Sattva Group, Blackstone sponsored REIT raises ₹1,400 cr in pre-IPO round

New Delhi, Jun 18 (PTI) Knowledge Realty Trust, sponsored by real estate company Sattva Group and Blackstone, has raised ₹1,400 crore from investors ahead of its maiden REIT public issue.
In early March, Knowledge Realty Trust (KRT) filed the Draft Red Herring Prospectus (DRHP) with SEBI to launch an Initial Public Offering (IPO) for raising ₹6,200 crore and list the REIT on stock exchanges. This is part of its strategy to monetise its 30 prime office assets across major cities.
According to sources, the KRT has raised ₹1,400 crore in a pre-IPO round from family offices and high net worth individuals.
KRT will be the largest REIT in India in terms of Net Operating Income (NOI) and Gross Asset Value, which is estimated at around ₹60,000 crore.
At present, there are four listed REITs in India -- Brookfield India Real Estate Trust, Embassy Office Parks REIT, Mindspace Business Parks REIT, and Nexus Select Trust.
Apart from Nexus Select Trust, the other three REITs are backed by rent-yielding office assets. Nexus owns a large portfolio of retail real estate spaces.
This will be the fifth public listing of Blackstone India Real Estate business, including three listed REITs and one of Ventive Hospitality.
KRT's total portfolio is 48 million sq ft (37 million square feet completed) across 30 Grade A office assets across six major cities, making it India's most geographically diverse Office REIT.
Of the total portfolio, 90 per cent is leased with marquee tenants - 76 per cent with MNCs and 45 per cent with GCCs (Global Capability Centres).
Sattva Developers has so far constructed 74 million square feet across seven Indian cities in commercial, residential, co-living, co-working, hospitality, and data centre sectors. An additional 75 million square feet is in planning and implementation.
Blackstone, one of the leading global investment firms, has a huge exposure in the Indian real estate market.
The two sponsors have decided to adopt brand brand-neutral strategy to grow the KRT portfolio inorganically through third-party acquisitions.
The existing four REITs have a combined portfolio of over 126 million square feet of Grade A office and retail space across the country. Since their inception, these REITs have collectively distributed over ₹21,000 crore to unitholders.
According to Vestian's latest report, nearly 60 per cent of pan-India office stock is REIT-worthy across the top seven cities.

Zagreb (Croatia), June 18 (UNI) Prime Minister Narendra Modi held productive talks with his Croatian counterpart Andrej Plenkovic in Zagreb today, with the two sides agreeing to work closely in the fields of defence and security, pharma, renewable energy, and IT. Later, PM Modi called on President Zoran Milanovic. He also took a walk, accompanied by the Croatian PM, of the city square. PM Modi is the first ever Indian PM to visit Croatia. PM Modi said in posts on X: 'Held productive talks with my friend, Prime Minister Andrej Plenković in Zagreb. Our talks covered many sectors, aimed at making the India-Croatia bond even stronger. We will be working closely in the fields of defence and security, pharmaceuticals, agriculture, IT, renewable energy, technology and more. Synergies in areas like semiconductors, shipbuilding, connectivity and more will also be greatly beneficial.' The MEA spokesperson said: 'A new chapter in the India-Croatia relationship. 'PM @narendramodi held productive discussions with PM @AndrejPlenkovic in Zagreb, Croatia. 'The two leaders reviewed the full spectrum of India-Croatia bilateral relations & explored avenues to deepen collaboration in sectors like digital technologies, space, renewable energy, defence, maritime infrastructure, tourism and hospitality, amongst others. 'PM thanked Croatia for its steadfast support to India in fighting cross-border terrorism. The leaders also called for further deepening India-EU strategic ties.' A readout said, it is the first visit by an Indian Prime Minister to Croatia and therefore, a historic milestone in India-Croatia ties. On arrival at the historic Banski Dvori palace, Prime Minister was received by Prime Minister Plenkovic and accorded a ceremonial welcome. Earlier in the day, in a special and warm gesture, Prime Minister was welcomed by Prime Minister Plenkovic when he arrived at the airport in Zagreb. The two leaders held delegation level talks. They engaged in wide-ranging discussions on various aspects of the bilateral partnership, including