The average APR on a 15-year fixed mortgage is 5.86%. But keep in mind that you'll have higher monthly payments since you're paying off your loan in half the time (15 years versus 30 years). If you want to refinance your existing mortgage, check out the average refinance rate. Today's average rate on a 30-year mortgage (fixed-rate) fell to 6.81% from 6.86% yesterday. One week ago, the 30-year fixed was 6.81%. The APR on a 30-year fixed fell to 6.84%. This time last week, it was 6.84%. APR is the all-in cost of your loan. At an interest rate of 6.81%, a 30-year fixed mortgage would cost $652 per month in principal and interest (taxes and fees not included) per $100,000 borrowed, according to the Forbes Advisor mortgage calculator. The total interest paid over the life of the loan will be around $135,581 per $100,000 borrowed. Today's 15-year mortgage (fixed-rate) is 5.81%, up 0.78% from the previous week. A 15-year, fixed-rate mortgage with today's interest rate of 5.81% will cost $834 per month in principal and interest on a $100,000 mortgage (not including taxes and insurance). In this scenario, borrowers would pay approximately $50,565 in total interest. The current average interest rate on a 30-year fixed-rate jumbo mortgage (a mortgage above 2025's conforming loan limit of $806,500 in most areas) is 7.14%. Last week, the average rate was 7.21%. If you lock in the latest rate on a 30-year, fixed-rate jumbo mortgage, you will pay $675 per month in principal and interest per $100,000 borrowed, which amounts to $143,365 in total interest over the life of the loan. Although mortgage rates mainly fell after reaching a high in spring 2024, they surged again in October 2024. This is despite the Federal Reserve's cuts to the federal funds rate (its benchmark interest rate) in September, November and December 2024. While rates have fallen somewhat since mid-January 2025, experts don't expect them to drop significantly anytime soon. Mortgage rates are influenced by various economic factors, making it difficult to predict when they will drop. Mortgage rates follow U.S. Treasury bond yields. When bond yields decrease, mortgage rates generally follow suit. The Federal Reserve's decisions and global events also play a key role in shaping mortgage rates. If inflation rises or the economy slows, the Fed may lower its federal funds rate. For example, during the Covid-19 pandemic, the Fed reduced rates, which drove interest rates to record lows. A significant drop in mortgage rates seems unlikely in the near future. However, they may decline if inflation eases or the economy weakens. One of the first steps in buying a house is budgeting. To get a general idea of how much owning a home will cost, start by using a mortgage calculator to crunch the numbers. Just input the following data to get an idea of how much a house will cost: Multiple factors affect the interest rate for a mortgage, including the economy's overall health, benchmark interest rates and borrower-specific factors. The Federal Reserve's rate decisions and inflation can influence rates to move higher or lower. Although the Fed raising rates doesn't directly cause mortgage rates to rise, an increase to its benchmark interest rate makes it more expensive for banks to lend money to consumers. Conversely, rates tend to decrease during periods of rate cuts and cooling inflation. Home buyers can make several moves to improve their finances and qualify for competitive rates. One is having a good or excellent credit score, which ranges from 670 to 850. Another is maintaining a debt-to-income (DTI) ratio below 43%, which implies less risk of being unable to afford the monthly mortgage payment. Further, making a minimum 20% down payment can help you avoid private mortgage insurance (PMI) on conventional home loans. If you can afford the larger monthly payment, 15-year home loans have lower rates than a 30-year term. As you compare lenders, consider getting rate quotes for several loan programs. In addition to comparing rates and fees, these programs can have flexible down payment and credit requirements that make qualifying easier. Conventional mortgages are likely to offer competitive rates when you have a credit score between 670 and 850, although it's possible to qualify with a minimum score of 620. This home loan type also doesn't require annual fees when you have at least 20% equity and waive PMI. Several government-backed programs are better when you want to make little or no down payment: Faster, easier mortgage lending A competitive mortgage rate currently ranges from 6% to 8% for a 30-year fixed loan. Several factors impact mortgage rates, including the repayment term, loan type and borrower's credit score. Lenders adjust mortgage rates daily based on economic conditions, inflation, bond market movements and Federal Reserve actions. If you're shopping around for a mortgage, remember that you might be able to lock in a rate for 30 up to 120 days, depending on the lender. Note that some lenders charge a fee to lock your rate while others offer the service for free. The UK Spending Review's Choices

