Change is coming for huge long-vacant North Geelong retail site
The biggest retail black hole in Geelong's northern suburbs is about to be filled as a landmark building is traded in an off-market deal.
The former Rays Outdoors building at 340-344 Melbourne Rd, North Geelong, has sold for $8.5m in an off-market transaction managed by Colliers agent Chris Nanni.
Property records show IP Generation, which recently sold Corio Village shopping centre to Charter Hall for $146m, had acquired the Melbourne Rd site.
The high-profile property has sat idle and vandalised for more than a decade since Super Retail Group vacated the site, which had last sold in 2023 for $5.8m.
Mr Nanni said the key to unlocking the site was identifying national tenants prepared to lease space in the building, one of the last remaining substantial large format retail sites on Melbourne Rd.
He said the corner location was unique that it offered 'left-in and right-in access' at the Collopy St intersection, making it perfect for large format retail.
Loading bays and off-street carparking were also favourable.
The property has been restructured to offer the new owner strong returns, Mr Nanni said.
'The sale price reflects a rate on lettable area of below $1800 per square metre, well below the replacement cost, and this sets the new owners up to drive very compelling returns over the short to medium term,' Mr Nanni said.
The work to attract interest and lease offers from national retail, leisure and entertainment tenants, had effectively 'de-risked' the site for the new owner.
'There has been enormous demand from national retailers for highway frontage sites like this for a while,' Mr Nanni said.
'We received interest and offers from various national tenants and presented the site to a local developer/investor.
'After negotiations, the parties agreed, and we have secured lease offers ahead of settlement.'
The purchaser engaged Colliers to lease the space, successfully securing several compelling offers from high-profile national tenants to take 100 per cent occupancy of the site later this year.
The property is set to be subdivided once the leases were locked in.
It's one of the last retail sites available on Melbourne Rd, with Pelligra midway through construction of several buildings on its opposing Fortek site.
The final piece is the still-vacant former Godfreys site at the corner of The Boulevard, which sold for $4.21m in 2018.
'High-profile assets like this are in high demand, especially from national retailers seeking large sites in Geelong,' Mr Nanni said.
'The lack of supply to meet this demand remains strong.'
'The tenants were drawn to the property's strategic location with its high exposure and accessibility.
Mr Nanni said the demand from national large format retailers to secure sites in Geelong continues to grow as the city continues its growth trajectory.
'The fact that we were able to identify tenants and present offers before settlement underpinned the sale,' he said.

Anthony Albanese will convene experts, unions and business leaders in Canberra later this year to brainstorm ideas for economic growth, as his government seeks a reform agenda to capitalise on its new-found parliamentary dominance. The prime minister used a National Press Club address on Tuesday to announce an August round table on the themes of growth and productivity with the express purpose of preparing the ground for "further economic reform", led by Treasurer Jim Chalmers. The move mirrors the Jobs and Skills Summit held in the Albanese government's first term, which underlined the case for its expansive workplace relations agenda. While naming the implementation of Labor's election promises as his first priority, Mr Albanese said he wanted the round table to lead to "long-term, lasting change" by seeking broad consensus. "Change that is imposed unilaterally by government rarely endures. Key to lasting change is reform that Australians own and understand … That's the long-term, long-lasting change our government wants to deliver," he said. There is no shortage of economic reform ideas which advocates say could boost productivity and living standards, including redesigning the tax system, improving social services and removing regulatory "red tape". The PM did not point to any specific ideas but said the round table would be "streamlined" and consider "a more targeted set of issues". Among the priorities he cited were faster housing and energy approvals, a better skills system, more user-friendly government services, and regulation to balance the risks and opportunities of artificial intelligence. "Some of this is about government doing the basics better, targeting duplication, removing barriers to investment and reducing the cost of doing business. "But not every challenge can be solved by government stepping back. This is a time when government has to step up," he said. Mr Albanese also outlined a timeline for implementing the government's election policies, with 5 per cent home deposits slated to take effect "by next year" and all of the promised 50 new Medicare Urgent Care Clinics open by the mid-2026. The PM also used his speech to reveal key public service movements, with long-serving Treasury Secretary Steven Kennedy to head up the prime minister's own department to replace the outgoing Glyn Davis. "I think that Australia should decide what we spend on Australia's defence, simple as that," he said. "Arbitrary figures lead to a cul-de-sac, and we want to make sure as well that every single dollar that defence spends lead to actual assets. "It seems to me that if the health minister or the [communications] minister or the infrastructure minister came to us and said, 'we want you to spend X percentage of GDP but we won't tell you what it's for', that they wouldn't get far in an ERC process. "And there is no reason why defence shouldn't be governed by anything other than one factor: what do we need?" The prime minister also pointed to the importance of regional relationships as a complement to defence spending. "The work that we have done with our neighbours, including Papua New Guinea and Indonesia … is one of the things that we need to take account of as well, and something that my government is very focused on."

Impersonation scams sent in the early hours are designed to catch taxpayers off guard, accountants warn
Australians preparing for tax season have been warned to be watchful for early-morning scams designed to catch them off guard. Taxpayers should expect a deluge of scam activity ahead of June 30, as cunning crooks impersonate the Australian Taxation Office (ATO) in emails and texts. CPA Australia tax lead Jenny Wong warned the public that these communications could often be sent overnight, designed to catch people out before they'd had their morning coffee. 'These 'phishing' scams not only look legitimate, but they're designed to catch you off guard. That's why you'll often see them arrive first thing in the morning because you may be more likely to have a momentary lapse in judgment,' Ms Wong said. 'The scammers know Australians will have tax on their mind and are vulnerable to prompts to act, which is why these messages usually create a sense of urgency or claim of significant refund. 'While they could come at any time, be especially careful opening up and reading messages while you're still waking up in the morning.' Scam emails impersonating the ATO have titles including 'Urgent new notification in your account inbox', directing unsuspecting people to log into their myGov account through a fake link. ATO data shows a huge rise in this type of impersonation scam, up by more than 300 per cent in the past year. The ATO said more scam messages were generally sent during tax time, as scammers tend to know taxpayers expect communications from the tax office. To avoid falling prey to these scams, people have been warned to look for grammatical errors such as Americanised spellings in communications. Other signs of scams are hyperlinks in unsolicited text messages, anomalies in the sender's email address, and requests for urgent personal or financial information. The National Anti-Scam Centre reports that Australians have lost $13.7m in impersonation scams since the start of the year compared with $4.6m for the same period last year.
