The Calgary Real Estate Board says home sales in the city dropped 17 per cent in May compared with last year as economic uncertainty continues to weigh on the housing market, while new listings and inventory were up.
The board says 2,568 homes were sold in May.
CREB chief economist Ann-Marie Lurie says the recent pullback in sales and a build up of inventory have helped shift the market toward balanced conditions and has taken the pressure off prices.
There were 4,842 new listings on the market last month, up 11.6 per cent from a year earlier, as the city's inventory reached 6,740 homes for sale — relatively balanced with 2.6 months of supply.
The board says recent inventory gains have created pockets of the market that are struggling with too much supply, while other areas are seeing low levels of inventory compared with demand, causing divergent home prices.
The residential benchmark price was $589,900 last month, marking a nearly three per cent decrease from May 2024 levels.

Bike lane construction causing frustration in downtown Halifax
The Brunswick Street, Sackville Street intersection in the heart of downtown Halifax has been shutdown by the construction of bike lanes. 'We would have loved to have seen this been done in May and June but it's being done now so that's unfortunate,' said Paul MacKinnon the CEO of the Downtown Halifax Business Commission. 'But at the end of the day this is a project that will be part of a much larger connected bike network.' Officials say the nearly $4 million dollar undertaking supports improvements as part of the Brunswick Street AAA Bikeway Complete Project which will link bike lanes in the city's core. According to the city, the design will include: A protected two-way bike lane that will be installed on the west side of Brunswick Street in this area. A new landscaped public space at the foot of Halifax Citadel National Historic Site, creating a more welcoming gateway to downtown. Sidewalk accessibility will be improved near the intersection of Brunswick and Sackville streets with upgrades to pedestrian ramps and the removal of existing pinch points. The existing right-turn slip lane at the intersection of Brunswick and Sackville streets will be replaced with a longer, dedicated right-turn lane. Based on traffic modelling, this change is expected to improve southbound traffic flow on Brunswick Street during the AM peak. While supporting the overall idea of bike lanes in the city, MacKinnon is critical of the plan. 'Unfortunately, the process in HRM has been very slow and very disconnected and so as a result what we've seen is underutilized bike lines. That frustrates people that are in their cars.' There are also concerns coming from business owners. 'Businesses don't like to see construction, of course right in front of their businesses. They definitely don't like to see empty bike lanes in front of their business especially if it takes up on street parking,' MacKinnon says. The Brunswick Street, Sackville Street intersection closure is now one of many that has disrupted traffic over the course of the summer. Tour companies that shuttle people throughout the city are constantly changing routes to get around the work. 'There's no doubt about it, that intersection is a key intersection that we go by several times a day, all day long, every day,' says Dennis Campbell, the CEO of Ambassatours. Campbell is himself, an avid biker, but says bike lanes that further narrow already narrow streets can cause issues with oversized vehicles. 'I think it's one of those things where there's a balance to everything. I think the bike lanes are good, but there has to be a balance. I don't think bike lanes can be on every street.' Apprehension felt as deadline nears for AISH recipients to file for Canada Disability Benefit
Rallies were held in Alberta advocating for disability rights after the province decided not to pass along funding meant to boost support. With a September deadline approaching for Assured Income for the Severely Handicapped (AISH) recipients to update the province on their eligibility for the new federal Canada Disability Benefit (CDB), apprehension is rising among some Albertans living with disabilities. The CDB, which began in July, is supposed to provide $200 a month to low-income Canadians with disabilities. But Alberta has confirmed it will treat the CDB as non-exempt income for AISH recipients, which means their overall monthly support will not increase and the province will essentially keep the benefit. The province said AISH recipients do not need to have completed the full federal application process by the Sept. 5 deadline, but must show proof they have begun applying in order to prevent a reduction in their monthly AISH payments. Applications for the Canada Disability Benefit opened on June 20. To receive the first payments, which were issued in July, applications had to be approved by June 30. To qualify, applicants must be between 18 and 64, have been approved for the Disability Tax Credit and have filed a 2024 tax return. Applications can be submitted online, by phone or in person at a Service Canada office. Trish Bowman, executive director of Inclusion Alberta, said her organization has been inundated with calls and emails from AISH recipients and their families who are confused and anxious about the deadline. 'I know individuals and families have been told they're to notify their AISH worker of where they are in the process, not necessarily whether or not they've applied for and received notification about receiving the Canada Disability Benefit,' she said. 'There hasn't been—to my knowledge—really clear communication to individuals, so there's still a ton of anxiety out there.' Bowman said for many recipients, barriers such as the cost of applying for the Disability Tax Credit—which she said can run $300 to $400—make the process even harder. 'There are just so many barriers,' she said. 'The federal government said it would cover the cost of the application, but that's not in place. So individuals have to figure that out, and if they don't have good supports, they might not even be able to understand the information that's been sent to them.' Rick Overwater, a Calgarian on AISH who lives with Cushing's disease and the effects of two brain tumours, said the change is deeply disappointing. 