UK Spending Review 2025 By Dr Linda Yueh, London Business School Former French Prime Minister Pierre Mendès-France once said, 'To govern is to choose.' The government in its UK Spending Review has made choices as to how it will spend and invest in hopes of raising economic growth. As evident in Mendès-France's observation, there are trade-offs in making those choices. The additional challenge with setting out a three-year spending plan and a four-year investment plan is that the global economic environment is highly uncertain with the return of the Trump administration that has quickly announced, then paused, a wide swathe of tariffs and other policies. Given the challenging global economy, strengthening domestic growth drivers is even more important. The focus on investment in this Spending Review makes that apparent as the UK's growth has lagged behind other major economies due in part to its lower rates of business investment. So, the Chancellor's additional fiscal rule that allows the government to borrow to invest means that investment will grow to about £113 billion. Unlike the day-to-day spending, government investment is less impacted by any downgrades to economic growth since it does not need to be balanced by taxes which fall when the economy slows. That greater certainty around investment is not just helpful, but necessary since firms need to be assured before they will invest. The revamping of the Treasury's 'green book', which assesses where investments should go around the country, will also place the investment in parts of the UK that could boost their ability to catch up to London and the southeast. Wales, Northern Ireland and parts of the north of England will receive investments in technology, defence, and other areas. This is 'low hanging' fruit in the sense that bringing up the level of productivity everywhere to the highest level found within a country can raise growth. There are other challenges of course, particularly around planning and energy costs. But, the focus on investment is one strand of the Spending Review that has shown a choice by the government that has the potential to generate returns to growth. The allocation of day-to-day spending is also aligned to growth, but those choices are driven by other factors. Health and defence received more funding than other departments. Given the pressures on the NHS since COVID-19, it was not surprising that more funding was needed. Improving health services could also help reduce the economic inactivity rate, which has stubbornly not returned to pre-COVID levels unlike other major economies. Increasing the employment rate would be positive for growth. Due to the wars that have erupted over the past few years, the government has pledged to increase defence spending to 2.6 percent of GDP by 2027, which would make the UK the second largest spender on security after only the United States. Funding this spending by cutting international aid was a choice that has been under criticism. Although the driver was not growth, defence spending can produce technologies that raise productivity and therefore boost GDP. A well-known example is GPS. It was a Cold War era project of the U.S. Department of Defense that has since powered SatNav and self-driving cars. Education, Net Zero and Energy as well as Science and Technology have also received better allocations. Investing in renewables and research as well as people are aligned to the government's long-term growth aims. But, these choices mean less public spending for other government departments, which could impact the quality of public services in the Justice Department, for instance. The government has emphasised that it will invest in the use of technology, including £2 billion for AI, to make the delivery of public services more efficient. As many organisations know, the potential to do more with less is possible, but transformation programmes are challenging and takes time. For example, the Home Office set out a decade or so ago to digitalise the passport process, which is now much more efficient. Doing so is also positive for economic growth since productivity is defined as output per worker or output per hour. It may be challenging to see the fruits of this for some time, but it is another choice that should support growth in the longer term. And that's the challenge for the Spending Review. The choices to support growth are likely to be judged some time down the line, while the choices around day-to-day spending will have a more immediate impact. To govern is to choose. But, those choices are not judged on the same time horizon. To complicate matters, during times of high uncertainty, the implementation of policy can be thrown off course. This Spending Review has certainly highlighted the challenges of choosing under uncertainty. The combined revenue of Premier League clubs rose to a record £6.3 billion ($8.5 billion, 7.5 billion euros) in the 2023/24 season, but fan unrest and worsening competitive balance are cause for concern, according to financial experts Deloitte. The rise in income for England's 20 top-flight clubs was fuelled by commercial income surpassing £2 billion for the first time and a rise in matchday revenue beyond £900 million. English clubs continue to enjoy a huge financial advantage over their European rivals. Spain's La Liga, the second highest revenue-generating league, earned just over half that amount at 3.8 billion euros, almost 50 percent of which came from Real Madrid and Barcelona. However, fan protests have become a common sight at Premier League stadiums over rising ticket prices and the squeezing out of local supporters to make way for more tourists willing to spend more for a special matchday experience. "There can be no doubt that the system in English football is under strain," said Tim Bridge, the lead partner in the Deloitte Sports Business Group. "Repeated reports of fan unrest at ticket price and accessibility demonstrate the challenge in the modern era of balancing commercial growth with the historic essence of a football club's role and position in society: as a community asset." There is also uncertainty over the implications of an incoming independent regulator for England's top five leagues. And for the past two seasons, all three promoted clubs from the Championship have been immediately relegated back to the second tier. "The financial implications of the 'yo-yo effect' on clubs, their spending, and overall competitiveness are major factors to address in order to continue attracting high levels of investment across the system," added Bridge in Deloitte's Annual Review of Football Finance. Total revenue of European clubs rose by eight percent in the 2023/24 campaign to 38 billion euros, boosted by increased commercial revenue and stadium developments. The women's game also continues to grow commercially, particularly in England's Women's Super League (WSL).
