Could wetlands be in the way of proposed 39-home project in NE Olympia? Officials to find out
Tacoma-based housing developer Pacific Lifestyle Homes has plans to build 39 market-rate homes on a 7-acre property in northeast Olympia known as Springwood Gardens.
But nearby residents are speaking out against the proposed neighborhood expansion with concerns about increased traffic, as well as wetland and natural habitat loss.
Jackson Ewing, associate planner with the City of Olympia, led a meeting March 19 to share information about the project with the community. The property is located at 1609 Springwood Ave. NE, east of Bethel Street.
Ewing said the area is zoned as residential and can accommodate four to eight dwelling units per acre. The plan proposes a density of 5.2 units per acre. The allowed uses are single family homes, townhomes, and up to a fourplex. The height limit in the area is 35 feet for structures.
Only single-family homes are being proposed by the developer.
Two north-south roads reach nearly to Springwood from the south, Marion and Central streets, with access to the site from Marion. Matt Weber, civil engineer with firm AHBL, said the city has requested that both Marion and Central streets be extended up to Springwood. The city's transportation plan identifies Marion Street as being a future extended neighborhood collector, or street that sees mainly traffic generated by those who live in that neighborhood.
The property was formerly labeled farmland and has an existing house and multiple outbuildings on it. Ewing said they'll be demolished as part of the project.
He said the city is aware of a wetland that's to the southwest of the site. He said there's an existing wetland buffer that extends into the corner of the proposed project area.
There's a proposed storm pond for the neighborhood, and there's a number of planned roadway improvements, including widening the roads and adding new curbs, sidewalks, street trees, and vegetation.
Weber said there's a 70-inch diameter Redwood tree on the property as well as a number of other smaller trees the developer plans to preserve.
Weber said staff have been working with the Olympia School District on safe walking routes for students. The property is east of Reeves Middle School, and Weber said the district already has some designated safe walking routes in the area.
Tiffany King, senior engineering plans examiner, helped Weber field questions from residents concerned about the project.
Shauna and Kyle Good live near the Springwood property. Shauna Good said traffic is already pretty heavy down Marion Street, and she wondered if any traffic calming measures would be put in.
King said traffic calming measures haven't been considered yet, but they might once the project reaches the Public Works department.
Debbie Arnold said she's lived in the neighborhood for 35 years. She said years ago she tried to purchase the Springwood land, but the city told her there were too many wetlands on it to be developmed. She wondered what changed their minds.
Weber said city staff will likely be conducting site visits over the next few weeks, and any more information about potential wetlands in the area would be appreciated.
Arnold echoed comments about Marion Street's current traffic situation. She said she once watched a little girl get hit by a vehicle and knocked into a nearby culvert.
'I have put cones out here in the middle of the road. I have put a sign up. I have contacted the City of Olympia saying how concerned I am,' she said. 'There are children everywhere.'
Arnold said if approved, 330 more vehicles would travel through the connected road on a daily basis. Weber said the hope is having more connected streets will alleviate traffic concerns.
A number of residents raised concerns about wildlife, plants and trees located on the property that would disappear with development. Ellis Creek extends from Ellis Cove to a small lake known as Setchfield Lake on the east side of the Springwood property.
Weber said he understands concerns about the natural environment in the area, but if the project meets city code and ordinances, they can't say no.
King said the city has an obligation to approve projects that meet code and to deny the ones that don't. She said the applicant team in this situation had an investment-backed expectation when they bought the property, and so the city isn't allowed by law to say they can't build if they meet code.
'Environmental protection is very important to Olympia,' she said. 'A lot of people have said that, and the way that we get there is through our codes and ordinances, such as the critical area ordinance.'
She said the best way for residents to voice their concerns regarding more homes in their neighborhood would be through the city's Comprehensive Plan updating effort. She said that's where the city's growth strategy is developed.
