You'll get a full ten Polaris RZR RS1s, which have been discontinued but cost $15,999 each brand new, so a full one percent of the $15 million purchase price of the home can be accounted for just in Polaris RZRs. Do they expect all of their guests to get diarrhea at the same time, or do they just need a private space to snort rails of coke?

You'll have to bring cash, because it's unlikely any banks would put up a mortgage on this place. Of course you'll probably have some fake "unrealized gains" in the stock market that you can borrow against to pay for it, or you can do a round of layoffs in order to raise the share price of your own company in order to make a bit extra to cover this purchase. Some way or another, I'm sure you'll find the cash, right? Maybe cut employee dental or something. It's a sacrifice you're willing to make.
This house was built in 2007, and it looks like it hasn't been redecorated since, so you'll have to budget a few million extra to cover the renovation. It would be tragic for your new desert-riding friends to visit your house and have it still match the photos from the real estate listing, right? Yeah, it's better to hire a contractor now. 250 Million Acre Public Land Sale Would Ruin The Off-Road Industry
Ford Performance at the 2025 King of the Hammers in Southern California's Johnson Valley. Since President Trump took office in January, the amount of threats to anything considered public—from a large slice of our nation's workforce to the media—have been unrelenting. Earlier this month, these threats took on a new form: potentially robbing the American people of millions of acres of public land. Unveiled on June 11th and revised on the 14th, the Senate Energy and Natural Resources Committee's budget reconciliation bill outlines over 250 million acres, to be slightly more exact, that could be offered up for sale to private business. As reported on by Jonathon Klein of Ride Apart, this could have a tremendous negative impact on not just our natural resources, but every corner of the outdoor industry as well. For those amongst us who enjoy off-road driving (or hiking, camping, fishing, hunting, cycling, climbing, etc.), the possibility of being cut-off from lands where we savor such activity is very real. Klein points out one particular swath of land in Southern California, Johnson Valley—home to one of the world's top off-road racing events, King of the Hammers—is on the chopping block, which would not only be detrimental to this event, but every single industry that's involved in it. Automakers, the aftermarket performance and racing industries, tourism, general outdoor equipment industries; the list goes on. Take that same scenario and multiply it by every other parcel of land that outdoor enthusiasts could lose access to, and the damage would be extensive. But why is all of this land potentially for sale? As stated in the bill itself, as much as $15 billion in revenue could come from expanded oil, gas, coal, and geothermal leasing. Other aims include increased housing production, domestic energy security and timber production, as well as, in the bill's summarized words, 'ensuring states and counties benefit from energy projects on federal lands.' The Wilderness Society has also outlined a handful of counter arguments. In its words, 'research suggests that very little of the land managed by the BLM (Bureau of Land Management) and USFS (US Forest Service) is actually suitable for housing.' It also explains that the federal government can revoke national monument status and that certain changes would negatively impact sovereign Tribal Nations. We can't forget the fact that increased energy production carries its own environmental hazards, too. It's all bad and very unnecessary. One thing that truly makes America great is its beautiful natural land that's here for all of us to savor, and this bill could cut off a very significant portion of it. And again, there's the immense adverse effect on every single outdoor industry, especially off-road driving and racing, and the massive amount of American companies that feed it. Contact your US senator and let them know how you feel. Especially if you live in Utah, which is Senator Mike Lee's turf. He's Chairman of the Senate Committee on Energy and Natural Resources and the creator of this bill—ironically, as many as 18 million acres of his state's land could potentially be up for sale. That's a lot of territory for off-road driving, hunting, shooting, fishing, climbing, camping, hiking, mountain biking, and so on.