'I was really upset, I'll be honest,' he said. 'First, I got a letter from the federal government announcing this program existed, and it was like a godsend. I could really use that $200 a month. And then I heard that the provincial government was going to claw that money back and keep it, and then I got a letter confirming that, and that upset me.' Overwater said the province's claim that Alberta offers the most generous disability benefits in Canada leaves out a key detail, at least in his circumstance: recipients are often required to apply for other federal supports first, such as Canada Pension Plan disability payments. 'A lot of that money was my money to begin with, being handed over with an AISH watermark at the top of the remittance slip,' he said. Overwater said the province forcing AISH recipients to apply for a benefit and then keeping it feels like bullying. 'You've got somebody in a position of power that sees an income source that they don't have legal access to going to the people that do have access to it and demanding that those people get that money and hand it over or suffer retribution for not doing so,' he said. 'That—to me—is a textbook case of extortion.' 'Sometimes, money is tight, but even if it is, do you really need to come after disabled people for this money? It just seems pretty heartless.' Bowman said the policy change comes amid other cutbacks that have reduced the ability of people with disabilities to advocate for themselves. 'This also comes on the heels of defunding advocacy organizations earlier this year, who were a place for individuals to go to seek support and navigate these challenging processes,' she said. 'They've also decreased the amount of rent supplement individuals on AISH receive in social housing, effective Oct. 1. It does feel like one thing after another.' Shylah Brandt, a Calgarian who was born with cerebral palsy and is legally blind, said her $1,865 monthly AISH payment leaves her with little after rent. 'My rent here is $1,550. … So basically, that doesn't leave me much. I've been relying on the food bank ever since 2023,' she said. 'I've lost my electricity a couple times, which I need to charge my wheelchair. … And, as for transportation, I can't afford bus tickets, so I can't go anywhere.' Brandt said the extra $200 from the federal program would make a huge difference in her life and help rebuild her self-esteem, which she says has suffered as a result of being on AISH support. 'It would help me with at least feeling a little bit more independent and not feeling like so much [of a] parasite,' she said. 'In my case, it is downright cruel to take it away.' Bowman also challenged the province's argument that Alberta's disability benefits are the most generous in the country. 'Alberta has traditionally had one of the highest—if not the highest—benefits for people with disabilities on social assistance,' she said. 'But it's a little bit like apples and oranges. Other provinces may have more affordable housing or other supports, and at the end of the day, if the amount is still below the poverty line, I'm not sure it matters. We shouldn't be content to keep people in poverty just because they're less in poverty than someone else.' On the province's decision to treat the CDB as non-exempt income, Bowman said: 'It should be considered exempt from your income calculation. It's not too late to reverse this decision and allow individuals to keep the Canada Disability Benefit. That, in my view, would be the right thing to do.' In a written statement to CTV, Kyle Warner, acting press secretary for Alberta's Ministry of Seniors, Community and Social Services, said Alberta has the highest provincial disability benefit rates in Canada and will continue to fully fund AISH. 'Through Budget 2025, our government is investing a record $3.6 billion to support Albertans with disabilities—a year-over-year increase of over $150 million,' Warner wrote. 'In addition to financial core benefits worth $1,901 per month, AISH clients receive personal and medical benefits worth $400 per month on average.' The statement also confirmed that after federal CDB benefits are paid, AISH recipients' income will not increase. 'The CDB will be non-exempt income for AISH recipients, meaning Albertans on AISH will continue to receive the same overall monthly support that they do today with the same longstanding eligibility requirements,' Warner wrote. Warner said it has long been a requirement for AISH recipients to apply for all other income they may be eligible for, including federal programs. Altius Reports Q2 2025 Attributable Royalty Revenue of $12.7M and Adjusted Earnings(1) of $1.6M

Lundin recently provided an update with respect to preliminary plans to incorporate higher grade Saúva ore into its current mining and milling operations at Chapada, while indicating that this could result in an approximately 50% increase in annual copper production. Permitting and technical work is ongoing to further define the project and a pre-feasibility study is anticipated to be completed by the end of this year. Both operators of Altius's potash royalty mines have reported strong first half sales and indicated expectations for record global potash demand in 2025 in addition to firmer pricing while noting reported production constraints as well as significant development project delays by several competing producers. On April 23, 2025 Silvercorp Metals Inc. ("Silvercorp") updated its construction progress and budget for the development of the Curipamba copper-zinc-gold-silver project citing an estimated capital cost of $240.5 million while noting that it is targeting production by the end of 2026. Altius holds a 2% NSR royalty relating to the project. On July 23, the Corporation announced that Altius Royalty Corporation ('ARC'), a wholly-owned subsidiary of Altius, completed the sale of a 1% NSR royalty covering the Silicon and Merlin gold deposit discoveries in Nevada ('1% Silicon Royalty') to a wholly owned subsidiary of Franco-Nevada Corporation ('Franco-Nevada') (TSX & NYSE: FNV), pursuant to a royalty purchase agreement entered into by ARC and Franco-Nevada (the 'Agreement'). ARC will continue to hold a remaining 0.5% NSR royalty interest in Silicon (recently renamed to the Arthur Gold Project by AngloGold Ashanti plc) as a long-term component of its diversified portfolio. The purchase price for the 1% Silicon Royalty interest is US$275 million (~C$ 375 million) comprised of US$250 million in upfront cash paid at closing and a further payment of US$25 million in cash payable upon the conclusion of an ongoing arbitration process (described earlier this year) confirming that the Silicon Royalty applies to (a) all claims designated by the parties as a 'Critical Area' and (b) at least 90% of the total claims (on an aggregate number of claims basis) comprising the list of properties specified in the Agreement. On July 9, 2025, Orogen Royalties Inc. ("Orogen") completed a plan of arrangement with Triple Flag Precious Metals Corp. ("Triple Flag") resulting in Triple Flag's acquisition of Orogen's 1.0% NSR royalty on the Expanded Silicon project in Nevada. Triple Flag acquired all the issued and outstanding common shares of Orogen for total consideration of approximately $421 million, or $2 per share. In exchange for Orogen shares, Altius received cash of $29,545,000, 1,147,710 Triple Flag shares (which were subsequently monetized for gross proceeds of $37 million) and 9,889,490 shares (16.7%) of a spin out company ('Orogen SpinCo') that will hold all of Orogen's assets and liabilities other than the 1.0% NSR royalty on the Expanded Silicon project. This resulted in total gross proceeds to Altius of approximately $81 million. Orogen SpinCo will continue to operate as Orogen Royalties and remains as a publicly listed company. Altius also continues to conduct exploration work in partnership with Orogen SpinCo in Nevada including targeting Silicon-like gold projects as well as copper projects. In July Champion Iron Limited ("Champion") announced that it has entered into a definitive framework agreement implementing the agreement signed in December 2024, with Nippon Steel Corporation ('Nippon') and Sojitz Corporation ('Sojitz') pursuant to which the two parties have agreed to initially contribute $245 million for an aggregate 49% interest in Kami Iron Mine Partnership (the "Partnership"), a new entity formed for the ownership and potential development of the Kami Project. Nippon also announced on May 30 its sanctioning of a US$6 billion investment to convert more of its traditional blast furnace steelmaking units in Japan to electric arc furnace based plants that will require high purity iron ore inputs of the type that Kami is being designed to produce. Altius originated the Kami project within its PG business and retains a 3% gross sales royalty interest. Adjusted EBITDA (1) of $7.5 million ($0.16 per share (1)) during Q2 2025 compares to $14.5 million ($0.31 per share) during Q2 2024. Q2 2025 adjusted operating cash flow (1) of $4.7 million ($0.10 per share (1)) compares to $8.3 million ($0.18 per share) in Q2 2024. The decrease reflects lower taxes paid offset by lower royalty revenue receipts as well as working capital changes. Net earnings of $5.5 million ($0.12 per share) for Q2 2025 compares to net earnings of $8.3 million ($0.18 per share) in Q2 2024. Net earnings for the current quarter reflects lower costs and expenses, amortization and interest offset by lower revenues. Adjusted net earnings per share (1) of $0.03 for Q2 2025 is lower than $0.09 per share for Q2 2024 and follows the trend of revenue. The main adjusting items are summarized in the below table and include a $1.9 million tax recovery relating to the recognition of certain tax losses. At June 30, 2025 the approximate market value of various public equity holdings included: $106 million for shares of Labrador Iron Ore Royalty Corp. $25 million for the value of the indirectly held interest in the shares of Lithium Royalty Corporation. $87 million for publicly traded shares held within the Project Generation equity portfolio, including $75.6 million in Orogen Royalties Inc. which subsequent to June 30 was acquired by Triple Flag. During the quarter the Corporation made scheduled debt repayments of $2.0 million, paid cash dividends of $3.8 million and issued 14,058 shares under the dividend reinvestment plan. The Corporation did not repurchase any shares under its normal course issuer bid. At June 30, 2025 the Corporation carried a balance of $93.3 million under its term debt facilities and $9.0 million under its revolving credit facility. Following the sale of the 1% Silicon royalty and the closing of the Triple Flag acquisition of Orogen the Corporation expects to have cash, after taxes and fees payable to financial and legal advisors, of approximately $360 million, with total liquidity increasing to $540 million. This includes $116 million available under the revolving credit facility as well as $62.5 million potentially available as an accordion feature, subject to certain criteria under the terms of its credit facility. Dividend Declaration The Corporation's board of directors has declared a quarterly dividend of $0.10 per share, which represents an increase of 11% over recent quarterly amounts, payable to all shareholders of record at the close of business on August 29, 2025. The dividend is expected to be paid on or about September 15, 2025. This dividend is eligible for payment in common shares under the Dividend Reinvestment Plan (DRIP) announced by press release May 20, 2020, and available to shareholders who are Canadian residents or residents of countries outside the United States. In order to be eligible to participate in respect of the September 15, 2025 dividend, non-registered shareholders must provide instruction to their brokerage and registered shareholders must provide completed enrollment forms to the transfer agent by August 22, 2025, five business days prior to record date. Stock market purchases made under the DRIP for the September 15, 2025 payment will be satisfied by issuance from treasury at the 5 day volume weighted average price ending at the close of trading the day before payment date. Shareholders who have already provided instruction to be enrolled previously will continue to be enrolled unless they direct otherwise.
