Bengaluru's Rs 10 cr+ home market hits Rs 1,000 cr sales milestone in FY25

Bengaluru's luxury housing market has hit a new high, with sales of homes priced at Rs 10 crore and above jumping 59% in FY2024–25 to a record Rs 1,000 crore, according to a new report by India Sotheby's International Realty (ISIR) and real estate data firm CRE Matrix.
In terms of the number of units sold, 78 luxury homes were purchased during the year, compared to 51 homes in the previous fiscal.
The Rs 10–Rs 12 crore price bracket saw the highest sales, with demand coming largely from CXOs, startup founders, high net-worth individuals (HNIs), and globally mobile Indians. Many are buying not just for living but also as a strategic investment.
'Locations like Varthur and Gunjur are becoming increasingly popular due to their connectivity to tech hubs,' said Umesh Gowda HA, Chairman of Sanjeevini Group.
Darshan Govindaraju of Vaishnavi Group highlighted that apart from NRIs, ESOP-rich tech professionals and investors seeking capital gains are now entering the luxury housing space.
Anjana Sastri of Sterling Developers added that high rental yields, IT growth, and lifestyle aspirations are making Bengaluru a top choice for premium housing.
Commenting on the report, Madhusudhan G, Chairman and Managing Director of Sumadhura Group, said the housing demand in Bengaluru is strongly driven by improvement in infrastructure, including expansion in the metro rail network.
Real estate developer Sanjeevini Group Chairman and Founder, Umesh Gowda HA, said, "Bengaluru has witnessed a remarkable demand in luxury homes. The ever-expanding corporate presence, with record leasing activity and rising incomes, has shifted demand to this category. Micro markets like Varthur and Gunjur, owing to their connectivity to tech hubs, have emerged as a preferred residential destination."

India continues to be a strategic market for both global and domestic brands, said Myntra CEO Nandita Sinha. She made the remarks after attending the NRF 25 retail event held in Singapore from 3 to 6 June. Following the e-commerce major's launch in Singapore on 19 May, Myntra Global has reported growing user engagement, a healthy average order value and a notable share of returning customers. Singapore launch 'With the launch of Myntra Global in Singapore, we're also laying the foundation for our global foray, with a long-term aspiration to serve the Indian diaspora beyond India,' Sinha said. The company in May said that it aims to assess consumer preferences, selection patterns and brand traction before planning wider expansion. Initial targets include reaching 12–15 per cent of the Indian consumer base in Singapore. The Walmart-owned company is currently targeting the 650,000 Indians living in Singapore. Sinha noted that the company's India-based platform had already recorded around 30,000 users from Singapore prior to the launch. 'We're tapping into opportunities around festivals, weddings and occasions with our brand portfolio, spanning Indian fashion and home décor,' Sinha had said in May. 'For now, our focus is on learning, getting product–market fit right and then expanding.' 'At less than 15 per cent, e-fashion in India is still significantly underpenetrated compared to global benchmarks, presenting a tremendous opportunity,' she said. Sinha added, 'The new-age insurgent brands are tailoring their value proposition,' while highlighting the Indian market's rising importance. Customer segment A key focus for Myntra is the Gen Z customer segment, which interacts with fashion differently and expects a customised shopping experience. Singapore, Jun 8 (PTI) India has emerged as a 'great place" to use the advantages accruing from Free Trade Agreements (FTAs), a senior retail industry official said as he highlighted the success of Make in India programme. 'We are among the most attractive markets, with a growing young population that makes us one of the world's largest consumer markets with insatiable demand for the best in the world," said Retailers Association of India (RAI) CEO Kumar Rajagopalan at an event here. FTAs will also give Indians access to items that get manufactured abroad at a more convenient pricing, he added. But he was also quick to dismiss notions of dumping cheap inferior goods into the Indian market, pointing out that the country has created laws that can protect against such trade-damaging practices, and that can be challenged at the World Trade Organization. According to Kumar, a trade veteran of 40 decades, a full-fledged quality control checking system is in place to ensure Indian consumers are getting the best products as imports of edibles is set to increase following the signing of more and more FTAs by the Indian government in an endeavour to reach out the global markets. India has always imported consumer products from around the world but in recent years with the economic prosperity momentum picking up, the country has become 'more and more attractive as a consumer-driven market", given the young population with rising income seeking the best quality, cost-effective, long-lasting and appealing products, Kumar pointed out. FTAs are increasing India's bilateral trade globally, covering value-added high-end and heavy-duty industrial products to edibles such as soybeans, cheeses, vines and beverages. RAI leads about 2,500 members, mostly retailers at national level, with an annual business volume of about USD 900 billion, that is set to grow at 10 per cent annually. Kumar also sees competition from world-class products for Make in India. 'Imports and exports will create a competitive landscape and we will see further upgrades in manufacturing processes within India to make globally-rated products be it hardware, software and or edibles." India, he said, produces agri and non-agri products for consumers as well as industrial plants for the world. He said that 85 per cent of the 7,00,000 stores in India are still operating in traditional formats, ranging from the corner shop Kiraana to single store supplying everything in the range of garments and edibles, competing with mega modern-day fast-pace trading department stores, online and offline supply chain operators. Fast and quick-commerce have reduced delivery time to 10 minutes while e-commerce and online payments have made retailing business easier and prompt, he observed. A latest example of India made products from design to garment production is Mumbai-headquartered 'Fynd", an artificial intelligence-driven commerce platform that is serving the Indian market as well as the Middle East and Africa markets.
