
80% Indians prioritise homeownership; Chennai, MMR, Ahmedabad lead in sentiment
Homeownership is a priority for 80% of Indians, with the strongest purchase sentiment seen in Chennai (86%), Ahmedabad (83%), and the Mumbai Metropolitan Region (85%), according to a study by Knight Frank India. The trend is driven by rising disposable incomes, improved financial stability, and strong cultural preferences for owning property.
Two main markets that somewhat lagged in this regard were Delhi-NCR (74%) and Bengaluru (73%), owing to higher property prices and an influx of young, migrant professionals who favoured rental accommodations over ownership, the study showed.
The study 'Beyond Bricks: The Pulse of Home Buying' shows that as many as 80% of respondents have positive purchase sentiments across the country.
The report, which mapped various trends within the residential real estate space, noted that a significant majority (80%) of Indians still hold strong home ownership ambitions. This intent was noted to be the strongest amongst high earners with annual incomes above ₹5 million (91%) and millennials (82%).
The purchase sentiment was strongest in areas such as Chennai (86%), Ahmedabad (83%), and Mumbai Metropolitan Region (85%), driven by growing disposable wealth, greater financial stability, and cultural sentiments.
Other regions, such as Kolkata (80%) and Hyderabad (81%), also demonstrated high ownership preference owing to a desire for long-term security. Two main markets that somewhat lagged in this regard were Delhi-NCR (74%) and Bengaluru (73%), owing to higher property prices and an influx of young, migrant professionals who favoured rental accommodations over ownership, the study showed.
Demography-wise, the purchase sentiment was pushed most robustly by high earners with annual incomes above ₹5 million (91%) and millennials (82%) due to their higher disposable wealth and better financial security.
Respondents from Gen Z (71%) and lower-income groups earning less than ₹1 million annually (72%) had relatively lower homeownership sentiment due to affordability constraints, lifestyle flexibility, and early career mobility. This indicated a growing market demand for accessible financing solutions and entry-level housing options tailored to the unique needs of different consumer demographics, it said.
As many as 1,629 respondents were interviewed from across the top eight cities across the country.
'Homeownership has emerged as a robust and enduring trend, particularly in the post-pandemic period, resulting in a marked increase in residential demand. This momentum was further supported by proactive measures undertaken by regulatory authorities, including extended reductions in repo rates and buyer-centric incentives such as stamp duty rebates. Collectively, these factors repositioned homeownership as a symbol of financial security and future stability. Additionally, sustained economic growth has reinforced buyer confidence, contributing to continued resilience and activity within the residential real estate sector,' said Shishir Baijal, Chairman and Managing Director, Knight Frank India.

While buyer motivations were shaped by various factors such as economic trends, level of urbanisation, and affordability dynamics across different cities, the Home Buyer Survey highlighted some common trends driving the purchase sentiment.
A significant portion of the respondents across the country (37%), for instance, were looking to purchase a home to upgrade to a better living space, while nearly a third (32%) wanted to buy a house for the first time for end-use.
Apartments remained the most preferred residential choice across generations and income groups, though higher-income buyers showed a stronger preference for independent houses and villas, indicating a desire for space, privacy, and premium living, it said.

Factors like location, affordability, and developer reputation continue to hold significance, while lifestyle amenities and financing options were also noted to be increasingly influential in buyer preferences.
Seamless and easy access to common amenities remained high on the list of priorities for prospective Indian homebuyers. More than half (58%) preferred their new homes to be closer to health facilities, while a similar number (53%) indicated a preference for shopping outlets. Public transport access was also a prominent factor in the decision-making process of most buyers, with 40% of respondents indicating it to be something they sought while selecting a home, it showed.
Features such as fitness centres (16%) and community clubs (23%) ranked much lower in the priority of homebuyers, with most expecting them to be a standard feature in modern housing projects. This indicated a growing shift amongst new-age homebuyers toward more informed and strategic decision-making, balancing financial viability, convenience, and long-term value, it noted.