Auto review: Massive Nissan Armada trades fire with Detroit mega-utes
FARMINGTON HILLS, Michigan - Where Titan failed, the Armada might break through. Nissan has sent big truck-based warriors with fierce names into battle against Detroit's formidable armies of full-size pickups and mega-utes. The Titan pickup finally waved the red flag after bashing its brains in against endless waves of Detroit 1500, 2500, 3500 and even bigger dually pickups with more technology than a NASA launch site and enough towing power to tow, well, a Titan ballistic missile. Doing battle against the Ford Expedition and Expedition XL looks more feasible. Based on the same truck chassis as the expired Titan, the 2025 Armada has been remade into a state-of-the-art mega-ute matching Ford, Chevy Tahoe and Jeep Wagoneer weapon-for-weapon. Heading onto I-696, I stomped the gas and the new twin-turbo V-6 awoke with a roar. WHAAAUUGGRH! I miss the V-8s Nanny State rules have suffocated, but turbo sixes like Titan, Toyota Sequoia and Wagoneer have character and make the ocean liners fun to drive. More compelling is the tech. Mega-ute land yachts must endure long hours on the road. Nissan has always prioritized comparable seating with its "zero-gravity seats," and Armada's no different with its plush thrones. But Nissan has also stepped up with state-of-the-art, hands-free autopilot like Chevy (Super Cruise) and Ford (Blue Cruse) peers. Nissan calls it Pro Pilot Assist 2.1. Self-driving tech is freaky at first - especially in such a big ocean liner - and Ford and Tesla, for example, smartly offer subscription packages for their systems so you can try 'em out. Try it, you'll like it. Unfortunately, Nissan (like Chevy) requires an expensive, $3,375 leap-of-faith purchase. I toggled the left steering button (nice, raised tabs like a Chevy) and I was hands-free, cruising I-75 with hands on my knees. Tug the left turn signal and Armada switched automatically into the left passing lane. Tug the right signal, and it moved back. Nissan calls such goo-gaws "super powers," and it will impress the kiddies sitting waaaay back in the third row. The roomy third row (I could sit behind myself sitting behind myself) benefits from independent rear suspension technology that allowed for more legroom than the traditional, truck-based solid rear axle that Toyota Sequoia employs and that proved cramped on a trip north a couple of summers back. Nothing makes a trip more tiresome than knees in your chest. Unfortunately, Nissan doesn't offer a panoramic roof - or split roof like the Expedition - to give third row travelers more light. Not does it attempt to compete with the Detroit utes with an extended-cab XL model like Ford and Jeep (or Suburban, in Chevy's case). Such long cabs make up 40% of Chevy's business and came in handy when, for example, I towed a sailboat with the Wagoneer L last summer and fit the entire boom through the middle of the cabin so it didn't rattle around in the boat. Extended cabs are also useful for lots of baggage on, say, ski trips. What Armada does offer is fold-flat seats so you can store big items (think TV screens or stacks of boxed books) when you aren't using all three seat rows. Nissan also keeps up with the Joneses - er, Detroiters - with big, hoodless digital displays that are choked with content and ergonomically sound. While you can outfit Armada with premium trims like the Detroiters, I would recommend starting with the SL model, which offers tech goodies like Pro Pilot and standard Google Built-in. Google Built-in is General Motors Co.'s new secret sauce - an operating system on par with your phone - and Nissan has embraced it as well. "Google, tell me a joke," I barked and Armada chose from a library of dumb one-liners to lighten the trip. More practical is the SL's standard surround-view that coordinates eight cameras so you can dock the big ship with precision. I turned into a cramped Walled Lake gas station and put the cameras to good use. Most impressive is the hood view, which allows you to look right through the hood to place the front wheels where you want them. It helped me miss tall curbs as well as potholes opened up by Michigan's' long winter. 7Pro Pilot Assist package with a head-up display offers further ease of use on the highway. Ring it all up and Armada comes in at 73 grand, a healthy $4,000 cheaper than a comparable Tahoe LT. And with 70 more horsepower on tap from Armada's 425-horse turbo-6, you may not miss the Chevy's throaty 355-horse V-8. But the Ford's flexible subscription price for Blue Cruise is much more affordable (especially if you only use it during, say, summer trips) and Ford's Activ model clocks in at a more affordable $71,900. Oh. Conservatively styled, the Nissan should age well, though it doesn't have the swagger of Motown's hunks - or even the nicely styled Toyota Sequioa. Nissan does offer a tough, armored off-road model called the Pro 4X. Armada has come with big guns blazing so it can trade blows with the Detroit armada. Russia's flagship economic forum offers scant hope of foreign investment revival
