There is still plenty of room for more growth, according to Banyan Group. Up to 2024, a total of around 3,000 residential units have been built in Laguna Phuket, with another 700 now under development. A further 10,000 units are eventually envisaged for Laguna Phuket and Laguna Lakelands over the next 10 years.
"Our strategy is to focus solely on quality high spec residences, regardless of their size," says Stuart Reading, MD of Banyan Group Residences. "It's a bit like when you buy a car from a luxury car brand like BMW or Mercedes, even if you are buying a smaller vehicle you know that the quality and craftsmanship is still on the same level as the top of the range models."
Mr Reading says the group will develop larger branded apartments and penthouses in some of Laguna Phuket's prime beachfront sites, some possibly measuring up to 500 or even 700 sq m in size.
"Scarcity of beachfront land especially on the prestigious central west coast where we're located means we can look to create luxury living through spacious and high-spec apartments with private terrace or rooftop pools rather than land-intensive single villas," he explains.
At the same time, Banyan Group will build lower entry price, smaller but still high specification condominiums in Laguna Lakelands, and other sites within Phuket Laguna that are further from the beach.

Kuwait Real Estate and IFA sign Dh198 million agreement with Darwish Engineering
Kuwait Real Estate Company, in collaboration with its subsidiary IFA Hotels and Resorts, has announced the signing of a contract with Darwish Engineering, one of the leading construction companies in the UAE, to develop the infrastructure works for its residential project 'Al Tay Hills' in Sharjah, with a total value of Dh198 million. The contract was signed through Qaryat Al Nakheel Real Estate, the executive arm of the project and a subsidiary of Kuwait Real Estate. The scope of work includes the design and implementation of core infrastructure, such as the construction of sewage networks, a wastewater treatment plant, two water pumping stations, in addition to road networks, stormwater drainage, and networks for electricity, telecommunications, and water. Dubai is taking a leadership role in real estate tokenisation
Dubai is taking a leadership role in the Middle East in real estate tokenisation that, according to Dubai Land Department, will reach to a market value of Dh60 billion ($1 billion), while the global real estate tokenization market is expected to reach $18.9 trillion by 2033. Nisus Finance Investment Consultancy FZCO (NiFCO Dubai) said, it has signed a Memorandum of Understanding (MoU) with Xchain Technologies FZCO (Toyow), a leading blockchain-based forensic and advisory firm, for the tokenisation of funds and assets worth up to $500 million (Dh1.83 billion), as the market shifts towards Web3 technology. Nisus Finance plans to conduct a Security Token Offering (STO) of its real estate assets under management (AUM) through Toyow's marketplace. Toyow will provide end-to-end technical support, including smart contract development, blockchain integration, and regulatory alignment. The news comes a few days after Dubai Land Department (DLD) launched the region's first tokenised real estate investment project through the 'Prypco Mint' platform. The initiative is being implemented in partnership with Prypco. These are in line with the UAE's futuristic national vision focusing on technology and innovation. The news comes a few days after the DLD launched the region's first tokenised real estate investment project in collaboration with the Virtual Assets Regulatory Authority (VARA), the Central Bank of the UAE, and the Dubai Future Foundation (DFF). With DLD projecting tokenised real estate transactions to reach Dh60 billion by 2033 — or 7 per cent of the total market — Dubai is clearly positioning itself as a global hub for asset tokenisation. 'This MoU will help us develop real estate funds on the Web3 blockchain technology platform – that is set to revolutionise investment in real estate in the future,' Amit Goenka, Chairman and Managing Director of Nisus Finance Group (NiFCO), said. The tokenised ownership of loans and securitisations could grow to $2.39 trillion by 2035, with a total market penetration rate of 0.55 per cent, according to a report by the global business advisory firm Deloitte. As per the MoU, Xchain Technologies FZCO will tokenise Nisus Finance's Real Estate Assets Under Management (AUM) worth up to $500 million (Dh1.83 billion) as security tokens on Toyow, a global multi-category tokenised Real World Assets (RWA) marketplace. Toyow will leverage its platform to provide technical and operational support, including regulatory compliance across the UAE, DIFC, and international jurisdictions. Investors holding the Toyow Token will be able to invest in this fund using Toyow Token ($TTN). 