Dubai-owned horses miss out on Day One glory at Royal Ascot
The opening day of Royal Ascot was meant to be a showcase for the powerhouse horses with Dubai connections, a chance to add more glitter to their rich history at the meeting. But luck remained elusive for the Emirati runners in a dramatic start to the Royal meeting. The closest they came to winning was in the Group 1 Queen Anne Stakes, where Rosallion, carrying the colours of Epsom Derby-winning owner Sheikh Mohammed Obaid Al Maktoum, who tasted Derby glory back in 1998 with High Rise, fell agonisingly short in a photo-finish, beaten by the proverbial nose. Sent off the 5-2 favourite and produced with a well-timed challenge by Sean Levey, Rosallion seemed poised for a breakthrough. But Harry Eustace's outsider Docklands, under a powerful ride from Mark Zahra, held him off in a nail-biting finish adding an unexpected twist to the opening Group 1 contest. It was Docklands' third Ascot triumph and first at the highest level and marked Eustace's formal Group 1 breakthrough as a Royal Ascot-winning trainer. It was a tough day all around for Godolphin, the flagship stable of Sheikh Mohammed bin Rashid Al Maktoum, Vice President and Prime Minister of the UAE and Ruler of Dubai, as two of its big hopes failed to find the luck of the draw. Notable Speech, a former 2000 Guineas (G1) winner, finished fourth in the Queen Anne, while Ruling Court, this year's Guineas hero and a strong contender in the St James's Palace Stakes (G1), crossed the line in third behind the imperious winner, Field of Dreams. There were moments when both horses seemed poised to challenge, but in the end, undone by no clear runs, neither could conquer their respective fields. Godolphin handler Charlie Appleby has always been frank in his assessments, and he struck a note of cautious optimism when reflecting on Notable Speech's disappointing run in the Queen Anne Stakes.. 'We probably won't have an explanation at this moment, to be honest,' Appleby told British television. 'William rode his race as he has done many a time … when he pulled him out and asked him to pick up, he didn't, and more importantly he didn't run through the line.' About Ruling Court Appleby remained pragmatic saying: 'We took Ruling Court out of the Derby due to the ground, and we can have no excuses with conditions at Ascot.' Despite the setbacks, Appleby is determined to regroup. Notable Speech is already being readied for Sussex Stakes (G1) at Goodwood next. Meanwhile, Military Order and Passion and Glory were also unable to make their mark in the Listed Wolferton Stakes, which was won by Qatari-owned Haatem The Royal meeting, a blend of prestige, tradition, and high-calibre competition, is often a place where a small twist of fate can separate victory from agony. And so it was for UAE connections, it was a story of near misses. It might have been a tough start for a team more accustomed to ruling the Royal Ascot stage but as the meeting unfolds over the next four days, the Dubai-owned runners will be looking to put their disappointments behind them and find their stride on a course that has frequently rewarded their ambitions in years past with close to 60 successes.

Dubai office sales hit $762m in Q1 as off-plan transactions surge 741%
Dubai's office real estate market hit record highs in Q1 2025, with investors spending AED2.8bn ($762m) across 933 transactions, according to the latest market intelligence from Cavendish Maxwell. The performance marks an 83 per cent year-on-year increase in sales value and a 24 per cent rise in transaction volume, cementing the city's position as one of the world's most dynamic business destinations. While ready office units continue to dominate the sales market, off-plan transaction values rose nearly eight-fold, up 741 per cent to AED800m ($218m), compared to AED100m ($27m) in the same quarter last year. Dubai office market Off-plan transactions accounted for 18 per cent of total sales, up from just 8 per cent in Q1 2024. Vidhi Shah, Director, Head of Commercial Valuation at Cavendish Maxwell, said: 'These record-breaking figures speak for themselves. Dubai continues to enhance its position as a global business hub and a magnet for businesses large and small. £The momentum is real: Q1 2025 saw nearly 40 per cent more foreign company registrations – including multinationals and SMEs – compared to the same time last year, reflecting ever-growing investor confidence and creating unprecedented demand for office space. 'The surge in off-plan deals can be attributed to buyer trust in upcoming developments, competitive launch prices, flexible payment plans and expectations of long-term capital appreciation. With limited existing supply and rising rental costs, a growing number of tenants are opting to buy as a strategic, long-term cost-saving measure. 