Q: How does Dwelly fit into your own background?
I'm an architect by trade focusing mainly on multi-family developments. Working in the design and construction industry I've always felt it was my responsibility as an architect to guide people to make sustainable decisions.

Once I launched my own firm, initially called Studio Den Den, and shifted my focus from high-rises to small multi-family and single-family projects, I noticed a growing demand for flexible, smarter housing. People loved the idea of ADUs, but they kept running into obstacles. Either the permitting process was overwhelming, architects were too expensive, construction costs were unpredictable, or they just didn't know where to start. I started Dwelly because I wanted to help more people and I knew there had to be a better way. So I started creating an architectural construction documents package that was replicable and took the guesswork out of the process so that sustainable ADUs were something that anyone could build.

Q: Can you elaborate on Dwelly's commitment to sustainability and how it shapes the company's designs?
We need to create more housing in a big way. At the same time there is a lot of poor quality construction in New England that went up too fast and is now deteriorating. I want to make sure that the ADUs that are going up over the next few years are built to last and consider the health of our environment and the families living in them. So every decision we make, from the materials we choose to the way we design our building envelopes, is about efficiency and longevity. In our ready-made plan sets we focus on airtight construction, high-performance insulation, and smart mechanical systems to create homes that are comfortable, healthy, and incredibly energy-efficient.

Q: How does Dwelly balance affordability with

It's an ongoing balancing act. A lot of people assume that sustainability equals high costs, but that's not necessarily true. The key is knowing where to invest. By standardizing our designs, we eliminate many of the upfront expenses associated with custom architecture. We also try to specify materials that are readily accessible — reducing your carbon footprint and making it easier for contractors to build. But most importantly, how we design our ADUs saves homeowners money in the long run — lower energy bills, less maintenance, and a home that holds its value over time.

Costs vary depending on size, finishes, and site conditions, but in general, building a high-performance ADU costs between $150,000 and $250,000. We've designed our system to be as cost-efficient as possible while maintaining quality.
Q: How many units does Dwelly typically construct per year?
We offer the plans for permitting and construction so we don't have exact numbers on the completed construction at the moment. But we're in the process of scaling up because we've seen such a huge uptick in demand for ADUs with the new legislative changes in Rhode Island and Massachusetts.

I have so many amazing memories out on Block Island as a kid so that place is very near and dear to my heart. We are starting with Block Island as a community to donate proceeds towards because housing, taxes, and tourism have increased so immensely that the locals that run the island are getting pushed out and can barely afford to live there. This is a perfect example of how the housing crisis is not only impacting housing costs but making some of the most beautiful places in New England inaccessible to anyone but the ultra wealthy. The Block Island Housing Initiative is doing important work to create more opportunities for longtime island residents to stay on the island, and that aligns with everything Dwelly stands for.

Q: Dwelly is currently available in Rhode Island and Massachusetts. What markets are you considering to expand to next?
We're looking at Connecticut and parts of New York. Many companies offer house plans for sale online that they say can be used nationwide, but as we expand to new markets, we want to ensure we maintain quality, while providing customers with plans they can actually implement in their specific local jurisdictions. Most plans for sale online right now you still have to hire an architect or an engineer to actually build anything.
Q: Do you have any investors?
Dwelly is primarily self-funded through profits from the custom ADU projects we took on to originally test the concept. In the near term, we're focusing exclusively on grant funding, as we've already demonstrated strong success without relying on outside investors. Through the

The Canadian miner on Monday took out the April high and on Thursday moved slightly higher. The price remains above an up trending 50-day moving average and well above an up trending 200-day moving average. The RSI is diverging from the price direction. Eldorado's market cap is $4.34 billion. SSR Mining SSR Mining daily price chart, 6 7 25. This Russell 2000 component hit a new high Friday. The stock had gapped up Monday morning and the Tuesday selling quickly filled that gap. The price trades above an up trending 50-day moving average and well above an up trending 200-day moving average. The Denver-based miner has a market cap of $2.58 billion. Triple Flag Precious Metals Triple Flag Precious Metals daily price chart, 6 7 25. The relatively low volume Toronto-based miner broke out above the April high on Monday. It continued to a new high on Thursday before selling came in. The stock remains above an up trending 50-day moving average and far above an up trending 200-day moving average. Triple Flag has a market cap of $4.81 billion. Wheaton Precious Metals Wheaton Precious Metals daily price chart, 6 7 25. The April high was taken out with Monday's price action. The new high of above$94 was established Thursday before sellers began to take profits. This is another of the sector with a price above an up trending 50-day moving average and above an uptrending 200-day moving average as well. VanEck Vectors Gold Miners ETF: VanEck Vectors Gold Miners ETF daily price chart, 6 7 25. The ETF on Monday broke above the April high, surged to a higher high on Thursday and then dropped again. The price action keeps it above the up trending 50-day moving average and above the up trending 200-day moving average. With 63 holdings, the fund represents a diversified group within the sector. Over the next 50 years, Purdue University plans to transform its downtown Indianapolis campus into an urban hub with high-rise buildings serving up to 15,000 students, according to a new master plan. Today, Purdue's 28-acre sliver of land wedged between Indiana Avenue and Michigan Street on downtown's west side — roughly the same acreage as the parcel on which Lucas Oil Stadium and its south parking lot sit — is home to three parking garages and five expansive parking lots. A conceptual master plan approved by Purdue's Board of Trustees June 6 envisions 16 new buildings on that site, featuring 4.5 million square feet and about 3,500 student beds. With leasing agreements at nearby apartments, Purdue expects to offer students more than 5,300 beds downtown. The plan foresees an increase in Purdue's student enrollment in Indianapolis from about 2,800 in fall 2024 to 15,000 by fall 2075. Despite the dense development, the plan sets aside about 60% of the downtown acreage for open spaces where students can gather and walk, according to Maryland-based architecture firm Ayers Saint Gross, which designed the 50-year master plan. Construction on the campus' main building, the 15-story Academic Success Building near the intersection of West and Michigan streets, began this April. The $187 million facility with classrooms, lab space, dining halls and student housing will be complete around May 2027. The long-term plan comes as Purdue and Indiana University in Indianapolis jostle for position on the west side of downtown following the 2024 split of the two schools' joint urban campus, IUPUI. As Purdue updates its plans, IU has allotted hundreds of millions of dollars to build multiple major facilities, including an 11-story School of Medicine building and a 4,500-seat athletics center, on its downtown campus in the next few years. IUPUI split: Indiana Ave. fell as IUPUI rose. After Purdue and IU split, can they help renew the Avenue? After the IUPUI division, IU retains most of the 536-acre downtown campus and enrolled more than 25,000 students in fall 2024. IU also owns the 28-acre wedge of land where Purdue will expand between Indiana Avenue to the north, Michigan Street to the south and Blake Street to the west. Purdue has signed a 100-year lease to use the property. Purdue is expanding into Indiana's capital city in part to ease the strain on housing and other facilities at the West Lafayette campus, which now enrolls an all-time high of more than 55,000 students. University leaders have also announced partnerships with Indianapolis-based science and engineering firms like animal health company Elanco and race car manufacturer Dallara. 'Rather than a single hub, Purdue is weaving into the fabric of the city's innovation and industry corridors," David Umulis, Purdue's senior vice provost for Indianapolis, said in a statement, "expanding from downtown all the way to the northwest side of Indianapolis."

UBS (UBS) is facing as much as $26B in capital requirements to be phased over the next decade under banking reform proposals from the Swiss government, Bastian Benrath-Wright and Noele Illien of Bloomberg reports.
