Jumeirah Golf Estates launches new neighbourhood plans with Etihad Rail links

Plans for a massive new Dubai neighbourhood, which will have access to Etihad Rail and a new Dubai Metro station, have been revealed.
Wasl, one of the city's top real estate developers, has launched 'The Next Chapter' of Jumeirah Golf Estates.
Set across 4.68 million square metres of green landscapes, the masterplan expands on the existing Jumeirah Golf Estates in the emirate.
The expanded neighbourhood will be home to 51,700 residents once completed and will include 62 ultra-luxury hilltop mansions, 97 branded residences and 780 villas.
Strategically located along Sheikh Mohammed Bin Zayed Road, plans have revealed that it will have direct access to an Etihad Rail passenger station currently under construction within the project and a planned connection to the Dubai Metro.
The exact locations of Dubai's Etihad Rail stations have not yet been revealed, but the existing Jumeirah Golf Estates Dubai Metro station will also serve the expanded community.

The expansive masterplan for the neighbourhood will include six distinct lifestyle districts, curated to offer unique experiences and diverse architectural styles.
These new districts will be called Central Park District, Village District, Town Centre and Grand Lake District, Golf Course North and South, and Equestrian Village.
A new 131,850 square metre Central Park will be complemented by sports complexes, with the community designed to promote an active lifestyle.
At the heart of the masterplan is an 18-hole golf course with a clubhouse and a dedicated grass nursery. The golf club will include a state-of-the-art driving range and dedicated academy.
A massive new tennis stadium, with the capacity for over 5,000 spectators, will also be built in the expanded Jumeirah Golf Estates.
An equestrian centre specialising in show jumping training and competition will also be at the heart of the plans.

Residents and visitors to the areas will benefit from 48,000 square metres of retail and F&B zones.
The community will also have direct access to essential infrastructure, including academies, healthcare facilities and civic amenities.
In addition to the Etihad Rail and Dubai Metro links, the plans will connect the neighbourhood to Sheikh Mohammed Bin Zayed Road, Al Yalayis Street/Jebel Ali Al-Hibab Road, Al Khail Road/ Al Fay Road and Al Jamayel Street.
It will also be in close proximity to Al Maktoum International Airport, which will eventually become Dubai's main air travel hub.
Wasl has not revealed an expected completion date for the project.

He said: 'RTA is consistently expanding and upgrading the public transport network. Plans for Dubai Metro Blue Line were first announced in November 2023 by His Highness Sheikh Mohammed bin Rashid Al Maktoum, Vice President and Prime Minister of the UAE and Ruler of Dubai. At the time, HH Sheikh Mohammed said: 'The Blue Line Route of the Dubai Metro… (will) cost 18 billion dirhams.' But this estimated cost has since risen to Dhs20.5 billion following the announcement, in December 2024, of a consortium of three major construction companies to build the project. Turkish firms MAPA and Limak, as well as Chinese construction company CRRC will form a consortium to build the project. HH Sheikh Mohammed also confirmed where the Blue Line will operate when the plans were first announced. The RTA has announced that getting your Dubai driver's licence has just become even easier. If you're looking to start zipping around on Sheikh Zayed Road and all the rest, you'll be pleased to know the process has just been streamlined to allow you to get behind the wheel in no time. The driver's licence services have now been consolidated by 53 percent, from 33 options to 15, with the hope of creating a seamless, secure and digital service experience. Services that have been streamlined for digital include applying for your licence as well as managing and renewing it, or applying for a replacement in the case of loss or damage.
