House sales in tier-II cities sales dip 8%, but value rises 6% in Q1 2025: PropEquity report
Representative AI image NEW DELHI: Housing sales in India's tier-II cities witnessed a mixed performance during the January-March quarter of 2025, with a decline in volume but an increase in value, according to data from real estate consultancy PropEquity, as reported by PTI. A total of 43,781 housing units were sold across 15 tier-II cities in Q1 2025, marking an 8 per cent drop from 47,378 units in the corresponding period last year. However, the overall transaction value rose 6 per cent to Rs 40,443 crore, up from Rs 38,102 crore a year ago. The analysis covered cities including Ahmedabad, Surat, Vadodara, Gandhinagar, Nashik, Nagpur, Goa, Lucknow, Jaipur, Mohali, Visakhapatnam, Kochi, Coimbatore, Bhopal, and Bhubaneswar. Explaining the contrasting trends, PropEquity Founder and CEO Samir Jasuja said, 'The lesser supply in March quarter resulted in lower sales in tier 2 cities. State capitals performed relatively better.' He added that demand continues to be supported by improvements in infrastructure. Jasuja also pointed to monetary policy as a potential driver for future growth. 'RBI has made 50 basis points cut in repo rate since January 2025 and is expected to cut rates further. As this gets transmitted by banks, home loans will decline going forward thereby giving a boost to housing demand,' he said. A mong the cities, Lucknow led with a 25 per cent year-on-year increase in units sold at 1,301, followed by Coimbatore (21 per cent), Gandhinagar (18 per cent), and Mohali (2 per cent). In contrast, 11 cities saw a fall in sales, with Visakhapatnam registering the steepest decline at 37 per cent. Ahmedabad, the largest among the surveyed markets, saw a marginal 1 per cent dip in sales volume to 14,583 units. However, the total value of transactions in the city rose 7 per cent to Rs 13,565 crore, compared to Rs 12,730 crore in the same quarter last year. NeoLiv Founder and CEO Mohit Malhotra said tier-II cities are increasingly becoming prominent housing markets. "Tier-II cities are rapidly emerging as prominent housing markets, driven by expanding corporate presence, employment opportunities, and aggressive infrastructure development. These cities are witnessing a transformation fuelled by strategic public and private investments. This has led to a surge in demand and property prices across various micro-markets," he said. Royal Green Realty Managing Director Yashank Wason also noted the growing appeal of emerging markets. 'As metropolitan regions face saturation, these cities offer a compelling blend of opportunity and lifestyle, positioning them at the forefront of India's next real estate growth wave,' he said, naming Indore, Sonipat, and Rohtak among those benefiting from rapid infrastructure development. VS Realtors Founder Vijay Harsh Jha expressed optimism about the future of tier-II housing markets. He said the current decline in sales is temporary and anticipated strong economic growth, along with lower home loan rates, will revive demand. GST dept crackdown on tax evasion in CG: Traders protest ‘undue actions' with ‘bandh'
1 2 3 Raipur: The State GST department in Ambikapur has taken action against businesses suspected of large-scale tax evasion. However, traders have alleged that the GST department is harassing small business owners and engaging in illegal recovery by issuing inflated tax demands. On bigger businesses, investigations were recently carried out at the premises of M/s Bansal Trading Corporation and M/s Laxmi Traders. M/s Bansal Trading Corporation was given a risk score of 10 on the GST portal, indicating a high likelihood of tax evasion. During the inspection, officials found no business-related ledgers or accounting software, such as Tally, at the premises, further reinforcing suspicions. From 2017-18 to 2024-25, the firm reported a turnover of over Rs 158 crore but paid zero cash tax. Scrutiny of e-way bills for 2023-24 revealed purchases worth Rs 29.50 crore but reported supplies of only Rs 50 lakh. Officials suspect the firm sold goods directly to consumers while generating fake invoices for other businesses to enable fraudulent input tax credit (ITC) claims. This practice is believed to have caused significant revenue