
New Zealand home prices to rise 3.8% in 2025 as rate cuts support the market
BENGALURU, June 5 (Reuters) - New Zealand home prices are expected to rise steadily through 2027 as the market recovers after posting annual declines in the last three years, according to a Reuters poll of property analysts who expect further monetary policy easing to boost confidence in the housing market.
Since August, the Reserve Bank of New Zealand (RBNZ) has cut interest rates by 225 basis points, helping the market tick up, and is expected to cut by another 50 basis points by year-end, according to another Reuters poll.
That would help further reduce mortgage rates which have already fallen nearly 20% from when policy rates were at a 15-year high a year ago.
When asked what impact would RBNZ rate cuts have on the market this year, 10 of 12 respondents to an additional question in the May 16-June 4 poll, said they would be stimulative while two said they would have no impact.
Average home prices were forecast to rise 3.8% this year, according to the median forecast of 14 property analysts polled, albeit slower than the 5.0% predicted forecast in a February poll.
"There's a lot of uncertainty out there at the moment. Buyers are still a little bit more hesitant than we thought. The rebound, although it started, is not quite as strong as we had hoped for," said Jarrod Kerr, chief economist at Kiwibank.
"We are pushing back our expectations for the recovery more into 2026. It's not that the story's changed, it's just that the story is being delayed."
Prices are expected to climb 6.0% and 5.1% in 2026 and 2027 respectively.
Prices boomed during the COVID-19 pandemic and while they have fallen nearly 20% from their late-2021 peak - reversing only around half their COVID gains - the market continues to favour existing homeowners who have built significant equity.
Home prices are approximately six times the average household income and homeownership remains out of reach for many first-time buyers.
With the economy only emerging from a recession late last year and high unemployment weighing on household spending, saving for a deposit remains a challenge for people wanting to make their first step onto the property ladder in one of the most expensive housing markets among OECD countries.
Offering some hope, housing supply in New Zealand has increased over the past few months as buyers are seeking properties with lower price points. Supply of housing increased 6.2% in April from a year ago, according to REINZ.
With borrowing costs falling and supply rising, nine of 11 analysts said purchasing conditions for first-time buyers would improve over the coming year. Two said they would worsen.
"It's still difficult to get onto the housing ladder. But it was practically impossible by the end of 2021, where house prices went up 50% in two years from levels that people generally agreed were too high to start with," said Sharon Zollner, chief economist at ANZ.
"We haven't solved our housing affordability problem but it is easier than it was, so some first home buyers are taking advantage of this opportunity. But New Zealand house prices are still very expensive in an international comparison relative to incomes and rents."
Urban home rents were expected to rise 3.0% this year according to a smaller sample of forecasters, outpacing the 2.2% inflation rate projected in a separate Reuters poll.

Average UK house price drops by over £1,000 in a single month
The average price of a UK home saw a decline of £1,150, or 0.4 per cent, between April and May, according to Halifax. Despite the monthly dip, property values have increased by over £7,000 in the last year, the company said. The drop in May follows a 0.3 per cent increase the previous month. The annual rate of house price growth also slowed to 2.5 per cent in May, from 3.2 per cent in April. Halifax's latest report contrasts with Nationwide Building Society's index, which stated that property values had increased by 0.5 per cent between April and May, following a 0.6 per cent fall the previous month. Amanda Bryden, head of mortgages at Halifax, said: 'Average UK house prices fell by 0.4 per cent in May – a drop of around £1,150 – following a modest rise in April. 'Over the past 12 months, prices have grown by 2.5 per cent, adding just over £7,000 to the value of a typical home, which now stands at £296,648. 'These small monthly movements point to a housing market that has remained largely stable, with average prices down by just 0.2 per cent since the start of the year. The market appears to have absorbed the temporary surge in activity over spring, which was driven by the changes to stamp duty. 'Affordability remains a challenge, with house prices still high relative to incomes. However, lower mortgage rates and steady wage growth have helped support buyer confidence.' In April, stamp duty discounts became less generous for some home buyers. According to figures published by HM Revenue and Customs (HMRC), an estimated 64,680 house sales took place in April – 64 per cent lower than the 177,440 transactions reported in March. Tom Bill, head of UK residential research at Knight Frank said: 'Demand was front-loaded this year thanks to April's stamp duty deadline, which means house prices are coming under downwards pressure as buyers still in the market have a lot to choose from. House price growth across Northern Ireland, Wales and Scotland has been outpacing regions in England, Halifax said. In London, house prices have increased by just 1.2 per cent year-on-year, the report said. But Halifax said that London remains the most expensive part of the UK housing market, with the average home priced at £542,017. Mark Harris, chief executive of mortgage broker SPF Private Clients, said: 'The cheapest fixed-rate mortgages have started rising again with the trajectory of swap rates, which underpin their pricing, suggesting further mortgage rate increases in the short-term. 'However, rates are only part of the picture. The easing of criteria and changes to mortgage stress tests by lenders such as Nationwide and NatWest, following changes to Bank of England guidance in March, means tens of thousands of pounds of extra borrowing may now be available to buyers. LHV survey: Digital banks should pass savings from not operating physical branches to consumers

ECB's Stournaras: Another rate cut dependent on economy weakening further
ATHENS, June 6 (Reuters) - If the European economy weakens further then the European Central Bank might cut interest rates again, policymaker Yannis Stournaras told Bloomberg TV in an interview on Friday, adding that "this is not expected". The ECB cut rates for the seventh time in a row on Thursday to prop up a euro zone economy that was struggling even before erratic U.S. economic and trade policies dealt it further blows. "If the economy weakens more, if inflation falls in the medium-term sustainably below 2% then we might cut, but this is not expected," said Stournaras. Most ECB policymakers back keeping interest rates, now at 2%, on hold at their next gathering in July, or possibly longer, depending in part on the prospects for trade with the United States, sources told Reuters. Stournaras said that the best thing for now is a wait-and-see stance. "We are keeping options open, meeting by meeting, data dependent," he said.