ST PETERSBURG, Russia (Reuters) -Foreign direct investment into Russia has fallen sharply, U.N. data published on Thursday showed, and Russia's premier economic forum in St Petersburg this week is offering scant hope of a revival, with Western investors largely absent. Russia is hosting the St Petersburg International Economic Forum for the fourth time since invading Ukraine in February 2022, an offensive that precipitated sweeping Western sanctions on Moscow and a widespread corporate exodus from the country. Soaring defence spending has propped up Russia's $2 trillion economy since then and Moscow, turning its back on the West, has sought partnerships with so-called "friendly" countries like China, India, Turkey and nations across the Middle East. But for all the talk of new strategic partnerships, foreign holdings in Russia have almost halved to $596 billion since the invasion, according to central bank data, and FDI inflows fell by 62.8% year on year in 2024 to $3.35 billion, UN Trade and Development data showed on Thursday. Sergei Aleksashenko, a former deputy governor of Russia's central bank now living abroad, said few serious businesses would consider Russia as an investment destination even if the war were to end tomorrow. "Everyone can clearly see the situation with property rights is getting worse every day," Aleksashenko told Reuters. The Kremlin has seized about a dozen foreign-owned businesses in the last three years and quickened the pace of domestic asset seizures, with prosecutors claiming Moscow's Domodedovo Airport and grain trade Rodnie Polya. "Stopping the war itself does not significantly reduce the level of political risks," Aleksashenko said, pointing to market risks as well. President Vladimir Putin has said the state should only seize assets where Russia's national security is jeopardised. GOVERNMENT, NOT PUBLIC, RELATIONS "The real question is: where are the investors?" said one Russian participant of the forum who spoke on condition of anonymity. The West has shunned Russia since 2022, and though sanctions make investing in Russia all but impossible, U.S. President Donald Trump's softer stance towards Moscow has led some investors to keep an eye out for opportunities. The forum in St Petersburg, a city founded by the tsars as a window to Europe, for years had a Western-looking feel, but it is now returning to its original role as an event primarily for Russian businesses to network with politicians. "The reason the West came to the forum was because Russia was sizeable, growing and profitable," Denis Denisov, managing partner at financial communications firm EM, told Reuters. "You don't find these three components very often." Now, said Denisov, attending his 18th St Petersburg forum, for most participants the gathering is an opportunity to develop government relations and is less about PR. "The American Chamber of Commerce (AmCham) has been pushing hard for the Russia-USA panel, there are loads of European businesses still operating in Russia," Denisov said. "They're here, they're lobbying, just quietly." Speaking after that panel, AmCham head Robert Agee said there needed to be some sort of end to the conflict before U.S. companies would consider coming back to Russia. Major multinationals PepsiCo, Nestle and Mondelez are among those still operating in Russia, although they have scaled back their business there. 'PRAGMATISM AND OPPORTUNISM' Putin met Indonesian President Prabowo Subianto on Thursday, as Moscow looks to strengthen ties with Jakarta, while Russian officials are turning to Brazilian and Chinese companies to plug gaps left by departing Western firms. But UNCTAD's FDI data shows that actual investment in Russia is waning. But even with Russia's economy on the brink of recession, according to Economy Minister Maxim Reshetnikov, there is domestic money to spend after two years of elevated defence spending fuelled growth. Russian funds have great options, such as collaborating with wealthy individuals that want to invest, rather than keep funds on deposit, said one Russian investor at the forum who declined to be named. People are also jostling for position before the war ends, the investor added. The same is true of Western investors who feel that the wind is gradually changing, said Jean-Jacques Coppee, founding partner of CoppeeLaw & Associates, who is due to speak on the Russia-France panel on Friday. Sanctions have made cross-border payments a "nightmare", Coppee told Reuters, but should opportunities arise, investors will take them, even if others in the West object on moral grounds to engaging with Russia. "The rule is pragmatism," he said. "Pragmatism and opportunism."
