
Dubai real estate market sees first price drop in two years
Dubai real estate prices fell by 0.57% in January 2025 – the first decline since summer 2022 – signalling a market shift towards stabilisation, according to leading real estate intelligence authority Property Monitor.
While the first month of 2025 was the strongest January on record for transactions with 14,413 sales, average prices dropped to AED1,484 per sq ft.
Sales volumes were down 4.6% compared to December 2024, stated Property Monitor in its monthly market report.
Off plan launches continued to soar in January, with 53 launches from 37 developers bringing another 12,400 units to the market.
Mortgage transactions also rose 6.8% month on month, with 4,134 loans secured. Loan to value (LTV) ratios also held steady despite stricter enforcement of UAE Central Bank regulations, it stated.
Zhann Jochinke, the Chief Operating Officer, Property Monitor, said: "After four years of continuous growth, Dubai's real estate market is starting to show signs of stabilisation. While the total number of transactions remains strong, affordability constraints and market maturity are beginning to shape the landscape."
"With sales volumes and mortgage transactions moderating, Dubai's property sector could be transitioning from a continued phase of rapid growth to a more sustainable trajectory. A careful balance of supply and demand will determine the future of the market in 2025 and beyond," he added.
The Property Monitor January report shows that the median price for apartments was AED1.35 million with townhouses at AED2,61,000 and villas at AED6,915,888.
With 7,555 transactions, the off-plan market accounted for 52% of sales during January, down 17.7% on December 2024, it stated.
Meanwhile, the title deed sales saw a marked month-on-month increase, rising by 15.7% and accounting for 47.6% of sales.
According to Property Monitor, Emaar Properties claimed the top spot for off-plan transactions, with a market share of 16.5%, followed by Damac Properties at 15.8% and Danube Properties at 5.3%.
A villa in Emirates Hills secured the highest recorded sale, with a price tag of AED425 million. The lowest, at AED175,000 was for a studio apartment at Dubai Production City, it added.-

Dubai Emaar Development acquires land for $798mln
Emaar Development, the construction arm of Dubai's largest listed real estate firm, Emaar Properties, has acquired a plot of land in Ras Al Khor, where it plans to launch real estate projects to capitalise on the continued boom in the emirate's property market. The land was acquired from Amlak Property Investment for 2.9 billion dirhams ($789 million), plus associated transaction cost. The acquisition, which will add to the developer's land bank, will be financed through internal resources. The full purchase price will be paid upon transfer of the land, expected by 31 July 2025. Emaar Development, a major player in Dubai's real estate market, is known for its large-scale master-planned communities, including Downtown Dubai, Dubai Marina, and Dubai Creek Harbour. RAK charity and DIB to settle rent arrears worth Dhs520,000 for 97 families
With support from Dubai Islamic Bank (DIB), the Ras Al Khaimah Charity Association launched a humanitarian initiative to support families struggling to pay rent arrears due on their rented homes to real estate agents and landlords. The initiative aims to enhance the financial and social stability of insolvent families and alleviate the burden they face in meeting their financial obligations. According to Abdul Aziz Al Zaabi, Chairman of the Board of Directors of the Ras Al Khaimah Charity Association, the initiative targets 97 low-income families at a total cost of Dhs520,000. The association will begin implementing the initiative in the coming days to avoid potential legal action related to rent arrears, which could negatively impact the lives of individuals and families, he said. Al Zaabi explained that the housing support initiative falls within the framework of the association's commitment to assisting needy families and alleviating their financial burdens, thus consolidating family stability for their members. The initiative represents an important qualitative step towards promoting the values of solidarity within the Emirati society in line with the association's vision, mission and objectives, which aim to deepen the concept of charitable work among members of society, he said. The association is continuing to exert efforts to expand the scope of humanitarian initiatives aimed at assisting more needy families in the community, he added. The initiative coincides with the approaching Eid Al Adha to bring joy to the hearts of those with limited income. Meanwhile, Al Zaabi expressed his thanks and appreciation to Dubai Islamic Bank for its continued support of the association's humanitarian projects and initiatives.

Mideast Stocks: Dubai's stock index snaps five-day winning streak as Fitch flags property woes
Most Gulf stock markets settled lower on Thursday, with Dubai's main index snapping five consecutive sessions of gain, after ratings agency Fitch warned that the real estate prices of the emirate are likely to face a double-digit fall in the second half of this year and 2026. The agency said that a rise in deliveries in 2025 and 2026 to a planned 210,000 units is likely to cause a record increase in supply and push prices down by no more than 15%. In Dubai, real estate development company Emaar Properties , known for its notable works like Dubai Marina, Dubai Creek Harbour and the Dubai Mall, was down 1.48%. The index was down 0.61%. Real estate plays a crucial role in the economy of Dubai, a hub for business and tourism for most Gulf regions. Meanwhile, oil prices rose on Thursday after a U.S. court blocked most of U.S. President Donald Trump's tariffs, with markets keeping a close eye on possible new sanctions curbing Russian crude flows and an OPEC+ decision expected later this week on an output hike in July. The ruling bolstered the global market's risk appetite. However, analysts have warned that the reprieve may only last temporarily as The White House quickly appealed the decision and could take it to the Supreme Court. Saudi Arabia's benchmark stock index settled down 0.56%. Real state companies in the kingdom also took a hit, with Makkah Construction and Development losing 5.65% and Jabal Omar was down 4.52%. "The Saudi bourse remained relatively volatile after rebounding from its low. While a rise in oil prices could provide support, the downside risks weigh on sentiment," said Hani Abuagla, Senior Market Analyst at XTB MENA. "The market remained on a downtrend overall, but could find support from successful initial public offerings." In Abu Dhabi, the benchmark index finished flat.