'This project, however, is vested in the comprehensive plan of today and the zoning code of today,' King said. 'And the hearing examiner will have a public hearing on this project. But he says regularly, it's not a popularity contest. It's really a fact-finding mission to determine if it does or doesn't meet code.'
Ewing said the developer has already participated in a pre-submission conference and an intake meeting.
Following receiving comments from the community, city staff will review the application for compliance with city codes related to zoning, stormwater, traffic, fire building codes, urban forestry and critical areas such as wetlands and streams. He said an environmental review determination is required for this project and is in process.
Later, there will be a public hearing through the city's Hearing Examiner. The developer would have to acquire permits to build houses and streets.
An official public comment period will end April 7, but Ewing said the city will continue taking written comments up until a potential hearing is scheduled with the Hearing Examiner. Weber said the preliminary plat process should be completed in 2025 and then the developer would break ground in 2026. Home construction would begin in late 2026 and continue into 2027.

A really nice grill brush will cost you about $25 at your local big box store, but YouTuber Dustin Sandlin is betting he can get customers to shell out three times that amount for a Made-in-America version. Sandlin traces his passion for US manufacturing to the COVID-19 pandemic in 2020, when he was bothered by the lack of American-made essential goods. "Everybody wanted N95 masks and face shields, and they couldn't get it," he said in a recent YouTube video. "This revealed to me how anemic our manufacturing capacity in America has become, because I was waiting on some billionaire to come save us, and it didn't happen." So began a yearslong deep dive into the challenges of making products in the US, which Sandlin documented for his series on YouTube called "Smarter Every Day." After working with John Youngblood, the owner of a local specialty grill accessories company, Sandlin got excited about the idea of developing a better scrubber. Sandlin and Youngblood wanted to produce it in the US with as many domestically sourced components as possible, and sell it at a retail price. In a video that went live Sunday and has since amassed more than 2 million views, Sandlin shares why he decided to get serious about US manufacturing, explains how he navigated the design process, and makes a sales pitch for viewers to buy it for themselves. On Tuesday, Youngblood told Business Insider the $75 scrubber has sold through its initial production run of several thousand units within a day, and his company is now taking pre-orders. "We're going to have a backlog for a while," Youngblood said. Most grill brushes are meant to be thrown away. This one isn't. Many lower-cost grill brushes aren't typically designed to last more than a year of use — grill-maker Weber recommends changing them after each grilling season. Another problem is that the bristles have been known to come off and can end up in grilled food. Sandlin and Youngblood found that welded chain mail — like the material of a medieval knight's armor — was highly effective at cleaning grill grates without breaking. There was one problem: "We could only find it in China." After a few tries, the team managed to find a US supplier who could make about 2,000 units a month and a supplier in India to augment the rest. Attaching the chain mail to a handle proved to be another adventure. Sandlin said the average one-inch industrial bolt costs around 9 cents when imported, but that jumps to 38 cents for versions made in the US. "Most machine shops I talked to directly, they said, 'Yeah, we can't even get the material for the price of the finished bolts that you're getting from a foreign supplier,'" Sandlin said. Then there was the process of making injection-molded parts to provide support and flexibility, which required machining custom tools and dies (the metal forms that shape a material) for shops to use in production. "This is the moment where this whole experiment came into focus for me," Sandlin said. "I realized at that moment we're screwed." American manufacturing has exported the smart part of making stuff The reason for Sandlin's pessimism is that many of the shops he spoke with send tool and die design files to China to be made and imported for use in US production lines. "I don't want my intellectual property in China, I want to make it here," he said. "And they said, 'Good luck.'" The problem illuminated by this episode goes far beyond a seemingly simple grilling accessory. "We're screwed as a nation if we can't do the intelligent work of tool and die: making the tools that make the things," Sandlin said. "We have flipped it. We are now to the point where the smart stuff is done somewhere else." Sandlin and Youngblood eventually found US suppliers for all of their custom components. They're working to get every piece sourced here. The video shows two instances where Sandlin was surprised by the apparent country of origin being different from what he says he was led to believe: The first batch of knobs arrived in packaging stating they were made in Costa Rica rather than the US. Several boxes of chain mail (ostensibly from India) had markings that suggested they were instead from China. "I'm shocked," Sandlin said. "It's pretty weird to set out to try to make a thing completely in America and to find out towards the end of the process that you made something in China anyways." Sandlin says he's not interested in having America be the dominant world player — he wants more opportunities for people here to have good jobs that allow them to take care of their communities. "If you are ever, ever in a position to make a decision about where your thing is manufactured, take a second and consider making a little less profit, maybe in order to invest in your local community," he said.

