Montreal home sales, prices rise in May despite steady rates and economic uncertainty

MONTREAL - Home sales in the Montreal-area rose again in May compared with the same month a year ago, as the city's real estate board says both activity and price growth show no signs of tapering off. The Quebec Professional Association of Real Estate Brokers says 4,992 homes in the region changed hands last month, up 10.2 per cent from 4,532 sales in May 2024. Charles Brant, the board's market analysis director, says it marks the third straight month of similar year-over-year sales growth despite mortgage rates remaining in a holding pattern and 'ongoing economic uncertainty.' Brant says there are also 'no signs of a lull in price growth' as around one in seven homes sold above the asking price last month. The median price for all housing types in the Montreal area was up year-over-year, led by an 8.7 per cent increase in price of a single-family home to $625,000. The median price of a plex rose 5.1 per cent to $825,000 and the median price of a condominium increased 4.3 per cent to $427,500. There were 7,596 new listings in the Montreal area last month, up 11.2 per cent from a year earlier, as active listings rose 2.4 per cent to 18,920. This report by The Canadian Press was first published June 9, 2025.

What's happening with Wawa's expansion into Escambia, Santa Rosa counties?

Halfway through the year, Wawa is still working to branch out into Northwest Florida and deliver on the handful of stores promised to local superfans over two years ago. The popular convenience-and-gas chain based in Pennsylvania is still looking to get its first location within Santa Rosa County approved after first starting the process to build a Pace store last March. In early June, Santa Rosa County received an updated proposal for a Wawa in East Milton. They're having more success in Escambia County where two stores have already opened, both in Northwest Pensacola, and another three are on the way. A spokesperson for the company told the News Journal that the Ferry Pass Wawa at 8550 N. Davis Highway is slated to open before the end of the year. Already open are stores at 8840 Boesch Lane and 5888 W. Nine Mile Road. The Ferry Pass location location received a development order from Escambia County's Development Review Committee (DRC) a year ago and its structure is already up, but the site hasn't been fine-tuned yet. The DRC has issued development orders for five Wawa stores in Escambia County so far. The remaining locations are coming to 6658 Pensacola Boulevard and 9262 W. Highway 98. Their efforts in the Santa Rosa County haven't been as successful, as none of their proposed stores have been approved. So far, there are four Wawa stores proposed for the county in East Milton, Pace and two in Navarre. One of the Navarre locations is planned off of Navarre Parkway, while the other is planned off of Highway 98. Some residents near the proposed East Milton store shared concerns about the impact the popular convenience store could have on the area including traffic congestion and the inability of roads to withstand the increased traffic a Wawa would bring. The latest proposal takes residents' concerns into account, such as the removal of one access driveway onto Red Brick Road that had been included in original plans that will likely keep the bulk of traffic on the Highway 90 side of the store. Wawa's introduction to the area started over two years ago, when officials hosted an event at the Bayview Community Center and shared their vision for a Pensacola-area expansion. Wawa officials also shared plans to build 40 stores between Mobile and Tallahassee by the early 2030s. If Wawa's plans for Santa Rosa are approved, the chain will have nine locations between Escambia and Santa Rosa counties.
