The old adage that house prices double roughly every 10 years may be broken, according to new analysis by Zoopla. It revealed that on average, prices have failed to double - even over the last two decades. House prices across Britain have increased by an average of 74 per cent over the last 20 years, according to the property portal, rising from £154,300 to £268,200. Consumer prices inflation has been about 76 per cent over the same period, while retail prices inflation has been 107.5 per cent, our inflation calculator shows. Zoopla says the ratio between house prices and earnings has also stayed broadly the same during that time, with the average home costing 6.4 times the typical annual salary. This would suggest that house prices are no less affordable than they were two decades ago. However, this is not entirely true given that house price increases vary significantly across regions. Where have house prices risen most? London has seen the most significant house price increases over the last twenty years, according to Zoopla's data. It says the average home in the capital has risen by 119 per cent since 2005, going from £244,200 to £534,400. House prices in the South East and Eastern England have also seen house prices register greater percentage gains than the national average over the past 20 years. Both regions have seen average property prices increase by 87 per cent during that time. House price to earnings ratios have also increased in both regions, from 7.8 to 8.6 in the South East and 7.1 to 7.7 in Eastern England. But even within each given region, there are local areas that have done better than others. Within the South East, the town of Elmbridge in Surrey has seen the biggest average increase in house prices over the last two decades, up from £338,800 to £712,700 - a 110 per cent increase. Despite its high property prices, the area's excellent transport links to London and picturesque countryside make it a highly attractive location for families. However, there are also more affordable areas in the South East, with Southampton in Hampshire registering the lowest average price increases in the region over the last 20 years, up 63 per cent from £138,500 to £225,500. In Eastern England, average house prices in St Albans have seen the most significant increase in the region since 2005, up 108 per cent from £298,600 to £622,100. Just 25 miles away from London, the city is popular with commuters as well as history enthusiasts due to its spectacular cathedral and Roman architecture. However, like the South East, there are more affordable pockets in Eastern England, with the popular coastal town Great Yarmouth seeing the lowest growth in average house price increases in the region over the last 20 years, up 77 per cent from £105,900 to £187,700. What's clear from Zoopla's data is that there is a gap between the north and south of England - but this been closing in recent years. Average house prices have increased by 39 per cent over 20 years in the North East, the smallest rise of any region. House price to earnings ratios have improved the most in the North East compared to the rest of the UK, falling from 5.7 to 4 over the last twenty years. Sunderland has registered the lowest average house price increases in the region, with prices rising from £101,600 to £124,000 - a mere 22 per cent change. Elsewhere, affordability has also improved in the North West and Yorkshire, with house price to earnings ratios falling from 6 to 5.1 in the North West and 5.7 to 5 in Yorkshire. In Blackpool on the North West coast, average house prices have increased by just 26 per cent, with homes now costing £124,300 on average, up from £98,400 in 2005. In Hull, the fourth-largest city in Yorkshire, average house prices have increased by 49 per cent, or £38,100 over the last 20 years. 'The picture is far from uniform across the UK,' said Daniel Copley, consumer expert at Zoopla. 'Our data shows that while some areas have seen dramatic increases, house prices have risen slowly, in line with incomes in northern regions.' For anyone now looking to buy, it means the north will represent much better value for money than in the past. 'If you grew up in north-east England, bought in London and are now returning to your roots, you're in luck,' said Tom Bill, head of UK residential research at Knight Frank. 'You will get significantly more bang for your buck and the equity accumulated means your mortgage could be wiped out altogether. 'The gap between the capital and the rest of the country has narrowed in recent years as more affordable parts of the UK have seen stronger house price growth. 'The squeeze in London means more buyers are looking beyond the M25 and that often includes locations where they have roots, a trend that was accelerated by the pandemic and shifting work patterns.' House prices in the UK have jumped by 74 per cent in the last 20 years, adding over £150,000 to the average property value, according to Zoopla. The property website found that the typical house price has risen from £113,900 to £268,200 in the past two decades. However, sharp rises in some locations could mean that some people are priced out of the areas they grew up in. London has seen the biggest increase, with average house prices more than doubling (119 per cent) in the last 20 years. The South East and eastern England have also seen large jumps, with average property values rising by 87 per cent in both regions. In contrast, house prices in the north-east of England have risen by 39 per cent during the same period. In Blackpool, Lancashire, average house prices have increased by 26 per cent, while in Sunderland, Tyne and Wear, they have risen by 22 per cent. Meanwhile, in Kensington and Chelsea (124 per cent) in London, Elmbridge (110 per cent) in Surrey, and St Albans (108 per cent) in Hertfordshire, average property values have more than doubled over the past two decades. Tom Bill, head of UK residential research at Knight Frank, said: 'If you grew up in north-east England, bought in London and are now returning to your roots, you're in luck. This means that for some, the dream of returning to their roots might be much more attainable than they think.' Zoopla used its house price index, comparing the difference between average house prices in April 2025 and April 2024, as part of its research. It also commissioned an Opinium survey among 2,000 people across the UK in June, which indicated that more than half (52 per cent) would consider moving back to the location where they grew up. Toby Leek, president of NAEA (National Association of Estate Agents) Propertymark, said: 'Rural and picturesque areas across the county are popular destinations that many people choose to move to, especially those that are looking for a quiet escape, such as certain coastal locations. However, this sometimes comes with a bigger price tag. 