SHARJAH, UAE: An array of advances and innovations in AI were showcased by tech experts and inhouse companies at an event organized by the Sharjah Research Technology and Innovation Park (SRTI Park) at a Business Breakfast event hosted under the slogan 'Born in Sharjah, Built for the World'.
Techies and experts from companies like Al Hathboor Bikal, Nvidia, HP and Qamia shared insights into the world of AI and quantum computing, and referred to the pioneering innovations being created at SRTI Park.
The speakers shared insights into AI Factory, a structured system for end-to-end lifecycle management of AI deployment and development. It serves as an AI-centered decision-making engine that optimizes operations by utilizing machine learning algorithms.
Speaking at the event, Hussain Al Mahmoudi, CEO, SRTI Park, referred to UAE's ambitions to be a leader in AI, and stressed the need for more investment in this field. He said, 'This event is a platform to demonstrate how far Sharjah has come to create innovations for the world. Our aim is to connect these great companies with investors. We are constantly fine-tuning our strategy, and attracting startups in our focus areas, which include healthcare, sustainability, advanced manufacturing, mobility, and transport.'
The panel speakers included Ahmed Mustafa, Regional AI Adoption and Development Lead, NVIDIA; Mujahid Khaled, Sales Lead, AI and HPC, MEA, Hewlett Packard Enterprise; Dr. Raouf Dridi, CEO, Qamia; and Raj Sandhu, CEO, Al Hathboor Bikal AHB).
The panelists highlighted three elements of building an AI factory: people, technology, and economy. They emphasized the importance of partnerships with data scientists, product managers, and CXOs. They pointed out that the technology stack required for an AI factory includes data centers, intelligent compute stacks, orchestration platforms, and machine learning operations. A particular reference was made to the startups and how they could expand beyond their local markets, reaching global audiences, using these advanced technologies.
Among the products in the limelight was AHB's Dialog XR, an LLM-Based Chatbot built entirely at SRTI Park. In a presentation, CEO Raj Sandhu explained that the domain knowledge-based LLM creates a conversational interaction platform that can be used as a multi-disciplinary tool for internal as well as external purposes to elevate organizational performance. He provided insights into how AI factories could drive regional innovation and contribute to globally scalable solutions.
Sandhu explained the concept of the AI factory and its focus on data centers, HPC, and accelerated compute. He said the Park's proximity to universities allows for collaboration with global institutions, offering HPC as a service and rentable GPUs.
As part of the event, SRTI Park officials introduced the attendees to the ecosystem's infrastructure and offering, and took them on a tour of the facilities, including the SoiLab (Sharjah Open Innovation Lab).

Doha, Qatar: Qatar's real estate sector remained resilient in the first quarter (Q1) of 2025, according to the latest market review released by ValuStrat. The report highlighted market trends across residential, commercial, hospitality, and industrial, emphasising sustained investor interest. Anum Hasan, Qatar's Head of Research at ValuStrat, stated that the country's property market showed signs of solid performance, supported by consistent residential values, increased mortgage activity, and steady leasing across commercial spaces. 'Qatar's real estate market remained broadly stable in Q1 2025, supported by steady residential capital values, a rebound in mortgage lending, and continued leasing across commercial segments,' Hasan told The Peninsula. Residential activity showed notable gains, with transaction volumes rising 13.2 percent from the previous quarter and a remarkable 67.1 percent year-on-year (YoY). While the total value of transactions grew 3.8 percent quarter-on-quarter (QoQ), it dipped 3.6 percent annually, with the average sale price sitting at QR2.7m. The Pearl Qatar and Al Qassar led the surge in activity, registering sales value growth of 54.3 percent and a 39.8 percent increase in transaction volume compared to the last quarter. Mortgage transactions for ready properties climbed 37 percent year-on-year but slipped slightly by 2 percent on a quarterly basis. Doha remained the core market for lending, accounting for 95 mortgage deals worth a combined QR16.4bn. The ValuStrat Price Index (VPI) for residential capital values held firm at 96.5 points. Median prices stood at QR10,420 per square metre for apartments and QR5,500 for villas. Gross rental yields averaged 5.9 percent , with