India supports fair, rule-based global trading system that addresses needs, aspirations of Global South: Om Birla
Brasilia [Brazil], June 5 (ANI): Lok Sabha Speaker Om Birla on Thursday emphasised the need for a fair and rule-based global trading system while addressing the 2nd Working Session of the BRICS Parliamentary Forum in Brasilia, an official release said. As per the Release, LS Speaker Om Birla said, 'India supports a fair and rule-based global trading system--one that adequately addresses the needs and aspirations of the Global South.' He added, 'India views the BRICS Parliamentary Forum as a vital platform, where, through shared efforts and dialogue, we can redefine the contours of economic development. This forum further reinforces our commitment to mutual cooperation, solidarity, and the welfare of our citizens.' He added that 'Despite global challenges, BRICS nations have made inspiring progress in the realm of economic development. India believes that to strengthen this progress further, we must enhance intra-BRICS trade, investment, and financial cooperation.' He also said, 'We welcome the recent expansion of the BRICS grouping. This will make our collaboration more inclusive and impactful.' Birla made these remarks while addressing the 2nd Working Session of the BRICS Parliamentary Forum at Brasilia, Brazil, on the theme 'BRICS Parliamentary Action in Search of New Paths for Economic Development.' The statement noted that Birla highlighted India's economic journey in the last decade. Birla said, 'India's economic journey over the past decade has been remarkable. Despite global uncertainties and domestic challenges, India has consistently outperformed the global growth average. Rising from the 10th largest economy in 2014 to the 4th largest today is a testament to India's robust policies and the strength of its people. From 2014-15 to 2024-25, India's GDP has grown at an average rate of over 7 per cent, making it the fastest-growing major economy in the world.' Birla noted, 'India is not only the world's largest and most vibrant democracy but also a nation with stable governance, strong constitutional institutions, the rule of law, a transparent and accountable tax system, and decisive leadership that has earned the trust of global investors.' He mentioned that 'under the leadership of Prime Minister Narendra Modi, India's unprecedented progress in infrastructure--water, energy, road and rail connectivity, ports, airports, industrial corridors, and logistics hubs - now defines the New India.' Observing that India's greatest strength is its youthful population, he said, 'Over 65 per cent of Indians are under the age of 35. This youthful energy is propelling India forward--be it in manufacturing, digital technology, healthcare, or green energy. Through programs like Skill India, PM Kaushal Vikas Yojana, and the New National Education Policy, India is skilling its youth under the visionary leadership of Prime Minister Narendra Modi.' Our bilateral relations have developed on the basis of shared democratic values, peace, cooperation, sustainable development, and common objectives.' Noting that in today's era, terrorism is the biggest threat to global peace and stability, Birla said that 'The recent terrorist attack in Jammu and Kashmir, India, in which 26 innocent civilians were brutally killed, has shaken not only India but also the conscience of the entire world.' He also added that, 'Pakistan has failed to take concrete action against the terrorist infrastructure operating from its territory; India exercised its right to respond, to prevent such cross-border attacks in the future, and to defend itself.' On Operation Sindoor, Birla said that 'these steps were measured, non-provocative, proportionate, and responsible. Their sole objective was to destroy terrorist infrastructure and neutralise the capabilities of terrorists.' He said that 'Today's India is firmly committed to a policy of zero tolerance towards all forms of terrorism and gives a strong response to every terrorist attack.' The statement highlighted that on the sidelines of the BRICS Parliamentary Forum, Lok Sabha Speaker Om Birla also held a bilateral meeting with the President of the Chamber of Deputies of Brazil, Hugo Motta. Birla observed that 'India and Brazil are natural partners. Both countries have, from time to time, provided direction and momentum to their bilateral relations through high-level dialogues.' He added that, 'There is extensive collaboration between the two countries in areas such as defence, technology, space, energy, and culture. The special session organised by the Brazilian Congress in 2022 on the occasion of 75 years of India's independence is a testament to our special friendship.' Birla hoped that 'India and Brazil can jointly promote innovation in emerging areas such as digital transformation, artificial intelligence, health technology, and cybersecurity, and can set an example for the countries of the Global South.' New Delhi [India], June 5 (ANI): The Modi government at the Centre, just days away from turning 11, said people's hopes, needs and aspirations have not just been heard, but also acted upon with purpose, as it highlighted several initiatives taken up by the government. In a report released by the Press Information Bureau Research Unit on Thursday, the government said that, from tax relief leaving more money in people's hands to pension schemes that promise security in old age, the last eleven years have seen a steady and sincere effort to make life easier, fairer, and more dignified for Indians. 'The government has cut through red tape, simplified rules and made everyday systems work better. Be it filing taxes, buying a home, commuting to work or affording medicines, things have become simpler and more accessible. These are not scattered changes but a pattern of reforms that speak to the real concerns of ordinary citizens. What stands out is the consistency,' the report's preamble read. Over the past eleven years, the government said it has gone beyond token measures to make a real difference in the lives of the middle class. From lowering income tax rates to simplifying returns, every move, it said, has been aligned with the core idea of letting citizens keep more of what they earn. 'The approach has been clear. Listen to citizens, simplify the system and deliver on promises,' the report card said. The most recent tax reforms, especially those in the Union Budget 2025-26, are a clear sign that the Government has placed its trust in the middle class as a pillar of national growth. It said the effort has been constant and focused, whether raising the income threshold for zero tax, introducing a simplified tax regime, or making return filing easier than ever. A major change was announced in the Union Budget 2025-26: individuals earning up to Rs 12 lakh annually will now pay no income tax, except on special incomes like capital gains. With the standard deduction of Rs 75,000, even those earning Rs 12.75 lakh will pay no tax. These enhanced tax exemptions led to the government giving up nearly Rs 1 lakh crore in revenue. The government has once again lauded itself for making income tax return filings simple. According to the government, the simplification in ITR filing is reflected in the rise of individual ITR filings, which increased from 3.91 crore in 2013-14 to 9.19 crore in 2024-25, a 135 per cent rise. On the inflation management front, the government boasted that the price rise remained under control under the current administration. 'Things began to change from 2014. Over the next eleven years, inflation came under firm control. From 2015-16 to 2024-25, the average rate fell to just 5 per cent. The difference is visible not only in the numbers but in daily life. Stable prices gave families breathing room,' the report read. The report touched upon reform-oriented initiatives such as Unified Pension Scheme, Smart Cities Mission, Pradhan Mantri Awas Yojana (Urban), expansion in metro network, UDAN scheme, Ayushman Bharat, Jan Aushadhi scheme, Pradhan Mantri Kaushal Vikas Yojana, among others.
