intelligence assessments about Russian interference in the 2016 election. Graham and Cornyn's call for a special counsel, which Fox News Digital learned they are announcing Thursday morning, comes the day after the Department of Justice (DOJ) created a "strike force" to investigate the evidence, which was declassified by Director of National Intelligence Tulsi Gabbard this week. Graham and Cornyn, both senior members of the Senate Judiciary Committee, did not address the strike force but indicated in a statement that special counsels, who are outside officials brought in to oversee politically sensitive cases, operate independently of the attorney general. DOJ FORMS RUSSIAGATE 'STRIKE FORCE' TO INVESTIGATE DECLASSIFIED OBAMA-ERA EVIDENCE "As we have supported in the past, appointing an independent special counsel would do the country a tremendous service in this case," Graham and Cornyn said. Gabbard's declassified intelligence shed new light on the Obama administration's determination that Russia sought to help President Donald Trump in the 2016 election. Gabbard alleged Wednesday during a press briefing that Obama and his intelligence officials promoted a "contrived narrative that Russia interfered in the 2016 election to help President Trump win, selling it to the American people as though it were true. It wasn't." Graham, who previously served as chairman of the Senate Judiciary Committee, led the Senate's inquiry into the FBI's investigation into alleged Trump-Russia collusion and released a tranche of documents in 2020 suggesting the bureau had a flimsy basis for opening its investigation into Trump. RUSSIA SAT ON INTEL OF HILLARY CLINTON'S ALLEGED 'HEAVY TRANQUILIZERS' USE, NEW DOCS CLAIM "With every piece of information that gets released, it becomes more evident that the entire Russia collusion hoax was created by the Obama administration to subvert the will of the American people," Graham and Cornyn said. Their remarks follow Trump accusing former President Barack Obama of "treason" and after the DOJ opened criminal investigations into former CIA Director John Brennan and former FBI Director James Comey. Critics say Gabbard's claims have been contradicted by past congressional reviews, some of which were led by Republicans. Obama, meanwhile, issued a statement in response to the wave of headlines suggesting he attempted to hurt Trump's election chances. 2025 College Football Odds: Chris 'The Bear' Fallica's expert picks, best bets
"Bear Bets" are real wagers that Chris "The Bear" Fallica is actually making. One of my favorite markets heading into the college football season? Win totals. There are a couple of teams I'm already betting on, and I've got some strong thoughts on how their seasons are going to shape up. Let's dive into it. South Carolina Over/Under 7.5 wins Heading into last season, the Gamecocks weren't thought to be very good. Their win total was 5.5, and they surprised everyone by winning nine games, as quarterback LaNorris Sellers broke out to stardom. Now, South Carolina has to deal with high expectations, whereas there were none last year. The Gamecocks have a very young wide receiver group, and lost the interior of their defensive line and their entire linebacker corps. We're talking big-name guys from the defense, like Kyle Kennard and Nick Emmanwori. Every road game is one that South Carolina can lose, as it visits Missouri, LSU, Ole Miss and Texas A&M. The Gamecocks also have Virginia Tech in Atlanta and host Oklahoma, Alabama and Clemson. Assuming they win their buy games, the Gamecocks have to go 4-4 in those eight games to beat me. I'll take my chances that they don't achieve eight wins this season. PICK: South Carolina (-134) Under 7.5 wins Minnesota Over/Under 7.5 wins I know the Gophers lost defensive coordinator Corey Hetherman to Miami, but I believe P.J. Fleck can be trusted to field a competitive team given the program foundation he's built. If quarterback Drake Lindsey plays to the level Minnesota thinks he can, this offense will be good. It's been a little different recently for the Gophers. It's more about passing to set up the run, as opposed to a run-first philosophy. Koi Perich might not be a household name nationally, but he could be an impact two-way star for the Gophers. This is a team that lost some games in brutal fashion last year — North Carolina, Michigan and Penn State immediately come to mind. This is not a team that's going to win at Ohio State or Oregon, but every other game on the slate is extremely doable in the top-heavy Big Ten. PICK: Minnesota (+145) Over 7.5 wins Chris "The Bear" Fallica has covered sports for nearly three decades. While college football has been his focus, he also enjoys the NFL, Soccer, Golf, Tennis, MLB, NHL and Horse Racing, with an "occasional" wager on such events. Is tequila good for you? Expert reveals what makes it a 'reasonable choice' for drinkers
As the summer heat drives many Americans to reach for a cold drink after a hard day's work, some may wonder: What's the healthiest alcohol to sip if you're not cutting it out entirely? Some health-conscious Americans opt for liquors instead of beer and cider to avoid excess calories. Others avoid red wines to steer clear of hangover-inducing tannins. Among the rising favorites is tequila, especially as it's celebrated Thursday on National Tequila Day. The distilled Mexican spirit, known for its starring role in margaritas and tequila sunrises, is often seen as a cleaner, potentially healthier choice. But is it really? Lauren Manaker, a registered dietitian based in South Carolina, shared with Fox News Digital some of the myths and facts surrounding tequila. Manaker said that pure tequila, made from 100% agave, can be a "reasonable choice" for health-minded imbibers. "Hangovers depend on how much you drink, how hydrated you are, and what you pair it with, not just the type of alcohol." "It's naturally lower in sugar and doesn't contain additives, which might make it easier on your body compared to sugary cocktails or heavily processed liquors," the health expert said. Still, Manaker noted that tequila is not hangover-proof, despite popular belief. "No alcohol is truly 'hangover-proof,'" the dietitian said. "Hangovers depend on how much you drink, how hydrated you are and what you pair it with – not just the type of alcohol." Even so, tequila isn't necessarily healthy either. Manaker said that all alcohol is classified as a Group 1 carcinogen by the International Agency for Research on Cancer. "This means it's in the same category as tobacco and asbestos – not because it's equally risky, but because there's enough evidence suggesting it's link to increased cancer risk, especially with heavy or regular consumption," she said. "So, while a drink here and there is fine for most people, it's worth keeping the big picture in mind." Below are Manaker's top tips for enjoying National Tequila Day without wrecking your health. Quantity matters: Moderation is key. Stick to one drink for women or two for men per day max, as recommended by health guidelines. Overindulging is where the trouble starts. Mind your mixers: Skip sugary mixers (like margarita mix) and opt for soda water, fresh lime or a splash of grapefruit juice for a lighter option. Eat before you drink: Drinking on an empty stomach is a recipe for disaster. A balanced meal with protein, healthy fats and carbs can help slow alcohol absorption. Hydrate: Alcohol dehydrates you, so drink water before, during and after. A good rule of thumb is one glass of water for every alcoholic drink. "And remember, the best way to avoid a hangover is to drink less or not at all," Manaker said.
