NSW Farmers in city sell-off
Australia's largest state farming organisation is selling two lower north shore office blocks, in prime redevelopment zones, to improve its services for member farmers.
NSW Farmers paid $60.2m for a 10-storey commercial site, including its head office, on the Pacific Highway in 2018 and more than $12m for a three-storey office block in St Leonards in 2010.
Both are now being offered for sale by Colliers Sydney North, which has recently sold prominent sites in the area for between $17m and around $58m.
The NSW Farmers Board said it was seeking to capitalise on the emerging opportunities in the St Leonards/Crows Nest area, following the opening of the Metro train network and the state government's housing priorities.
The sale will also allow NSW Farmers to invest further in providing improved member services and advance advocacy outcomes.
Tom Appleby of Colliers wouldn't be drawn on price expectations but said the Crows Nest/St Leonards/Greenwich precinct was hotly contested both for current use and potential redevelopment within a once-in-a-generation planning environment.
'While value-add office groups and developers are likely to show predominant interest, we also anticipate a number of medical operators, particularly mental health, respite care and pharmaceuticals to express interest given both properties' convenient position very close to one of Sydney's pre-eminent health hubs,' he said.
No.154 Pacific Highway is on 3080sq m of land, 600m from St Leonards Station and has the potential for 32 per cent more gross floor area – taking it to 9240sq m.
No.40 Oxley St, St Leonards is a renovated block on 1684sq m of land 200m from Crows Nest Metro Station and within the Transport Oriented Development precinct, with a 64m height limit in that area.
Both sites have expressions of interest campaigns closing on July 17.

Treasurer Jim Chalmers puts petrol stations on notice over fuel price spikes
Servos have been put on notice to not take advantage of Australian drivers after the Iran-Israel conflict caused global oil prices to soar by more than 25 per cent. Jim Chalmers wrote to the Australian Competition and Consumer Commission (ACCC) chief Gina Cass-Gottlieb on Tuesday requesting the watchdog be on the lookout for petrol stations attempting to 'do the wrong thing by Australian motorists,' and implement non-justifiable changes on motorists. The Treasurer noted global oil prices had increased by more than 25 per cent since June from about $62 a barrel to about $79 at the start of this week, however they had moderated following a potential ceasefire. 'Recent spikes in the barrel price on international markets and volatility associated with unfolding events should not be used as an excuse for retailers to gouge customers or to increase prices opportunistically above and beyond the impact of events in the Middle East,' Mr Chalmers wrote. 'I would expect the ACCC as the independent regulator enforcing Australia's competition and consumer laws to investigate any concerns arising about misrepresentations regarding petrol prices, false and misleading conduct or anti-competitive conduct in petrol markets, and to take appropriate action.' NRMA spokesman Peter Khoury warned fuel prices were likely to increase, however not by as much as motorists feared. On average, he said drivers were likely to pay about 8 centres more a litre at the bowser. 'Our regional benchmark – Malaysian Tapis – closed at $77 a barrel and we do expect it to go higher when the markets open tonight,' Mr Khoury said. 'But to put it in perspective, when we saw those really horrible record high prices back when Russia invaded Ukraine, Tapis was trading at $133 a barrel.' However the closure of the Strait of Hormuz could send oil prices to more than US$100 a barrel, with the 32km stretch responsible for about 30 per cent of the world's oil supply, and the primary shipping route for exports from Saudi Arabia, Iraq, the UAE, and Kuwait.

Sydney's inner-west nightlife needs more than a late-night 'shot in the arm', say venue owners
Venue owners say more needs to be done to bring back Sydney's nightlife than just extending opening hours, after a local council approved a proposal aimed at revitalising hospitality in the inner west. Bars, pubs and music venues in specified zones in Marrickville, Balmain, Rozelle, Dulwich Hill and Leichhardt will be able to open until 2am on Friday, Saturday and the night before public holidays as part of six new special entertainment precincts approved by Inner West Council last week. Outdoor trading and dining until midnight will also be on the cards, with the precincts the latest addition to a state policy introduced in October 2024 that is aimed at creating "high-quality, diverse districts which support live performance", according to the NSW government. The regulations also allow small live performances without development applications, opening up live music and art shows to more venues. The proposal is aimed at giving artists and hospitality in the area "a big shot in the arm", Mayor Darcy Byrne said on Tuesday. "While other councils are shutting down entertainment, we are doing the opposite and want to attract more venues and performers to our main streets," he said. The new precincts mirror the rules governing the Enmore Road district — which has been operating since September 2022 as a special entertainment zone and is set to be expanded — and will require state government rubber-stamping before licences can be granted. The director and owner of Titus Jones bar in Marrickville, Merrick Webb, said that, although opening for more hours was appealing, it didn't address the core issues affecting hospitality. Mr Webb listed infrastructure as a key issue, with Marrickville station closed until next year due to Metro works. The outdoor seating proposal was "very attractive", he said, and could increase capacity by 15 per cent, but he also noted the cost of security and the need for more lighting in the area to make the proposal viable for his business. Craig Pietersen, the owner of Lazybones Lounge, Marrickville, said extended licences were not the key to fixing hospitality issues in Sydney. "I think they're looking down the wrong pond," he said, and listed the cost of living as a main issue in bringing people out to eat and drink. His business already has a licence to open until 3am on Friday and Saturday nights and Mr Pietersen said they struggled to keep the venue busy after 1am. Others like Caroline Buckingham, owner of Butchers Brew Bar, Dulwich Hill, said she was happy to see Inner West Council "going in to bat" for small venues. "We probably wouldn't be open until 2am every Friday and Saturday, but it would be good to have it there if there's call for it," she said. Cr Byrne said the council would ask the state government to approve the new precincts as soon as possible to kickstart what he called the "genuine renaissance of Sydney's nightlife" based in the inner west.

ASX200: Oil prices nosedive on Israel-Iran ceasefire promise
Apparent calm in the Middle East has subdued oil prices as Australian energy stocks took a hit on Tuesday. The benchmark ASX200 finished up 80 points to 8555.5, a 0.95 per cent gain on the day. Eight of eleven sectors were in the green. There were successful debuts for Virgin Australia and Greatland Resources, sparking hopes for a resurgence of initial public offerings on the ASX. But broader Middle East events hit Australia's big energy players hard. The sector was down 3.9 per cent on Tuesday, led by biggest player Woodside which lost 6.5 per cent to $24.16. 'The oil market just staged a masterclass in financial theatre – loud opening act, whispered finale,' independent analyst Stephen Innes said of fluctuations since the US bombing of Iran. 'After roaring to (US)$78.50 a barrel on weekend war headlines, crude did a hard about-face, nosediving over 7 per cent to close near $68.50, dragging the entire energy complex with it. It's not just a round trip. It's a mood swing with a ticker. 'Oil, once again, played both the arsonist and the fireman – igniting fears with every missile and then soothing them just as fast when Tehran's 'retaliation' turned out to be more of a press release than a war cry.' The latest fluctuation in oil prices came off the back of Donald Trump announcing a ceasefire between Israel and Iran. The global Brent crude benchmark fell almost 4 per cent on Tuesday to $US66 per barrel and US WTI lost 5 per cent to $US65. Oil and gas explorer Karoon Energy shed 6.5 per cent to finish at $1.95, while Santos slipped 1.5 per cent to $7.66. Domestically, the City of Sydney has announced a ban on new homes having gas appliances, while the Victorian government will phase out gas hot water systems from 2027. Following energy stocks, the ASX utilities sector also fell into the red Tuesday, as Origin Energy fell 2.5 per cent and APA Group lost 1.7 per cent. AGL slipped 1 per cent and Genesis Energy shed 0.95 per cent. Looking to the top of the tables, materials led the bourse's Tuesday charge into positive territory. Rio Tinto and Hancock Prospecting announced a $2.5bn, 50-50 split investment to extend the Hope Downs iron ore project. Rio also flagged $20bn of new mine, equipment and plant investment in the coming three years. In turn, Rio's share price gained a tick over 3 per cent to $104.94. At the checkout, investors flocked to KFC operator Collins Foods. The small-cap had a finger-lickin' day, spiking 17.4 per cent. The intraday high peaked at 26 per cent, as a full year profit fall of 89 per cent was announced. Investors are hoping the price has bottomed out. There were also two highly promising IPOs. London-listed gold and copper miner Greatland Resources rocketed to $7.30, gaining 43.7 per cent on debut. Virgin Australia successfully relaunched as well, closing with an 11.4 per cent gain, to $3.23. The two floats were worth a combined $1bn.
