‘Unrivalled': Massive inner-city mixed-use site comes up for sale
One of the largest inner-city sites to hit the market this year could redefine an entire suburb with hundreds of new restaurants, homes and businesses – and a development fast-track in place.
The 9,032sq m property just 2km from the Brisbane CBD, is in the Woolloongabba Priority Development Area where applications are fast-tracked to boost urban regeneration and take advantage of billions of dollars worth of new infrastructure going into the future Olympic host city.

Called Station Square, the massive site is made up of 18 lots, fronting some of Woolloongabba's most well-known streets including Stanley, Reid and Hubert – with a variety of options for the next owner including multi-unit dwellings (build to sell or build to rent), purpose-built student accommodation, hotel or serviced apartments, commercial office space and retail offerings, according to agents Colliers who are handling the sale.
Colliers managing director of capital markets and investment services Matthew Meynell said 'this is a once-in-a-generation opportunity to secure a substantial landholding in one of Brisbane's most dynamic precincts'.

'Gone straight away': all cashed up and nowhere to buy
The site has been put up for sale via an international expressions of interest campaign closing 3pm (AEST) Wednesday June 4 2025, and comes as demand across Brisbane continues to surge, with overall dwelling prices hitting a record $882,000 this week.
Colliers director residential development sites, Troy Linnane said 'given the ongoing transformation of Woolloongabba due to significant transport infrastructure investment and Brisbane Live Arena, the demand for residential, commercial and hospitality offerings in this precinct is set to skyrocket, positioning this site as a prime investment'.
Colliers head of hotels Karen Wales agrees the site will generate strong interest given the situation on the ground: 'with Brisbane's record-low vacancy rates and sustained demand for residential and hotel accommodation, this opportunity is expected to attract significant local and international interest'.
The area is set to benefit from major infrastructure projects like Cross River Rail, Brisbane Metro, and the privately funded Brisbane Live Arena ahead of the 2032 Olympic and Paralympic Games.
'All these transformative developments are positioned directly opposite the property,' according to Colliers, giving it unmatched connectivity to Brisbane CBD – a direct three minute journey.

Not bad, considering we're coming off a fresh flare-up in Trump-Xi tariff tension. Overnight, US stocks took a shaky start in stride. The S&P 500 closed up 0.4%, Nasdaq rose 0.7%. There was mud-slinging between Washington and Beijing, along with talk of a potential call between Trump and Xi this week to smooth things over; but let's not hold our breath. Crude oil prices surged as wildfires in Canada knocked out an estimated 7% of the country's oil production. That news has boosted local energy players this morning. Woodside Energy Group (ASX:WDS) shot up 1.5%. Gold also rallied hard, up 3%, on good old-fashioned fear. The Aussie dollar found some swagger, too, climbing to almost US65c as the greenback weakened on trade nerves. Back to the ASX, where IDP Education (ASX:IEL) was the biggest large cap mover this morning. Not in a good way. The stock faceplanted with a 44% dip after warning that global student numbers are drying up fast – up to 30% less placements this year. Language testing volumes are also expected to drop nearly 20%. The stock's now at its lowest level since 2016, and let's just say the market didn't take the news well. This is where things stood at around lunch time, AEST: Still in the large caps space, Treasury Wine Estates (ASX:TWE) was down 0.3% after trimming its full-year earnings outlook slightly to $770m (down from $780m). The Penfolds maker blamed lower-than-expected shipments, and the sudden exit of a key distributor in California. And, Domino's Pizza Enterprises (ASX:DMP) slipped 3% as it reshuffled leadership in Japan to try and get its operations back on track. Wages go up; RBA plays it safe Meanwhile, the Fair Work Commission is lifting minimum and award wages by 3.5% starting July 1. That takes the national minimum to just under $948 a week, or $24.95 an hour. This is the first time in years that the increase has outpaced inflation (currently at 2.4%), which sounds like great news for workers. But there's a catch, experts said. It could add heat to consumer spending at a time when the RBA is trying to cool inflation down. Speaking of the RBA, the May meeting minutes were released today, and the message is: "We could've cut rates more, but let's not get ahead of ourselves." The central bank said it went with 25 basis points, and not a bigger cut, because that level struck the right balance between caution and predictability. The minutes also suggested that Trump's tariffs haven't really dented Australia just yet, and the board figured it would be riskier to overdo the cut now, and then have to slam on the brakes later. The updated estimate shows grades averaging over 6,300ppm TREO, including high-value magnet metals like neodymium, praseodymium, dysprosium and terbium – key ingredients for EVs and wind turbines. That puts it among the highest-grade rare earth deposits in the world. This new figure is more than 70 times bigger than the previous estimate, and the mineralisation still looks to extend in every direction, said EPM. Western Yilgarn (ASX:WYX) has snapped up the Cardea 3 Bauxite Project in WA's Darling Range, just 17km from its big Julimar West deposit. It paid a modest $5k upfront, and will tip in more cash and shares once the exploration licence is granted. Previous drilling at Cardea 3 shows high-grade bauxite, with standout results like 7.5m at over 48% total alumina and low reactive silica. The Brisbane Olympics continue to loom as a potentially massive upward driver of house prices. Speculation is rife about just how much the Games will push up prices in Brisbane in particular. As soon as the long-awaited venues were confirmed in March, realtors began promoting their properties as within the 'Olympic precinct'. Finder research suggests 1.5 million people would be looking to buy in Brisbane between now and the 2032 Games. 'The ripple effect on the local property market, especially in Brisbane's inner and middle-ring suburbs, cannot be underestimated,' Australian Property Investor magazine said in April. Propertytology managing director Simon Pressley tempered the huge expectations this week though, downplaying estimates Brisbane house prices would double in the next seven years. 'No guarantee,' he told Channel 7 on Tuesday morning. 'Property markets are obviously very, very complicated. 'There's no precedent with past Olympic Games around the world that property booms always happen.' The Sydney 2000 Games did spark a property boom though, but the NSW economy and the monetary policy of the time were larger factors for the boom, Mr Pressley said. 'Broadly, for the whole state of Queensland, the outlook for its property market for the foreseeable future looks to be strong,' he said. 'Buyers are already competing very hard for a small volume of properties for sale.' The latest national figures show Brisbane's median dwelling value has increased 7.1 per cent in the past year to $918,000. Of the capital cities, only Perth prices have gone up more in the past 12 months. Regional South Australian prices have shot up the most. In March, the Queensland government unveiled plans for a new Olympics precinct in Brisbane. 'There's going to be a lot of construction obviously with various stadiums and arenas built all over the state,' Mr Pressley said. 'Skilled labour is going to be a big challenge for the Queensland government as well.'