trade and investment, science and technology, defense and security, space, cultural cooperation, and people-to-people ties. The two leaders agreed that there were significant opportunities for increased cooperation in sectors such as infrastructure, ports and shipping, digitalization, AI, renewable energy, Pharma and tourism and hospitality. They noted that popularity of Indian culture, Indology and Yoga in Croatia have brought the people of the two countries closer. Prime Minister conveyed wishes for the celebration of the upcoming International Yoga Day on June 21 to all yoga enthusiasts in Croatia. The leaders noted the recent initiatives at building start-up and innovation partnerships. They recognized the need to encourage greater business-to-business collaboration and facilitate investment partnerships and joint ventures to drive inclusive and sustainable growth in both countries. Towards this objective, Prime Minister Modi suggested that Croatia could leverage India's skilled talent and called for setting up institutional collaboration in the field of mobility. They agreed on the importance of improving connectivity, including through the India-Middle East-Europe Economic Corridor [IMEC]. Croatia can serve as India's gateway into Central and Southeastern Europe. The leaders also discussed important regional and global issues of mutual interest. They exchanged views on reform of the United Nations and other international institutions, climate change action and threats posed by terrorism. Prime Minister thanked Prime Minister Plenkovic for the strong support and solidarity extended by Croatia to India in its fight against terrorism. The two leaders expressed satisfaction at the deepening of India-EU strategic ties and conveyed their support for early conclusion of the India-EU Free Trade Agreement. Following the talks, four MOUs in the fields of agriculture, science & technology and culture, and on renewal of a Hindi Chair were signed. A Joint Statement was issued on the occasion. Prime Minister Plenkovic hosted a dinner in honour of Prime Minister Modi. Prime Minister Modi invited Prime Minister Plenkovic to visit India at a mutually convenient time. On the meeting with the President of Croatia, the MEA spokesperson said in a post on X: 'India-Croatia| Laying the foundation for a renewed partnership. Mangaluru: The New Mangalore Port Authority (NMPA) has secured the Greentech Global Environment Award 2025 under the Environment Protection category, marking the eighth time it has received this distinction. The award was presented at the 24th edition of the Greentech Environment and Sustainability Summit held in New Delhi on June 12 and 13, recognising institutions that demonstrate leadership in environmental protection and sustainability. The recognition highlights NMPA's sustained efforts in promoting green infrastructure and environment-friendly operations. NMPA Chairman Dr. A.V. Ramana lauded the Civil Engineering Department and the port workforce for their commitment to green goals. 'This award is a testimony to our comprehensive and sustained efforts towards a cleaner, greener future,' he said. NMPA has adopted a series of eco-conscious measures over recent years. Its entire operations are now powered by a 5.3 MW photovoltaic solar plant. Rainwater harvesting has been implemented through three reservoirs, benefiting over 500 village wells and ensuring water self-sufficiency. A green cover expansion saw 7,700 saplings planted in FY 2024–25. A 1.2 million-litre-per-day sewage treatment plant enables reuse of treated water, supporting zero liquid discharge goals. The port has replaced nearly all conventional lighting with energy-efficient LEDs and introduced electric buses, cars, and CNG vehicles to reduce its carbon emissions. With 55 percent of its cargo handling now mechanised, NMPA has reduced energy use and operational emissions. Shore power connectivity has been introduced for berthed vessels, and automated sprinklers are used to manage dust pollution. Other initiatives include a vermi-compost unit, a moisture cannon vehicle for dust suppression, a slop reception facility for safe management of ship waste oils, and the use of mechanised road sweepers. The award reflects NMPA's alignment with the Ministry of Ports, Shipping and Waterways' vision of transforming Indian ports into hubs of green innovation. As one of India's leading ports on the west coast, NMPA's achievements set a benchmark for environmental stewardship in the maritime sector.
