Realty firm Kanakia Group has tied up with US-based Hines,

Sumitomo
Corporation to develop a premium 15 lakh square feet office complex at
BKC
in Mumbai.
In a statement on Friday, Kanakia Group said it has entered into a joint venture with Hines, and two of Japan's prominent conglomerates Mitsubishi Estate Co Ltd. (MEC) and Sumitomo Corporation for development of a premium office project in Bandra Kurla Complex (BKC).
Kanakia Group owns the land parcel while Hines, MEC, and Sumitomo are institutional investors and development partners.

This upcoming office complex, spread across a 3-acre land parcel, will have 1.5 million (15 lakh) square feet of office space integrated with other amenities, including F&B and retail zones.

Airlines' profit is expected to touch USD 36 billion, slightly higher than USD 32.4 billion posted last year, IATA said on Monday. ADVERTISEMENT Addressing the Annual General Meeting (AGM) of the International Air Transport Association (IATA) in the national capital, its Director General Willie Walsh asserted that airspace should be kept out of trade wars. The AGM is taking place in India after 42 years. Flagging concerns over supply chain issues, Walsh said there is a backlog of 17,000 aircraft and 1,100 planes under 10 years are in storage while the fleet replacement rate is three per cent. In 2025, airlines globally are expected to report a profit of USD 36 billion, higher than USD 32.4 billion recorded in 2024, but slightly down compared to USD 36.6 billion projected in December 2024, as per IATA. Walsh said that USD 36 billion profit is significant but that equates to just USD 7.20 per passenger per segment. ADVERTISEMENT "It's still a thin buffer and any new tax, increase in airport or navigation charge, demand shock or costly regulation will quickly put the industry's resilience to the test," he said. The airline industry's revenues are expected to reach a historic high of USD 979 billion in 2025, around 1.3 per cent higher than the figure seen in 2024, according to IATA, which represents about 350 airlines comprising over 80 per cent of the global air traffic. According to IATA, India's aviation industry directly employs 3,69,700 people and generates USD 5.6 billion of GDP. India's top telcos have slammed the satcom recommendations from the telecom regulator, terming the spectrum price as 'unjustifiably low' and said that the proposals are based on "incorrect assumptions" and are "non-transparent".In their first reaction to the recommendations given by Telecom Regulatory Authority of India (Trai) last month, all three bitter rival operators have closed ranks and said that if implemented in the current form, the regulator's satcom suggestions would create a non-level playing field and impact the sustainability of terrestrial services. In a strongly worded joint letter through the Cellular Operators Association of India ( COAI ) to various government authorities, seen by ET, the carriers highlighted data and said the planned capacity of Elon Musk-owned Starlink and Jeff Bezos led-Amazon Kuiper are set to surpass the current capacity of Reliance Jio, Bharti Airtel and Vodafone Idea. "These recommendations are non-transparent based on non-justifiable assumption rather than factual data," the telcos said in the letter, marked to Trai, Department of Telecommunications (DoT), Finance Ministry, Commerce ministry, Ministry of Electronics and IT (Meity) and Niti Aayog etc. The operators have said the proposed spectrum charges are even lower than the administrative fees currently levied on GSO-based VSAT services-which do not compete with terrestrial networks. "It appears that Trai has underestimated the potential capacities of satellite network while possibly overstating those of terrestrial networks that have resulted in a flawed foundation for the entire exercise," the letter said, adding this fundamental flaw in the capacity assumptions exercise undermines the DoT's clear mandate to ensure competitive parity between satellite and terrestrial services. Trai had recommended the administrative allocation of satcom spectrum for a fee pegged at 4% of adjusted gross revenue (AGR) to be assigned for five years. There won't be any upfront fee for getting spectrum. Trai chairman AK Lahoti had categorically rejected the level-playing field argument by telcos, stating that the two technologies were different and that satellites could only be complementary. "It's not factually correct that satcom services are competing with terrestrial services because there is a huge difference between the capacity of the terrestrial network and the satellite network," he had said while releasing the recommendations. The telcos, however, feel the entire exercise was flawed as it was based on incorrect assumptions. "Despite a clear mandate from DoT, Trai's consultation process and final recommendations do not appear to address the core issue of competitive parity which shows a misalignment between the intent of DoT references and Trai's approach during the consultation process," the telcos said. The additional proposal by Trai to subsidise user terminals or satellite operators through the Digital Bharat Nidhi (DBN) fund further tilts the level playing field against the terrestrial operator, especially given that a majority of the DBN levy is contributed by telcos.

Real estate players eye edge data centres; infra-ready tier 2 Cities gains traction

New Delhi: The emergence of edge data centres has attracted real estate players due to the need for lower latency, real-time analysis, enhanced app performance, and business agility. By definition, edge data Centers are small, localised data processing facilities situated close to devices and end users. These centers help in enhancing performance and efficiency for real-time applications. Executives of real estate firms say that emerging hubs like Faridabad among many tier 2 cities are gaining attention for their strategic connectivity and infrastructure readiness. At the same time, tier 2 cities with abundant and affordable land are being eyed for new developments, particularly for edge data centres where proximity to local users is critical, executives say. "The growing investment in data centres--projected at $20-25 billion by 2030--is a clear sign of how digital infrastructure is becoming more central to India's growth story. This shift is gradually reshaping real estate priorities as well," Uddhav Poddar, CMD of Bhumika Group, said. "Emerging hubs like Faridabad are gaining attention for their strategic connectivity and infrastructure readiness," he added. He further elaborates that developers must now focus on "power availability, connectivity, and compliance with technical requirements that go beyond traditional commercial or industrial spaces". This means that real estate development for data centres requires a unique blend of technical expertise and strategic location planning. According to a report by real estate and investment firm Colliers, while hyperscale data centres have dominated the narrative so far, the evolution of edge data centres is on the rise. A hyperscale data center is a very large facility designed to handle massive amounts of data, compute, and storage needs, typically used by large internet companies and cloud service providers. "Interestingly, the market is expanding beyond large-scale colocation facilities and hyperscalers to edge data centres driven by increasing need for lower latency, real-time analysis, enhanced app performance, and business agility," said Jatin Shah, Chief Operating Officer, Colliers India . India's DC capacity has grown over 4X times in the last 6-7 years and stands at 1,263 MW as of April 2025 and is expected to cross 4,500 MW by 2030 with USD 20-25 billion, the Colliers report added. On the supply front, India has witnessed 859 MW of capacity addition across the top seven primary DC markets since the beginning of 2020. In terms of geographical spread, 44 per cent of the new supply since 2020 was concentrated in Mumbai. This was followed by Chennai and Delhi NCR, which together accounted for 42 per cent of the capacity addition since 2020.
