
Dubai real estate: Property sales jump 15% in May 2025 as market value hits $14.8bn
Dubai's residential property market has maintained momentum in May 2025, with sales and leasing activity both recording double-digit month-on-month growth, according to a report released by Betterhomes.
The residential sales market recorded 17,504 transactions in May, representing a 15.1 per cent increase from April.

The fundamentals are strong, and the appetite for quality homes, both to own and to rent, continues to grow,' Louis Harding, CEO of Betterhomes said.
Dubai property market posts growth
Total sales value reached AED 54.48 billion, up 18 per cent month-on-month, whilst the average price per square foot climbed by 4.5 per cent to AED 1,808.
Off-plan transactions led the market at 57 per cent, whilst the secondary market share increased to 43 per cent. Cash versus mortgage buyers stood nearly even at 48 per cent versus 52 per cent, whilst investors comprised 64 per cent of buyers.
Communities that attracted buyers included Dubai Hills Estate, The Springs, and Jumeirah Village Triangle.
Emaar remained the top-performing developer in both off-plan and title deed transactions, contributing AED 3.76 billion and AED 10.49 billion, respectively.
Leasing activity increased by 15.3 per cent in May, with 33,917 lease transactions recorded. New rental contracts rose to make up 42 per cent of all leasing activity, up from 34 per cent the month before.
Average rents increased in areas including Bur Dubai, which saw a 7.5 per cent month-on-month rise, and Damac Hills 2, which grew by nearly 4 per cent.
Betterhomes reported a 10 per cent increase in tenant leads, whilst average lease values climbed across all property types.
Apartments leased through Betterhomes averaged AED 141,250 annually, townhouses AED 198,000, and villas AED 405,000. One to four cheque payments remained the most common rental terms among tenants.

Workshop aims to enhance collection efficiency and support financial sustainability across federal entities Dubai, In a step aimed at enhancing the efficiency of debt collection and supporting financial sustainability across federal entities, the Ministry of Finance (MoF) organised a specialised workshop in Dubai to discuss the provisions of Cabinet Resolution No. (14) and Cabinet Resolution No. (15) of 2025, concerning the outsourcing and instalment of the collection of debts owed to federal entities. The workshop was attended by directors of financial and legal affairs from various federal entities, as well as representatives from the Ministry's Government Revenue and Legal Affairs departments. The session comes as part of the Ministry's ongoing commitment to supporting federal entities in their capacity as creditors and parties responsible for the collection of dues, and to familiarise them with the mechanisms and procedures that allow for greater flexibility in implementing these resolutions. This, in turn, contributes to improving the efficiency of financial collections and raising levels of compliance, in line with Federal Decree-Law No. (15) of 2024. H.E. Saeed Rashid Al Yateem, Assistant Undersecretary for the Government Budget and Revenue Sector at the Ministry of Finance said: 'This workshop reflects the Ministry of Finance's commitment to enhancing transparency and efficiency in managing federal financial resources by empowering entities to implement the Cabinet resolutions on debt collection in a flexible and financially governed manner. Implementing outsourcing and instalment mechanisms is an important step toward advancing the federal financial system and ensuring financial sustainability. At the Ministry, we are keen to provide full support to federal entities and equip them with the tools and mechanisms needed to ensure the swift and effective implementation of these resolutions, thereby strengthening confidence in the federal financial system.' The workshop featured a detailed explanation of the legal and regulatory frameworks related to the Cabinet Resolutions, in addition to discussions around proposed execution models for outsourcing and instalment. The session also addressed how to integrate these mechanisms into the financial systems and procedures of federal entities. Furthermore, it provided a platform to respond to participants' queries and facilitated knowledge exchange among the various concerned parties.

Israel-Iran tensions: Etihad, Emirates and flydubai flights delayed, cancelled or rerouted
UAE airlines have delayed and cancelled flights on Friday following Israel's early morning attack on Iran. Ben Gurion Airport in Tel Aviv has shut down until further notice, Iran has declared its airspace closed, and Iraq has temporarily suspended civilian operations at all its airports. Etihad Airways, the UAE's national carrier, cancelled its services to and from Tel Aviv on Friday, as Israel placed its air defence systems on high alert in anticipation of possible retaliation. The Etihad flights that stand cancelled on Friday are: EY595: Abu Dhabi to Tel Aviv EY596: Tel Aviv to Abu Dhabi The Abu Dhabi airline is helping guests whose plans have been disrupted with alternative travel arrangements. Other major airlines, including Emirates, Lufthansa and Air India, rerouted services mid-flight. An Emirates flight from Manchester was diverted to Istanbul, while an Air India flight from New York to Delhi was diverted to Sharjah. In a statement to The National, Emirates said it had cancelled and rerouted some flights. The airline said it is 'monitoring the situation and making all efforts to ensure minimal disruption to customers, while assisting impacted passengers'. Abu Dhabi's G42 sets up new unit to serve AI market in Europe and UK
UAE artificial intelligence major G42 has set up a new unit that will serve the European and British markets, following up on its recent partnerships in the continent to expand its global reach. The subsidiary, G42 Europe and UK, will focus on providing AI solutions to the private sector and team up with governments and industries to develop critical AI infrastructure across the continent, the Abu Dhabi-based company said on Friday. The unit in London will cater to sectors including financial services, health care, manufacturing and energy, it said. G42 Europe and UK will be co-chaired by Omar Mir, a board member at US tech consultancy World Wide Technology, and Marty Edelman, group general counsel of G42. 'Our goal is to harness G42's proven AI expertise and localise it for European and UK businesses, fuelling digital transformation, enhancing competitiveness and building resilient, sovereign AI infrastructure," Mr Mir said. The move comes as the UAE continues to expand its technological footprint, especially in AI, which is being harnessed for its transformative potential for economies and societies. It also follows a flurry of collaborations aimed at strengthening G42's partnership network. Last month, G42 teamed up with France's Mistral AI to develop advanced AI platforms and infrastructure. Shortly before that, Abu Dhabi AI investment company MGX, AI chip leader Nvidia and French companies joined forces to build the largest AI campus in Europe. Also in May, G42 and Italian start-up iGenius said they would be developing a major AI supercomputer, part of a broader strategy announced during a bilateral summit in February, in which the UAE pledged to invest $40 billion in Italy, Europe's fourth-biggest economy. G42 had also announced a partnership with World Wide Technology to help the UAE export AI solutions. Topping off G42's announcements last month was Stargate UAE, a mega 5-gigawatt data centre to be built in Abu Dhabi in collaboration with technology giants OpenAI, Oracle and Nvidia, alongside Cisco and Japan's SoftBank Group. G42 sees Europe and the UK as a "dynamic market with immense opportunity for AI-driven innovation" and will engage in "deep regulatory understanding", Mr Edelman said. G42 was also reported to be embarking on an expansion in the US and, before the arrival of US President Donald Trump to the UAE in mid-May, the company signed an initial agreement with US technology company Cisco to explore AI infrastructure development across the public and private sectors.
