
Stable earnings prospects for Pavilion-REIT in 2025
PETALING JAYA: Analysts believe that Pavilion Real Estate Investment Trust (Pavilion-REIT) is off to a good start this year and anticipate stable earnings for the group in 2025.
For the first quarter ended March 31, 2025 (1Q25), Pavilion-REIT's net profit rose to RM90.42mil from RM83.17mil in the same quarter last year.
Revenue increased to RM228.18mil from RM218.52mil a year earlier.
Both MIDF Research and Kenanga Research said earnings for 1Q25 came in within expectations.
MIDF Research said it is maintaining its earnings forecast for Pavilion-REIT for the financial year 2025 (FY25) to FY27.
'We forecast stable earnings growth for Pavilion-REIT mainly underpinned by positive rental reversion of Pavilion KL Mall and growing contribution from Pavilion Bukit Jalil.
'On the other hand, Da Men Mall is expected to breakeven following master lease agreement with Easyhome International.'
Meanwhile, Kenanga Research said it expects the performance of the group's crown jewel, Pavilion KL, to remain stable this year.
'While the group's recent acquisition of two five-star hotels will help diversify its income streams with the potential to ride on increasing tourist arrivals, the full benefits may however, be partially offset by share dilution from the upcoming private placement.
'On Pavilion Bukit Jalil, we are confident for the mall to progressively achieve 95% tenant occupancy in the next 12 months, underpinned by strong footfalls and decent occupancy rates.'
In a filing with Bursa Malaysia on its 1Q25 performance, Pavilion-REIT said it will continue to optimise cost management, while curating targeted events to attract shoppers and build strong brand partnerships.

MIDF Research: Crude oil prices to remain under pressure as supply outpaces demand
KUALA LUMPUR: Crude oil prices are expected to remain under pressure and could fall below US$65 (RM274) per barrel (pb) due to persistent oversupply and weaker demand projections, according to MIDF Amanah Investment Bank Bhd (MIDF Research). However, MIDF Research noted that prices may stabilise over the longer term, even as inventories continue to rise. Sentiment surrounding trade policy developments between the United States and China remains a significant risk to market movements, it said in a note. 'Natural gas and liquified natural gas (LNG) are expected to see a rebound after May 2025's maintenance round concluded for most of the global gas and LNG facilities. Nevertheless, the downside risks to the lower oil price remain on new exploration projects, but may be beneficial for onshore storage, long-term tankers and retail fuel,' it said. MIDF Research opines that the scenarios of the global oil market and global economy will continue to keep Brent crude oil price within the US$60-65 pb range, averaging around US$62 pb this month. 'This lower expectation is considering the risks of post-US trade tariff pause, as well as the stockpiling of oil inventories in the near term,' said MIDF Research. Meanwhile, the investment bank said Asean collaborations have offered a brighter outlook for the oil and gas (O&G) sector. MIDF Research stated that Petroliam Nasional Bhd (Petronas) is continuing its aggressive exploration and production activities in the upstream sector, despite lower crude oil prices. Meanwhile, the midstream and downstream divisions are expected to turn towards sustainability and green energy solutions, integrating these initiatives into their operations. 'During the Asean summit that concluded in May 2025, the transportation and logistics of LNG and carbon capture and storage (CCS) were highlighted as strategic priorities for the region. 'More focus was set on renewable energy and hydrogen projects to be integrated with the conventional O&G developments, providing a balanced and sound energy transition as highlighted in Malaysia's National Energy Transition Roadmap,' it noted. MIDF Research said regional cooperation is likely to expand through energy security, carbon credit management, Environmental Corporation America compliance and CCS solutions. 'In addition, we opine that domestic demand and robust LNG exports will continue to locally support the sector. 'Overall, we retain a 'Neutral' view on the O&G sector, as it continues to face challenges, primarily from oil price volatility, driven by output hikes from the Organisation of the Petroleum Exporting Countries plus and non-Opec producers, including sluggish global demand due to tariff-related uncertainties,' it added. – Bernama

Local Yields May Trade Lower On US Optimism
Yields on Malaysian government bonds closed mixed this week, with cautious optimism around global trade and soft US economic data helping to anchor the local fixed-income market. According to Kenanga Research, yields on Malaysian Government Securities (MGS) and Government Investment Issues (GII) moved within a narrow range of -4.2 to +0.9 basis points (bps) across the curve. The benchmark 10-year MGS yield eased 1.6 bps to 3.518% The 10-year GII dipped 0.2 bps to 3.532% Global and Domestic Drivers The slight decline in long-term yields closely followed movements in US Treasuries, which reacted to positive signals in US-China trade negotiations. The improved trade outlook, combined with softer US economic data, has reinforced expectations of an earlier rate cut by the US Federal Reserve. On the domestic front, a modest improvement in Malaysia's Purchasing Managers' Index (PMI) and continued export growth to African markets have supported confidence in local bonds, contributing to the relatively stable yield environment. Outlook: Stable Yields with Eyes on US Inflation Kenanga expects local bond yields to remain stable in the near term, with upcoming economic data — including industrial production, retail sales, and labour market statistics — likely to guide investor sentiment. However, the research house cautioned that any upside surprise in US inflation data could prompt global bond yields to rise, potentially spilling over into the Malaysian market. Additionally, renewed uncertainty in US tariff policy could reintroduce volatility. 'Investors should stay alert to both domestic data and global developments, especially updates on tariff talks,' Kenanga stated. Related
