
Japan and Singapore show even property safe havens are not problem-free
Two findings stood out in CBRE's survey on Asia's commercial property investment market published last month. The first was that Japan alone accounted for 36 per cent of transaction volumes in the first quarter of this year. The second was that it was easily the most popular market among cross-border investors, with 86 per cent of respondents describing their level of interest in Japan as very strong or fairly strong.
These findings underscore the strong appeal of a market that has long been perceived by foreign investors as a safe haven. At a time when the United States – long the safe haven of choice for global investors – has become a
source of instability and unpredictability , Japan's political stability, policy predictability and the depth and liquidity of its real estate market have taken on added significance.
Persistently low interest rates,
the cheap yen , the
return of inflation after decades of stagnation and Japan's position as an attractive alternative to China have added to its appeal among investors. Even so, there are signs that Japan has become too appealing.
In
the commercial property market , the weight of foreign and domestic capital targeting Japanese assets in the past several years has driven down rental yields for institutional grade properties in Tokyo to extremely low levels. Even in Osaka, a relatively illiquid market, prime office and retail yields are lower than in Seoul and Singapore, which are among the most actively traded markets in the Asia-Pacific.
Low borrowing costs and higher loan-to-value ratios in Japan allow investors to earn a positive carry, which means the returns from holding an asset exceed its financing costs. However, a narrowing spread, or gap, between rental yields and government bond yields makes Japanese real estate less attractive from a pricing standpoint.
Moreover, the cheap yen – down about 38 per cent against the US dollar since early 2021 – has fuelled a
boom in overseas tourism . Last year, hotels accounted for 20 per cent of investment activity, up from 5 per cent in 2021, according to JLL data.

HSBC asset-management unit dives into private credit in Asia, with US$4 billion backing
HSBC Asset Management will launch a dedicated private-credit strategy in Asia-Pacific later this year after its parent unveiled plans to inject US$4 billion into its funds to bolster the higher-returning business. The asset management arm of Hong Kong's biggest lender aimed to use the offering to support corporate, family and private equity-backed clients across the region, according to Chris Fletcher, head of Asia-Pacific private credit. 'We are going to be very much focused on supporting performing, big-market companies,' he said during a panel discussion at the Greater China Private Equity Summit last week. The move coincided with HSBC's decision to invest the cash into its asset management arm's private-credit funds, according to a Reuters report on Monday. The bank aimed to attract additional capital from external investors to build a US$50 billion credit fund within five years, which would be invested globally, with an initial focus on direct lending in Asia and the UK, the report said. The bank declined to comment. HSBC is the latest financial institution to enter the private-credit market, drawn by attractive returns and diversification advantages. The attention on Asia also makes sense due to the region's significant growth potential compared with the more developed Western markets in non-traditional lending. 'There is a clear trend in the private-credit market, characterised by rising investments from insurance companies, family offices and sovereign wealth funds,' said Stephen Wong, an executive committee member of the Chartered Alternative Investment Analyst Association's Greater China chapter.

China stocks benefit from shift away from US assets; second-half outlook cloudy: Natixis
China's equity markets are benefiting from a global shift away from US assets, though the outlook for the second half of 2025 is clouded by signs of a structural economic slowdown, persistent deflationary pressure and worries about an underwhelming policy stance from Beijing, according to strategists. In spite of elevated political and economic uncertainties, the probability of a global recession remained low, Natixis Investment Managers said on Tuesday. But the firm was cautiously optimistic about Chinese equities in the latter half of the year. 'The markets and investors are awaiting the second leg [of the stimulus policies], which is the fiscal policy … but we do not expect a massive or significant turn in China that will support internal demand,' he said. Chetouane said deflationary pressure was a core concern. 'Without inflation, companies struggle to protect their margins or deliver earnings growth, and the market is waiting for a green light from Beijing,' he said.

Hong Kong's real estate market cooled in May, with deals slumping to 3-month low
Property deals in Hong Kong fell to a three-month low in May as caution prevailed amid heightened US-China tensions and stock market volatility, while distressed commercial real estate owners continued to offload assets at heavily discounted prices. Advertisement Transactions for new and lived-in homes, offices, shops, car parking slots and industrial units dropped 11 per cent month on month to 6,434, the lowest tally since February, according to data from Centaline Property Agency. The value of the deals rose 1.3 per cent from a month earlier to HK$50.7 billion (US$6.4 billion), a six-month high. Last month's biggest deal was Hong Kong Exchanges & Clearing's HK$6.3 billion purchase of office and retail space in One Exchange Square and other related assets in Central from Hongkong Land, according to the property agency.