apartments achieving 8.4 percent and villas 4.6 percent. Apartment rental rates held steady at QR6,000 monthly, while villa rentals averaged QR11,000. Hasan stressed that 'A key development in this quarter's analysis was the introduction of the Office Rental ValuStrat Price Index, which is the country's first dedicated benchmark for office rental performance.' The office market also saw a boost in supply, with around 60,000 square metres of gross leasable area (GLA) added through developments such as Marina 31 in Lusail and Corniche Park Towers in West Bay. This pushed total office stock to 7.3 million square metres. On the other hand, retail performance remained steady, with new entrants like Centro Mall and Outlet Village increasing total retail GLA to 2.5 million square metres. The hospitality sector experienced a slight dip in tourist numbers, with 1.5 million arrivals in Q1 2025—a 6.7 percent decline YoY. GCC nationals made up 36 percent of total visitors. Qatar's hospitality inventory reached 40,787 keys, with 845 new rooms expected in 2025, primarily in the 4- and 5-star categories. The Industrial sector momentum strengthened with a 32 percent YoY increase in new business licenses and over QR50m in investment certificate value. 'Q1 marked a relatively stable quarter for Qatar's real estate market, underpinned by improving data visibility, firm residential fundamentals, and ongoing occupier interest across commercial sectors,' Hasan noted. This stability comes at a time when regional markets are adjusting to post-World Cup economic normalization and shifting global interest rates. Analysts believe that Qatar's infrastructure investments, population growth, and policy support for non-hydrocarbon sectors continue to act as stabilizers. The uptick in mortgage activity and resilient residential yields signal growing confidence among both end-users and institutional investors during the quarter. Riyadh – The Saudi Exchange (Tadawul) has amended the structure of its minimal incremental price movement bands, known as tick size bands, for both the Main and Parallel (Nomu) Market securities, excluding debt instruments. Tadawul is expanding the applicability of smaller tick sizes, which will enable more precise pricing and enhance overall market efficiency, according to a press release. Increasing the applicability of smaller tick sizes will also minimize spread constraints, thereby reducing trading costs for investors. Moreover, the amendments also include a band for securities priced at or above SAR 500. Mohammed Al Rumaih, the CEO of the Saudi Exchange, said: "At the Saudi Exchange, we have long been committed to fostering an advanced capital market that caters to the evolving needs of investors.' Al Rumaih elaborated: 'These enhancements to tick sizes are the result of our close engagement with market participants and ensure that the Saudi Exchange remains highly competitive and attractive to investors around the world.' The CEO concluded: 'These changes will offer many benefits, including lower trading costs, fairer prices, and a smoother trading experience for investors.' The new structure introduces expanding the applicability of smaller tick size bands, in addition to an additional band for securities priced at SAR 500 and above to maintain an appropriate range of spreads across price bands. EFG Hermes leads Specialized Medical Company's debut on Tadawul

Egypt - EFG Hermes, an EFG Holding Company, closed its advisory on the $500 million initial public offering (IPO) of Specialized Medical Company (SMC), marking its third IPO in the healthcare sector over the past 12 months. The company began trading on the Main Market of the Saudi Exchange (Tadawul) on 26 June under the ticker 4019, according to a press release. The Saudi group offered a total of 30% of its total issued share capital through the sale of 75 million ordinary shares at SAR 25 per share, implying a market cap of SAR 6.25 billion ($1.66 billion). The orders recorded during the institutional book-building crossed SAR 121.30 billion, representing a coverage of 64.7x. Karim Meleka, Co-Head of Investment Banking at EFG Hermes, said: 'Despite heightened geopolitical tensions in the region, the offering attracted overwhelming interest from a diverse base of local, regional, and international investors — a clear vote of confidence not only in SMC's fundamentals but also in the resilience of Saudi Arabia's capital markets and the strength of its macroeconomic outlook.' EFG Hermes acted as a joint financial advisor, joint bookrunner, and joint underwriter on the transaction. The company recently concluded its advisory on the listing of U Consumer Finance (Valu) on the Egyptian Exchange (EGX).
