A property investor who paid BD88,900 for a flat that was never built and saw no returns on a four-year lease has won a court case against the real estate firm, which has been ordered to repay him with interest.
The investor took legal action against the company, seeking to void the contract tied to his purchase of a residential unit intended for leasing.
He also sought reimbursement after the firm failed to either transfer the property to his name or refund his money when the lease ended.
His lawyer, Rashid Al BinAli, said the lawsuit named both the real estate firm and its owner.
Sale agreement
The investor wanted the preliminary sale agreement scrapped, along with any later agreements tied to incentives.
He also asked the court to order the company to return his BD88,900, along with late payment interest.
Court documents show the investor bought the unit in 2019, paying in full through instalments, with the project meant to be finished in eight months.
He also signed a lease for the same unit, agreeing to an initial rent of BD629.708 a month for four years.
After that term, the rent was raised to BD1,889.125. Yet, when the contract ended, he did not receive his rental income.
The property had also not been built within the agreed time, leaving him out of pocket.

Beyon BSC (Ticker: BEYON), today announced its financial results for the first quarter of 2025. Beyon reported net profit attributable to equity holders of BD18.1M (US$48.0M) for Q1 2025, a 4% decrease from BD18.8M (US$49.9M) reported for the corresponding quarter of 2024. The YoY decline in net profit attributable to equity holders is mainly due to additional taxes from the application of Domestic Minimum Top-Taxes ('DMTT'), effective 1 January 2025, and acquisition charges associated with the acquisitions completed in 2024. Earnings per share (EPS) are 10.9 fils for the first quarter of 2025, compared to 11.4 fils in Q1 2024. Total comprehensive income attributable to equity holders in Q1 2025 was reported at BD11.8M (US$31.3M), a 70% decrease from BD39.7M (US$105.3M) in the first quarter of 2024, mainly due to investment fair value changes. Operating profit in Q1 2025 of BD26.0M (US$69.0M) is 4% lower than BD27.0M (US$71.6M) reported in Q1 2024. EBITDA stands at BD45.4M (US$120.4M) in Q1 2025 compared to BD44.1M (US$117.0M) in Q1 2024, an increase of 3%. The company maintained a healthy EBITDA margin of 39% in Q1 2025. Revenues for the first quarter of 2025 increased by 6% to BD117.6M (US$311.9M) compared to BD110.5M (US$293.1M) in Q1 2024, mainly due to increases in digital, wholesale, mobile and fixed broadband services. Beyon's balance sheet remains strong with total equity attributable to equity holders of the company of BD540.9M (US$1,434.7M) as of 31 March 2025, 4% lower than BD564.2M (US$1,496.6M) reported as of 31 December 2024. Total assets of BD1,255.4M (US$3,330.0M) as of 31 March 2025 are in line with total assets of BD1,256.0M (US$3,331.6M) as of 31 December 2024. Net assets as of 31 March 2025 which stand at BD595.0M (US$1,578.2M) are 4% lower than BD621.8M (US$1,649.3M) reported as of 31 December 2024. A Bahraini holding company has been ordered to pay BD37,000 after failing to complete air-conditioning works across four villas for more than two years and seven months. The High Civil Court ruled that the company's prolonged delays left the plaintiff facing rising costs and unable to complete the project as planned. Lawyer Kaltham Al Koohaji, representing the plaintiff, argued that the company had signed a contract worth BD88,900 to supply and install air-conditioning systems, covering all materials, labour, and equipment. The plaintiff had already paid BD65,808, but the work delivered fell far short of expectations, with minimal progress made over nearly three years. Frustrated by the lack of completion, the plaintiff commissioned an engineering expert, whose report confirmed that the company had failed to fulfil its obligations. The lawyer also pointed out that the company's owners had managed the project so poorly that they should be held personally accountable. The court agreed, stating that the contract clearly outlined a phased work schedule, which had not been followed. The expert's findings, based on a site inspection and meetings with both parties, further supported the plaintiff 's claims. The court found the company solely responsible for the failure and ruled that it must pay BD36,504, plus BD1,000 in compensation, along with 2% annual interest. The company was also ordered to cover court costs, expert fees, and legal expenses.

One company has been ordered to pay BD465,000 after walking away from its share in a million-dinar business venture, leaving its partner to carry the full cost. The High Civil Commercial Court also imposed an annual interest rate of 2 per cent, after hearing that the two firms had agreed to start a joint business but only one paid its share of the capital. Lawyer Shahnaz Ali said her client, the first plaintiff, and the defendant company had gone into partnership in a financial services firm, which appeared in the case as the second plaintiff. Her client covered the entire BD1 million in initial capital, based on an agreement that the other side would pay its portion later. That did not happen. The second defendant, who owns the first defendant company, later signed a document confirming he owed BD250,000. He pledged to repay the sum using profits, proceeds from selling part or all of the firm, or in cash. He also accepted that the first plaintiff had taken on extra expenses beyond the capital to cover losses the business had suffered. Despite that, no payments followed. Capital The partners later agreed to increase the capital from BD1 million to BD5 million. The authorised capital was set at BD4.65 million. This step, taken in response to mounting losses, led the plaintiffs to file a legal case. The court, citing the findings of an independent accountant, said the first plaintiff had paid BD4,150,000 into the company. In total, the funds transferred by the plaintiff amounted to BD5,169,538.