'Ready offices still account for the majority of sales, but it is clear that off-plan properties are very much in demand, and we expect this trend to continue throughout 2025 and beyond.' Office sales prices increased by 24.5 per cent year-on-year and by 6.5 per cent quarter-on-quarter, with the average price reaching AED1,650 ($449) per square foot by March 2025. Rental rates followed a similar trend, rising 24 per cent annually and 6.7 per cent compared to Q4 2024, with average office rents climbing to AED160 ($43.5) per square foot. Downtown Dubai led the market in annual growth with prices rising by almost 40 per cent, followed closely by DIFC (39 per cent) and Barsha Heights (38 per cent). Limited availability of Grade A space has pushed prices higher across lower-tier office stock, with demand spilling over into B and C grade inventory. Business Bay topped the chart for transaction volume in Q1 2025, recording 316 deals, followed by Jumeirah Lakes Towers (222), Motor City (130), Barsha Heights (88), and Dubai Silicon Oasis (41). In terms of size, offices between 1,000 and 2,000sq ft were the most in demand, accounting for 48 per cent of all sales. Smaller units under 1,000sq ft made up 40 per cent, while only 2 per cent of transactions involved spaces larger than 5,000sq ft. Dubai's total office inventory reached 9.3 million square metres of gross leasable area (GLA) as of Q1 2025. An additional 215,000 sq m is expected to enter the market before the end of the year, with another 181,000 sq m scheduled for delivery in 2026. Much of the upcoming stock is located in core business districts and classified as Grade A, potentially easing supply constraints over the next two years. Vidhi Shah added: 'Much of the new supply is concentrated in core business districts, with a significant proportion in the A-grade category. 'With a strong development pipeline over the next three years, we expect the current supply-demand imbalance to narrow, bringing some relief to tenants and easing upward pressure on prices.'

Abu Dhabi launches AI-powered platform to transform construction process
Abu Dhabi has launched a comprehensive new AI-powered platform, Binaa, aimed at radically streamlining the construction and permitting process across the emirate, as authorities prepare for a new wave of population-driven development. The platform developed by the Department of Municipalities and Transport (DMT), brings together all key stakeholders — project owners, consultants, contractors, and engineers — onto one smart digital ecosystem. Speaking to Khaleej Times on the sidelines of the Abu Dhabi Infrastructure Summit after launching Binaa, Maryam AlMheiri, Acting Section Head of Business Systems Development at DMT, described the new platform as 'a complete system that helps a large part of society to understand and manage the construction journey in Abu Dhabi. Whether you're building a residential villa or a commercial tower, this platform offers a 360-degree view of your project, from documentation requirements to consultant performance." Transparency and faster licencing Among its standout features is a 360-view dashboard that visualises every stage of a construction project, increasing transparency and ensuring smoother communication between entities. Another key component is the Firm Directory, a smart tool that enables project owners to compare and select consultants or contractors based on performance ratings, speed of permit approvals, and overall efficiency. 'It allows you to make informed decisions about who to hire based on data, not guesswork,' she explained. The platform also includes a virtual assistant, integrated training modules, and access to UAE construction laws — all intended to make the development process more navigable for newcomers and professionals alike. 'Previously, licencing a residential villa might have taken months. Now, it can be completed in just 10 days. We've cut 40% of the system's touch points and made many steps automatic,' she added. Smart inspection and virtual reality tools While Binaa is primarily focused on the construction and permitting journey, it is part of a wider vision to bring advanced digital tools, including AI and virtual reality, into infrastructure development. One of these tools is the Smart Inspection feature, which uses Building Information Modelling (BIM) to overlay digital plans onto the physical site in real-time. 'It allows consultants and owners to identify clashes or delays early on, making the inspection and oversight process far more efficient,' AlMheiri explained. This immersive approach not only speeds up approvals but also reduces human error, offering a glimpse into how Abu Dhabi may build smarter and faster in the years to come. A bold long-term vision Looking ahead, AlMheiri said she believes the emirate is on track to lead the region in digital infrastructure transformation. 'With the municipality's forward-thinking initiatives, I believe Abu Dhabi will be number one in the region within the next 10 years,' she said. 'Phase two of Binaa will be more advanced and complex, but we are working to make it just as efficient.' The platform is now live and accessible via the TAMM portal, using UAE Pass credentials. Once logged in, users can access all relevant project data, from licencing status to consultant interactions — ushering in a new era of smart, transparent urban development in the capital.
