
Prime Offices Fund makes ₹750 crore debut with Delhi office buy
Prime Offices Fund (PRIME), managed by Nuvama and Cushman & Wakefield (NCW), has made its first acquisition by buying Prius Platinum, a prime Grade A office property in Delhi's Saket District Centre, for about ₹ 750 crore.
NCW is an equal joint venture between Nuvama Asset Management Ltd and Cushman & Wakefield Management Pvt Ltd.
The property, which is 95% leased to multiple tenants, was purchased from a fund managed by a Kotak Alternate Asset Managers Ltd-led consortium, said a person familiar with the matter.
The 0.3 million sq. ft building was earlier acquired by the Kotak-led group through the Insolvency and Bankruptcy Code (IBC) process in 2021 and underwent upgrades to bring it up to institutional standards.
'This rare, institutionally owned asset perfectly aligns with the Prime Offices Fund's strategy of creating a high quality, sustainable, income-generating portfolio,' said Gaurav Puri, chief investment officer, NCW.
"With India's commercial real estate sector continuing to show strong fundamentals, this acquisition marks an important milestone in delivering world-class investment solutions for our investors," he added.
Rahul Chhaparwal, partner at Kotak Alternate Asset Managers, said the exit validates their sustainability-led asset management strategy and ability to create long-term value for stakeholders.
JLL India was the exclusive advisor to the transaction.
The Prime Offices Fund was launched with a ₹ 1,500 crore target corpus and an additional ₹ 1,500 crore green shoe option. The fund aims to offer investment opportunities in India's growing commercial real estate market.
NCW announced a ₹ 1,700 crore first close in January and is on track to raise the remaining ₹ 1,300 crore this year. The fund will focus on acquiring Grade A office properties in India's top commercial hubs—Bengaluru, NCR, Pune, Mumbai, Chennai, and Hyderabad.

Telangana govt, Kitakyushu city sign pact to boost economic growth, urban innovation
Hyderabad: The Telangana govt on Monday signed an agreement of cooperation with the Japanese city of Kitakyushu to strengthen relations and boost inclusive economic growth, achieve zero emissions, and foster urban innovation. The agreement was signed in the presence of Kitakyushu mayor Kazuhisa Takeuchi, chief minister A Revanth Reddy, GHMC mayor Gadwal Vijayalakshmi, and others. Earlier, the Japanese delegation, led by Takeuchi, attended the Telangana state formation day celebrations at Parade Grounds in Secunderabad. Bankruptcy court admits insolvency resolution plea against Reliance Infrastructure

The trustee company had approached the tribunal after the company defaulted on its dues of more than Rs 88 response to ET's queries, Reliance Infrastructure said there is no impact or bearing of the NCLT order on the company or any of its subsidiaries.'The company has made full payment of Rs 92.68 crore to Dhursar Solar Power Private Limited, towards the claim of tariff as per the energy purchase agreement with the company. Accordingly, the company preferred an appeal before the Hon'ble NCLAT and will seek withdrawal of the order dated May 30, 2025, passed by NCLT Mumbai in case no. C.P. (IB) 642/MB/2022, for corporate insolvency resolution process and appointment of the interim resolution professional,' a Reliance Infrastructure spokesperson said, adding that the NCLT order has become infructuous, as legally advised, upon full payment having already been its order of May 30, the division bench of judicial member KR Saji Kumar and technical member Sanjiv Dutt said, 'We come to a definite conclusion that the operational creditor (IDBI Trusteeship) has become successful in establishing operational debt due and payable against the CD (corporate debtor) and that the CD (Reliance Infrastructure) is in default.'The genesis of the dispute lies in the energy purchase agreement (EPA) of 2011, between Reliance Infrastructure and Dhursar Solar Power Pvt Ltd (DSPPL). Under the agreement, the Anil Ambani-promoted company agreed to purchase all the solar energy generated from the solar power plant of in 2012, IDBI Trusteeship Services entered into a direct agreement (DA) with Reliance Infrastructure and DSPPL. As per the terms of the agreement, all the claims of the DSPPL were assigned to the IDBI per the agreement, DSPPL supplied solar energy to Reliance Infrastructure and raised 10 invoices for this during 2017 and counsel Gaurav Joshi and Animesh Bisht of Cyril Amarchand Mangaldas, appearing for the IDBI Trusteeship, submitted that on account of Reliance Infrastructure's failure in making payments to the trustee company despite repeated requests, the trustee issued a demand notice in April 2022 under the Insolvency and Bankruptcy Code, seeking payment of more than Rs 88 crore along with this, senior advocate Prateek Seksaria, appearing for Reliance Infrastructure, argued that the main application filed by the creditor was time-barred by limitation since the last invoice was issued in September 2018 and was due and payable in November 2018, while the main application was filed in April Infrastructure also argued that the main application against the company was not maintainable on account of a pre-existing dispute with on the date of admission of the company, Reliance Infrastructure, through senior counsel Ashish S. Kamat, requested to stay the order of admission of CIRP and also sought to direct the resolution professional not to take charge of the tribunal, however, rejected the request with the observation that it did not have any power to stay the CIRP against the company after passing an admission order.

'Pure Fear-Mongering': Centre Hits Back After Congress Alleges Surge In Digital Fraud
Last Updated: The Modi government has touted UPI as a major achievement, but Congress claims digitisation led to Rs 6.36 lakh crore in fraud Digitisation or UPI is one of the biggest achievements of the Narendra Modi-led government and it has left its footprint on almost every part of the country. Not only this, it has impressed many world leaders, who on multiple occasions, have used it while in India or have recommended its use back home like in Germany or Japan. But the Congress has now renewed its attack on the central government and alleged that digitisation has robbed people of their hard-earned money. According to the party, 1,25,828 cases of digital fraud have been registered with a total loss of Rs 6.36 lakh crore. Government sources, however, strongly rejected this claim. They said the Congress is misleading people by throwing around the figure of Rs 6.36 lakh crore. 'This is pure fear-mongering and creating doubt about the strength of the banking sector," they said. The sources said there is a difference between banking fraud and digital fraud. Fraud related to card/internet digital payments is only one specific subset within a larger type of fraud. Government figures show that while total digital payment fraud accrued to 63,315 cases, the extent of financial loss because of this was about Rs 733 crore. The sources further said the Congress had inflated the figures to create a panic, which would ultimately have an impact on both the banking sector, which has witnessed growth and also on the use of UPI that has ensured greater financial transparency and curtailing of black money. In fact, they pointed out that there are several steps being taken by the finance ministry to ensure bank and digital fraud is curtailed. For example, the Reserve Bank of India has set up the central fraud registry for the purpose. Not only this, the finance ministry also works in close coordination with the home ministry to ensure cyber crime is checked. As per data available in Parliament record, digital fraud has dipped — from 29,082 cases in 2023-2024 to 13,384 cases in 2024-2025. Losses have come down from Rs 177 crore to Rs 107 crore in the same period. The Congress is spreading fake news, which needs to be countered, the sources added. First Published:
