[SINGAPORE] Land parcels along Cross Street in the Central Business District have been earmarked for redevelopment for residential use, according to the Urban Redevelopment Authority (URA).
Located next to the Telok Ayer MRT station, the land parcel is being proposed for residential with commercial at first storey use, with a gross plot ratio of 6.3. The empty field previously housed the Market Street Interim Hawker Centre.
'The proposed amendments are to facilitate a future residential development, as part of plans to introduce more accommodation options near key amenities and transport nodes in the Central Business District (CBD),' URA said.
China Square Food Centre, which is located in Telok Ayer Street nearby, may be redeveloped into a hotel.
One of the land parcels there will see its zoning change from commercial use to hotel use with a gross plot ratio of 7. Several other land parcels which are open spaces or parks will also be made available for hotel and commercial use.
'A new hotel in the CBD, especially with public spaces, will liven up the city, particularly at nights and on weekends when the office crowd is away,' said ERA Singapore's key executive officer Eugene Lim.

Elsewhere in the city centre, a reserve site along Mohamed Sultan Road will be rezoned to residential with commercial use on the first storey. A gross plot ratio of 2.8 has been proposed for the River Valley area plot.
The plot includes a transitional office site sold in 2010 with a 15-year-lease, said Lee Sze Teck, Huttons Asia senior director of data analytics.
Land along the Kallang River is expected to be intensified for residential use. The proposed amendments will allow more people to live in central locations and near existing transport nodes, URA said.
Christine Sun, OrangeTee Group's chief researcher and strategist, said the plot can yield an estimated 1,000 to 1,200 Housing and Development Board (HDB) Build-to-Order flats or around 1,400 to 1,500 condominium units.
Meanwhile, a reserve site near the Woodlands South MRT is being set aside for residential use. An estimated 600 to 700 units could be built on the site, said Huttons' Lee.
A white site at Dover Road which was subject to detailed planning will be made available for residential with commercial use on the first storey, so as to enable more people to live near existing employment centres and transport nodes, URA said.
A residential site with a health and medical care zone is also being proposed for Bedok North.
URA said the upcoming development will support demand for housing and improve residents' accessibility to health and medical care amenities.

[NEW YORK] KKR has a record volume of commercial-property financings lined up, and expects more deals as property prices reset and other lenders pull back amid market volatility. The investment firm's pipeline has reached an all-time high of US$42 billion, the second such record set this year, according to a Tuesday note by Matt Salem, Joel Traut and Patrick Mattson in KKR's real estate credit group. Higher interest rates have weighed on market prices for many types of real estate for the last few years. Meanwhile, tariff concerns since early April have made it harder for landlords to obtain financing, increasing their demand for private credit. ''Liberation Day' brought an unexpected new set of opportunities,' Salem, Traut, and Mattson said in their note. The volatility pushed whole loan spreads wider and brought single-asset single-borrower commercial mortgage-backed securitisation to a halt as lenders waited for clarity – creating an opportunity to step in with financing alternatives, they wrote. Property loans are generally attractive as their collateral-based cash flows and floating-rate nature make them a hedge against inflation, according to KKR. The firm usually provides loans at a ratio of 60 per cent to 70 per cent of the value of the real estate, which they say provides enough equity cushion to get repaid even if there are losses. Private credit commercial-property loans can offer annual returns in the 12 per cent to 14 per cent range, while also offering less downside risk than equities, added Salem, KKR's head of real estate credit, in an interview. However, he said KKR remains cautious about the potential effects of tariffs and high inflation. Tariffs could weigh on the values of warehouses in Los Angeles, a major US port city, Salem said as an example. 'The biggest risk right now is in the macro,' said Salem. 'Inflation being number one, and then number two, recession risk.' Looking ahead, KKR expects construction activity to stay muted, partly due to higher labour and materials costs in the US and Europe even before tariffs hit. That helps create a favourable supply-demand ratio that will support asset values. Property values have also become more reasonable generally, providing attractive entry points. 'This private real estate credit strategy is really targeting this opportunity set,' Salem said. 'We will be putting in billions of dollars to work over the next few years.' In February, KKR said it raised more than US$850 million for its Opportunistic Real Estate Credit Fund II. The vehicle will back first mortgages secured by high-quality properties in the US and Europe, and also purchase certain tranches of commercial-mortgage backed securities. With the opportunities in the space, KKR has been hiring professionals to help it evaluate more real estate loans, Salem said, declining to give specifics about staffing plans. CDL places S$1,132 psf ppr top bid for plot next to Lakeside MRT station

[SINGAPORE] City Developments has placed the top bid for a 99-year leasehold site next to Lakeside MRT station in the Jurong West area. Its bid of S$608 million, which works out to about S$1,132 per square foot per plot ratio (psf ppr), was the highest of six bids received for the site at a state tender that closed on Tuesday (Jun 3). The plot, in Lakeside Drive, is zoned residential with commercial at first storey. It can be developed to a maximum gross floor area (GFA) of 537,065 sq ft. The plot can yield about 575 private homes. The commercial component is capped at 10,764 sq ft GFA, of which a minimum 7,535 sq ft has to be for supermarket use. The second-highest bid at the tender, from a partnership between Frasers Property and Mitsubishi Estate, came in at S$550.56 million (or S$1,025 psf ppr). Also bidding for the site was a tie-up between units of CapitaLand Development and Sing Holdings, which offered S$529 million or S$985 psf ppr. Hong Leong-led consortium secures S$692 million green loan from DBS, OCBC for Tengah's first private mixed-use project

[SINGAPORE] A consortium led by Hong Leong Holdings has secured a S$692 million green loan to finance the development of Tengah's first nature-centric private mixed-use residential project. DBS , the anchor lender and sole green advisor for the deal, will contribute S$484 million to the green loan, the bank said on Tuesday (Jun 3). OCBC will provide the remaining S$208 million. Structured in line with internationally recognised Green Loan Principles, the financing will support the consortium's investments in green infrastructure and ecological integration. The consortium includes joint venture partners GuocoLand and CSC Land Group. Chew Chong Lim, DBS' group head of real estate and shipping, aviation, logistics and transportation, institutional banking, noted that climate change is accelerating, and changing the way residents live, work and play. 'In this evolving landscape, integrating nature into urban development is of growing importance to build more sustainable and resilient townships where people can thrive and enjoy nature,' he said. The project is located on a 25,458.4-square-metre site at Tengah Garden Avenue. It can potentially yield around 860 homes with integrated retail amenities, and is slated for launch in 2026. The project aligns with national plans to develop Tengah – Singapore's first new Housing Board town since Punggol more than 20 years ago – as an eco-friendly, car-lite 'forest' town When fully developed, Tengah is expected to offer about 42,000 homes set within a 100 metre-wide and five kilometre-long forest corridor.