'The tokenised real-world assets market (excluding stable coins) reached $15.2 billion by December 2024. This growth is fueled by a supportive regulatory landscape, technological advancements, and increased investment from financial institutions,' according to reports. The growth in real estate tokenisation is driven by several factors, including: increased institutional Interest; clear regulatory support; technological maturation; investment opportunities as tokenisation allows for fractional ownership and access to real estate for a wider range of investors, including those with lower investment capital. The corporate sentiment in the Middle East and Africa (MEA) is geared towards targeted investments in overall space design and fit-outs to support return-to-office strategies, according to leading real estate expert JLL. This has accelerated demand for high-quality Grade A office spaces and fit-outs that enhance workplace experience and performance. In its latest 'EMEA Office Fit-Out Cost Guide 2025', JLL has identified Saudi Arabia and the UAE among the top countries globally with a high proportion of cost for high quality finishes, averaging more than $2,400/sqm, against the global average of $1,830/sqm, as workplace design becomes a component part of talent attraction and retention. The JLL EMEA Office Fit-Out Cost Guide 2025, which analyses data from 25 countries to provide insights into cost variations, drivers, sustainability concerns, and market sentiment, has also outlined the complex cost pressures for the EMEA construction sector in 2025, with office fit-out costs increasing in the last 12 months. The steady rise in costs reflects the growing trend of organisations (44%) in the region to increase office-based workdays over the next five years. Dubai also ranks among the top 20 cities globally in the City Cost Index, reflecting continued competition for Grade A spaces, while in Saudi Arabia, initiatives such as regional headquarters (RHQ) programme is also driving demand. JLL has also found that sustainability is a key driver in many relocation strategies and office fit-outs, with 68% of organisations globally planning to increase investment in sustainability performance in the next five years. In MEA, the sentiment is strongest in Saudi Arabia and the UAE, where 78% of corporate real estate leaders aim to enhance value through sustainability. Several factors are contributing to the current market dynamics. Supply chain disruptions in 2024 disproportionately affected the Middle East and North Africa, tightening project timeframes and escalating pricing. According to JLL, builders' works, which includes partitions, flooring, finishes, and joinery, typically accounts for the largest component of fit-out costs, ranging from 26% in Cairo and 36% in the UAE to 40% in Saudi Arabia. These costs are among the most susceptible to raw material prices and supply chain risks, it stated. Mechanical & Electrical (M&E) services now account for a higher proportion of office spend as stricter environmental and sustainability standards require more complex systems. Cairo (39%) ranks among the top cities globally for average proportion of costs per sqm for M&E services, while Dubai (30%) and Riyadh (29%) are on par with the global average cost of 29%. Technology integration is also pivotal to enhancing hybrid work environments across all office typologies, with companies in MEA investing in improved and extended AV systems. Gary Tracey, the Head of Project & Development Services UAE at JLL, said: "The demand for high-performance office spaces is intensifying in the UAE as stakeholders increasingly prioritise environmental considerations to drive asset value." "Offices that embrace innovative technologies and sustainable design principles and have higher levels of green certification command a premium, especially in Dubai. Investments to improve sustainability will mitigate future operational expenses, remaining highly attractive to tenants seeking modern, efficient workplaces," he added. JLL said the momentum for sustainable workplaces continues to surge in the region, driven by corporate commitments, evolving expectations, and stricter regulatory requirements. Companies are weighing the cost-benefits of relocation to newer Grade A buildings compared to upgrading existing assets. However, organisations in the region face challenges in meeting sustainability requirements due to limited suitable stock and high costs of upgrading older buildings. To address these challenges, early planning and integration of sustainability targets in relocation strategies and fit-out projects are crucial, it stated.
