This Waterfront Hotel in North Carolina's Outer Banks Just Reopened—With Access to Private Beaches and a Celebrity Chef Restaurant
The Sanderling Resort in Duck, North Carolina, has unveiled new features and a redesigned look in time for its 40th anniversary.
The waterfront hotel has updated all of its 123 guest rooms with layered textures, beachy hues, and natural wood furnishings.
Theodosia, the hotel's new restaurant, is helmed by James Beard award-winning chef Vivian Howard and serves refined Southern coastal cuisine.
Summer guests can enjoy a variety of experiences, including floral arranging workshops, mixology classes, stargazing sessions, and evening ghost crab hunts.
Since 1985, The Sanderling Resort in Duck, North Carolina, has been offering its guests prime waterfront views, private beaches, and a casually elegant coastal vibe. Now, just in time for its 40th anniversary, the only full-service luxury resort in the Outer Banks has unveiled a new look.
Located between the Atlantic Ocean and Currituck Sound, the hotel spans 12 acres and features newly designed interiors, a restaurant by lauded chef Vivian Howard, an 8,500-square-foot waterfront event venue, and a slate of immersive guest experiences.
The Sanderling Resort 'captures the spirit of the quintessential American beach vacation—an inspiring blend of barefoot luxury, culinary excellence, and the natural beauty that makes the Outer Banks a truly one-of-a-kind destination,' Shai Zelering, managing partner and head of hospitality at Brookfield's Real Estate Group, the resort's owner, told Travel + Leisure . 'It's a place designed for active escapes, meaningful moments, and timeless memories.'
The hotel's new look comes courtesy of New York City-based interior design firm Ward + Gray, which channeled the welcoming spirit of a chic friend's beach house with layered textures, beachy hues of beiges, soft blues, and sea glass greens, along with natural wood furnishings. In some of the 123 guest rooms, bespoke artwork depicts native birds and local flora in celebration of the region's rich biodiversity, and mirrors are hand-painted with floral designs.
North Carolina native and James Beard award-winning chef Vivian Howard is behind The Sanderling's signature restaurant, named Theodosia after the daughter of founding father Aaron Burr. (Theodosia is the central figure of one of the Outer Banks' most enduring maritime legends.) The restaurant serves refined Southern coastal cuisine, featuring dishes such as slow-baked grouper in Frogmore broth, blueberry barbecue duck, and lemon pie with a Ritz cracker crust, enjoyed against the backdrop of the surrounding beaches.
Theodosia is open to guests and locals, and joins the resort's other dining outposts: the all-day Lifesaving Station, housed in a restored 19th-century Coast Guard station, and the seasonally open Sandbar and Beach House Bar, both offering casual bites and drinks.
The new Sunset Ballroom event venue, which replaces an underutilized indoor pool, features vaulted ceilings, a new outdoor deck, and a wall of windows that frame the Currituck Sound and show off the destination's spectacular sunsets. Lounge chairs lay around the outdoor pool.

Summer visitors can immerse themselves in classic beach activities like kayaking, stand-up paddleboarding, and lounging by the resort's two swimming pools, including a zero-entry family pool and the adults-only Tranquility Pool. New seasonal programming includes hands-on floral arranging workshops, mixology classes highlighting regional spirits, book clubs, stargazing sessions, gourmet beach picnics, and family-friendly evening ghost crab hunts along the shoreline.
The Sanderling also offers plenty of self-guided ways to spend time, from bird watching—the resort is near the 60-acre Pine Island Audubon Sanctuary—to scavenger hunts and exploring coastal trails.

