
Dubai sets new real estate records again
A record-breaking surge in the secondary market, alongside significant growth in the primary market, saw Dubai achieve the highest-ever monthly total in sales transactions, with a 94% year-on-year surge in value and a 54% rise in transaction volume.
Dubai's secondary segment achieved a record AED28 billion in sales across over 7,700 transactions, up 67% in value and 66% in volume from April 2024.
Primary sales further contributed to the charge, touching AED 34.2 billion in value, a 124% increase from April 2024.
DUBAI, UNITED ARAB EMIRATES: Property Finder, the leading property portal in the MENA region, has released its market performance highlights for April 2025, highlighting unprecedented peaks in Dubai's real estate activity.
Dubai Land Department (DLD) data reveals that this April, Dubai recorded AED 62.1 billion in total sales transactions, the highest ever monthly total for the emirate – a 94% year-on-year surge in value as compared to April 2024, and a 54% rise in transaction volume. This landmark performance underscores the city's thriving property sector, with growth witnessed across both primary (off-plan) and secondary (ready) markets.
Key data highlights:
Sales performance: The primary market shows no signs of slowing down
The primary property segment led the charge on Dubai real estate, with sales touching AED 34.2 billion in value, a 124% increase from April 2024. This was fuelled by marquee transactions in destinations like Palm Jebel Ali and The Oasis by Emaar.
Palm Jebel Ali and The Oasis by Emaar accounted for 19% and 13% of the total value, respectively, despite representing less than 2% and 4% of total transaction volume of primary transactions, highlighting investor appetite for future-forward, branded communities.
Sales performance: Resale maintains strong and sustained growth
The secondary segment performed equally notably, with a record AED28 billion in sales value across more than 7,700 transactions, up 67% in value and 66% in volume from April 2024.
While a landmark AED 1.45 billion land transaction in DMCC-EZ2 for the upcoming Sobha Central development in Jebel Ali stood out, strong resale activity in key communities [1] such as Palm Jumeirah, JVC, and Dubai Marina also contributed significantly to overall transaction value.
Consumer preferences: Apartments dominate home searches
Apartment living continues to be the preferred choice across both buyer and renter categories; with apartments accounting for nearly 78% of rental searches and 59% of purchase interest in April 2025.
Studio apartments comprised 21% of all rental searches on Property Finder, but just 14% of buyer interest. This gap signals strong yield opportunities for investors in smaller units, where rental demand appears stronger than buyer interest.
Meanwhile, two-bedroom apartments attracted 35% of buyer searches and 31% of rental demand.

The final phase in 2026 will complete the transition towards eliminating single-use plastics. Enforcement measures include fines for non-compliance, starting at AED 200 and escalating for repeated violations. Certain exemptions will apply, such as for products intended for export or specific uses like packaging for fresh produce.

SRTA launches ‘On-Demand Buses' service in Sharjah
Flexible, direct mobility solution This innovative service offers passengers a flexible and direct mode of transport from their homes to their daily destinations, particularly in areas not fully served by the current public bus network. It promotes the concept of an integrated transport system across the emirate. Engineer Yousef Khamis Al Othmani, chairman of the Sharjah Roads and Transport Authority (SRTA), emphasised the need for a flexible, sustainable public transport system in light of Sharjah's rapid urban and population expansion. The On-Demand Buses service reflects SRTA's vision for reducing private vehicle use, thereby lowering congestion and carbon emissions. Enhancing quality of life through smart transport Al Othmani added that public transport is central to improving quality of life and mobility within the emirate. SRTA continues to invest in modern transport technologies and expand smart services for all while committing to a safe and sustainable transport environment that aligns with Sharjah's strategic vision for a more balanced and prosperous urban future. Affordable, smart and user-friendly The first phase includes two buses operating daily from 6:00 am to 10:00 pm, with a nominal fare of AED 8 per trip. Children under five travel for free. Users can request and track buses in real time via a smart app, which also allows for cashless payments and instant quality feedback. The system enables users to set their pick-up and drop-off points without being restricted to fixed bus stops or schedules, offering flexibility tailored to residents' and visitors' needs. The service facilitates convenient travel from residential areas to daily destinations, including commercial centres, restaurants, service facilities, and workplaces—reducing dependence on private cars and improving overall accessibility. Smart features Abdulaziz Al Jarwan, Director of Transport Affairs at SRTA, stated that buses are equipped with internal surveillance cameras to ensure a safe travel environment. Linked to AI systems, the buses collect real-time data on passenger numbers, demographics, and usage patterns, enabling data-driven decision-making for improved operations and future planning. The buses are also equipped to accommodate people of determination, with features that ensure easy boarding and movement. Dubai home sales surge to record $18.2bln amid population boom
Dubai's property deals reached a record AED 66.8 billion ($18.2 billion) last month, marking a staggering 44% increase over a year ago amid a population boom. One of the major growth drivers, the primary ready segment of the market saw total sales quadrupling to AED17.9 billion in May 2025, while the secondary ready segment logged AED 24 billion in sales, representing a 21% year-over-year growth in value, according to Property Finder. Overall, the value of primary ready and off-plan sales rose by 65% to AED 37 billion, while total secondary sales grew 23% to AED 29 billion, achieving a new record. The latest figures indicate strong sentiment in the market and sustained appetite for Dubai real estate. Property Finder noted that Dubai has recently seen a huge influx of new residents and visitors, a trend that drives strong demand for housing. 'With the remarkable growth in population this year, welcoming nearly 1,000 new residents each day – double last year's daily visitor arrivals, demand for housing is poised to reach peak levels,' said Cherif Sleiman, Chief Revenue Officer at Property Finder. 'Against this backdrop, the real estate market is enjoying positive momentum, fuelled by digital transformation, international investor appetite and a surge in demand for premium living.'