losses to both the Centre and the state. During the probe, the proprietor of Bansal Trading Corporation admitted to irregularities and voluntarily offered to pay Rs 40 lakh in taxes. However, GST officials have demanded the submission of ledgers and supporting documents, which the business has yet to provide. In a separate investigation, the department inspected M/s Laxmi Traders on May 30 and 31, 2025. The firm had a total turnover of over Rs 96 crore from 2017-18 to 2024-25, with negligible cash tax payments. For 2023-24, it reported purchases worth Rs 11 crore but only Rs 7 crore in supplies. The proprietor acknowledged discrepancies and voluntarily paid Rs 17.55 lakh in taxes. This was the first action taken by the GST department against the firm. Meanwhile, traders' associations across Ambikapur observed a complete shutdown on Sunday to protest against the action of the GST department. The call for a 'bandh' by the traders' body saw widespread compliance, with most shops remaining shut and business activities halted. Protesting 'undue' actions, traders held a rally through the city. During the rally, they chanted slogans against the GST officials. They clarified that while they do not object to departmental action, it must be fair and proper. The association highlighted cases where traders with an annual turnover of less than Rs 50 lakh have been issued tax demands of up to Rs 1 crore. They urged the govt to address the situation with sensitivity instead of strictness. The Ambikapur traders' association submitted a memorandum to the tehsildar, addressed to the CM.

GST Collections Above Rs 2 Trillion For Second Straight Month
New Delhi: Gross GST collections remained above the Rs 2 trillion mark for the second month in a row, rising 16.4 per cent in May to over Rs 2.01 lakh crore. Goods and Services Tax (GST) collection had touched a record high of Rs 2.37 lakh crore in April. In May, 2024, the mop up was Rs 1,72,739 crore. In May, 2025, gross revenues from domestic transactions rose 13.7 per cent to about Rs 1.50 lakh crore, while GST revenue from imports grew 25.2 per cent to Rs 51,266 crore. Total gross GST revenues stood at Rs 2,01,050 crore in May, 2025. Gross Central GST revenues stood at Rs 35,434 crore, State GST revenues at Rs 43,902 crore and Integrated GST at about Rs 1.09 lakh crore. Revenues from Cess was at Rs 12,879 crore. Total refunds issued during the month dipped 4 per cent to Rs 27,210 crore. Net GST mop-up in May stood at about Rs 1.74 lakh crore, a 20.4 per cent year-on-year growth. Deloitte India Partner M S Mani said the wide variations in the growth of GST collections across states require a thorough analysis across the sectors that are important in each state. While large states like Maharashtra, West Bengal, Karnataka and Tamil Nadu have reported collection increases of 17 per cent to 25 per cent, similar large states like Gujarat, Andhra Pradesh and Telangana have shown increases of up to 6 per cent. Some states like Madhya Pradesh, Haryana, Punjab and Rajasthan have shown median increases of 10 per cent. "Hence, the average growth across the country does not appear to be uniformly reflected across states possibly due to sectoral or seasonal factors which require a deeper data based analysis," Mani said. Price Waterhouse & Co LLP Partner Pratik Jain said 16 per cent growth in GST collections in the month shows a renewed upward momentum after a few months of growth in the range of 11 to 12 per cent. "If the growth continues in this range for the next couple of months, it might provide the cushion for the government to look at rate rationalization on which a lot of work has already been done," Jain said. EY India Tax Partner Saurabh Agarwal said looking ahead, we might see similar GST collection numbers with slight increases in June because of ongoing geopolitical tensions across the globe. Tax Connect Advisory Services LLP Partner Vivek Jalan said with an approx 10 per cent growth in domestic GST revenue and 73 per cent growth in import GST revenues, it is very clear that this month's growth in GST revenue is import driven rather than domestic consumption driven. "This coupled with the fact that exports refunds are not growing correspondingly, reflect the fact that import growth far exceeds export growth," Jalan added.