The Mandarin by Almost Studio Near the Brooklyn Bridge, a new café stands out on Madison Street. The Mandarin, a cool, design-forward cafe located at 113 Madison St. in Two Bridges, is a gathering spot for New York's creative community and locals. The hub is designed by Brooklyn-based design practice Almost Studio, co-founded by architect Anthony Gagliardi and architectural designer Dorian Booth, who are a stylish duo known for their unorthodox uses of space, their Instagrammable style, and a conceptual approach to materials. Their fashion world credibility includes designing the Sandy Liang store in the Lower East Side and the Love's h|Edge installation in Times Square. The duo have also collaborated on designs for a Chloe flagship store in Paris, participated in museum exhibitions at the Museum of Fine Arts Houston, Yale University, and are currently exhibiting as part of the Time Space Existence exhibition at the Palazzo Mora in Venice for the Venice Architecture Biennale. Inside The Mandarin by Almost Studio It all comes down to our love of abstraction, in a time when architectural silhouettes are trending from brands like Viktor & Rolf, Issey Miyake, Junya Watanabe, Givenchy, Rokh, Duran Lantink, and Victoria Beckham's latest runway looks. For The Mandarin, Gagliardi and Booth wanted to reference two things; the earth art at the Hopewell Culture in Circleville, Ohio, a UNESCO World Heritage Site, and the abstract painting of hard-edge modernist painter, Ellsworth Kelly, whose artwork is on view at the Museum of Modern Art. The Mandarin by Almost Studio 'All of our projects are heavily influenced by precedent and reference; from both art and architecture,' said Gagliardi. 'The references are always a combination of specific projects from an extremely wide range of time periods. The Mandarin was influenced by the Hopewell Culture Earthworks from 100 BC and an Ellsworth Kelly painting from 1963. We always find new and surprising combinations and connections from past eras.' The café uses warm earth tone hues combined with sharp, bold shapes for doorways, tables and ceiling lights. It's what Gagliardi calls a community hub. 'We wanted to create a place of gathering, both for community and performance, as well as a place of daily ritual,' he said. The Mandarin by Almost Studio In the Two Bridges neighborhood, the café has become a gathering place for the creative community. The café attracts musicians, actors, photographers, social media influencers, fashion designers and third-generation Chinese grandparents, among others. The Mandarin's co-founders Jessica Tjeng, who founded her own production studio, and Bart Ackermans, a psychoanalyst and Dutch model, overlap with the café's clientele. Kelly's 'Red Blue Green' painting from 1963 was also a point of inspiration. 'Every project within our studio begins with references of artists and artworks,' said Gagliardi. 'Ellsworth Kelly's famous artwork is another lens through which to understand the relationships between people and place,' he said. 'The limited color palette allows us to flip between readings of positive and negative space, which leads to a level of ambiguity that all public spaces require.' The Mandarin by Almost Studio Light artist James Turrell, who recently collaborated on perfume bottles with Lalique, has also been a point of inspiration. 'Through his light installations, James Turrell creates atmospheres,' said Booth. 'Our intention with the lighting, and for the design of the space overall, was to create an atmosphere for daily ritual.' The light at The Mandarin transforms throughout the day. 'It creates a constantly changing atmosphere that encourages and welcomes people back,' he adds. The Mandarin by Almost Studio Gagliardi and Booth followed the goal of the Mandarin owners, who wanted to make it a destination to be a welcoming, chill hideout. The Mandarin, which was named after the mandarin orange, is a lucky fruit in Chinese culture. They also have a mobile coffee cart that pops up at events, parties and photo shoots, called the Lucky Bar. 'The Lucky Bar is everything Chinatown, it's meant as an homage to Chinese heritage, without being in your face,' said Tjeng. 'It's made of all the symbols of good luck, good fortune and prosperity, as we have the good fortune of being in the neighborhood and represents our relationship to Chinese culture.'

Trump pardons Julie and Todd Chrisley, reality TV stars convicted in 2022 of fraud and tax evasion
PENSACOLA, Fla. (AP) — President Donald Trump on Wednesday signed pardons for reality TV stars Julie and Todd Chrisley, who have been serving federal prison sentences since being convicted three years ago of bank fraud and tax evasion. Trump's pardons pave the way for the couple best known for the TV series 'Chrisley Knows Best' to be freed from prison. Todd Chrisley, 57, has been incarcerated at a minimum security prison camp in Pensacola, Florida. Julie Chrisley, 52, was imprisoned at a facility in Lexington, Kentucky. The Chrisleys' TV show portrayed them as a tight-knit family with an extravagant lifestyle. Prosecutors at the couple's 2022 trial said the couple spent lavishly on high-priced cars, designer clothes, real estate and travel after taking out fraudulent bank loans worth millions of dollars and hiding their earnings from tax authorities. Trump announced his intention to pardon the Chrisleys on Tuesday, saying the celebrity couple had been 'given a pretty harsh treatment based on what I'm hearing.' It was another example of the president, himself a former reality TV star, pardoning high-profile friends, supporters, donors and former staffers. The Chrisleys' attorney, Alex Little, said Tuesday that Trump's pardon 'corrects a deep injustice' in which the celebrity couple were 'targeted because of their conservative values and high profile.' Before she was pardoned, Julie Chrisley had been scheduled for release in January 2028, according to the Federal Bureau of Prisons website. Todd Chrisley was to remain imprisoned until September 2032. During the couple's trial, prosecutors said the Chrisleys hadn't yet become TV stars when they and a former business partner submitted false documents to banks in the Atlanta area to obtain fraudulent loans. New loans were taken out to pay off the old ones, according to prosecutors, until Todd Chrisley filed for bankruptcy, walking away from more than $20 million in unpaid loans. The Chrisleys' defense attorneys had argued that an IRS officer gave false testimony at their trial and that prosecutors lacked evidence to support convictions. A panel of judges of the 11th U.S. Circuit Court of Appeals upheld the Chrisleys' convictions last year.