'As places increase in popularity, this raises house prices to levels that mean many current or ex-locals who may wish to move back to their home towns where they grew up could find it hard to afford to purchase a home. It also has the potential to be extremely challenging for people to migrate around the locality as well, due to higher prices.' Rental price boom is over, says Zoopla - but agents warn of more pain for tenants if landlords continue to sell up

The rental price boom is finally over, new figures from Zoopla suggest. Average rents for new lets are 2.8 per cent higher over the past year, down from 6.4 per cent a year ago, according to the property portal - the lowest rate of rental inflation since July 2021. The average monthly rent now stands at £1,287, up £35 over the past year. It means the rental market is cooling after three years in which rents have increased five times faster than house prices. Average rents for new tenancies are 21 per cent higher since 2022, compared to just 4 per cent for house prices. The average monthly rent has increased by £219 over this time, broadly the same as the increase in average mortgage repayments. Average annual rents have increased by £2,650 over the last three years, from £12,800 to £15,450. Why are rent increases are slowing? The slowdown in the rate of rental growth is a result of weaker rental demand and growing affordability pressures, rather than an increase in supply, according to Zoopla. Rental demand is 16 per cent lower over the last year, although this remains more than 60 per cent above pre-pandemic levels. Lower migration into the UK for work and study is a key factor, according to Zoopla with a 50 per cent decline in long-term net migration last year. Stability in mortgage rates and improved access to mortgage finance for first-time-buyers, most of whom are renters, is also a factor behind the moderation in levels of rental demand. Recent changes to how banks assess affordability will make it easier for renters on higher incomes to access home ownership, easing demand at the upper end of the rental market. Alongside fewer renters looking to move, there is also 17 per cent more homes on the market compared to a year ago. However, renters are still facing a limited supply of homes for rent which is 20 per cent lower than pre-pandemic levels. Zoopla says lower levels of new investment by private and corporate landlords is limiting growth in the private rental market. Looking to the remainder of 2025, rents remain on track to increase by between 3 and 4 per cent over the rest of the year, according to Zoopla. 'Rents rising at their lowest level for four years will be welcome news for renters across the country,' said Richard Donnell of Zoopla. 'While demand for rented homes has been cooling, it remains well above pre-pandemic levels sustaining continued competition for rented homes and a steady upward pressure on rents. 'The pressures are particularly acute for lower to middle incomes with little hope of buying a home and where moving home can trigger much higher rental costs. 'The rental market desperately needs increased investment in rental supply across both the private and social housing sectors to boost choice and ease the cost of living pressures on the UK's renters.' What's happening across the country? Rental growth has slowed across all regions of the UK over the last year, particularly in Yorkshire and the Humber, where rent costs dropping to 1.1 per cent, down from 6.4 per cent in 2024. Zoopla says this is due to slower rental growth in key university cities, such as Sheffield, Bradford and Leeds, dragging the overall rate lower. In the North East, rental growth has slowed to 5.2 per cent, down from 9.4 per cent in 2024. In Scotland, the rate of growth has slowed rapidly from 9.1 per cent to 2.4 per cent due to affordability pressures and the removal of rent controls which limited how much rents can be increased within tenancies. In Dundee, rents have actually fallen by 2.1 per cent. This time last year they were up 5.8 per cent. In London, rents are posting modest falls in inner London areas including North West London and Western Central London, down 0.2 per cent and 0.6 per cent year-on-year respectively. However, rents have continued to increase quickly in more affordable areas adjacent to large cities such as Wigan and Carlisle, both up 8.8 per cent and Chester, up 8.2 per cent. Zoopla says the number of postal areas where rents have risen at over 8 per cent a year has fallen from 52 a year ago to just five today. While rents are not surging as much as they were, many across the property industry feel the upward pressure on rents to continue, particularly if landlords continue to exit the sector. 'Rental value growth has cooled over the last year but upwards pressure remains thanks to tight supply,' said Tom Bill, head of UK residential research at Knight Frank. 'While some demand has transferred to the sales market as mortgage rates edge lower, a number of landlords have sold due to the tougher regulatory and tax landscape. 'As the Renters' Rights Bill comes into force over the next 12 months, the upwards pressure on rents could intensify if landlords see added risks around the repossession of their property and void periods.' Greg Tsuman, managing director for lettings at Martyn Gerrard Estate Agents, added: 'Unfortunately, these figures do not represent an end of an era for the rental market but a temporary reprieve. 'There is immense pressure in the rental market right now. With the Renters' Rights Bill passing soon, landlords are continuing to exit the market to avoid becoming stuck. 'Thousands of tenants are receiving eviction notices and they are competing for a shrinking pool of housing, which can only see rental prices continue upwards.'