Uncrustables Are on a Seemingly Unstoppable Run to $1 Billion in Sales
Sales of the Uncrustables sandwich continued to grow, despite soft peanut butter and jam sales in the most recent quarter, The J.M. Smucker Co. said. The company is poised to achieve its goal of hitting more than $1 billion in Uncrustables sales in the current fiscal year, executives said. J.M. Smucker aims to keep the momentum going with limited editions of a product known to be eaten by musicians and athletes such as Travis haven't lost their edge. Despite the fact that making making peanut butter and jelly sandwiches isn't particularly hard, Americans continue to opt for the shortcut offered by The J.M. Smucker Co. (SJM). Sales of Jif peanut butter and Smucker's jam fell year-over-year in the last quarter, while sales of the Uncrustables sandwich rose, CEO Mark Smucker said on a conference call Tuesday. Uncrustables sales leaped 15% year-over-year in fiscal year 2025, hitting $920 million, according to company executives. The sandwich now accounts for more than a tenth of annual sales at J.M. Smucker, which also sells pet food along with Folgers and Café Bustelo coffee. Hitting $1 billion in annual sales of the sandwich has been part of the company's agenda since at least 2021, when Uncrustables sales were about half that amount. Now, the mark is within striking distance. The company wants to continue building momentum with new riffs on the PB&J, robust marketing and broader distribution, Mark Smucker said at a conference in March. 'We definitely think there's growth beyond … $1 billion,' said Smucker, according to a transcript made available by AlphaSense. 'And we've talked about how long it took us to figure out how to make these things in a profitable and mass-produced high-quality way. And now that we're doing that, we can really fire on all cylinders and drive the growth.' Demand for Uncrustables has been so strong that J.M. Smucker opened a $1.1 billion plant in Alabama last year to ramp up production. And appetite for the sandwiches is expected to withstand price increases, executives said: J.M. Smucker recently raised its list price for Uncrustables for the first time in three years, Smucker said on the earnings call. India's granaries overflow as rice stocks hit record, wheat surges

Record rice stocks will help the world's biggest exporter increase shipments, while an improvement in wheat inventories will help the federal government tame any price spikes later this year by increasing open market sales. State reserves of rice, including unmilled paddy, totalled a record 59.5 million metric tons as of June 1, far exceeding the government's target of 13.5 million tons for July 1. Wheat stocks stood at 36.9 million tons on June 1, well above the government's target of 27.6 million tons, the data showed. "Rice stocks have piled up way too much. The government really needs to bring them down before the next buying season kicks off in October," said a New Delhi-based dealer at a global trading firm. India, which accounts for around 40% of global rice exports, removed the last of its export curbs on the grain in March 2025, with the initial restrictions having been imposed in 2022. Wheat stocks have risen to a comfortable position mainly because of higher procurement, which will help New Delhi sell more wheat to bulk consumers during the lean supply season, said a Mumbai-based dealer. The government has so far brought 30 million tons of wheat from farmers, the most in four years, according to data compiled by Food Corporation of India (FCI). Disappointing harvests in the past three years and lower purchases by the FCI had pushed up prices of the staple grain and raised expectations that India may be forced to import wheat for the first time in seven years. But the buildup in stocks this year means the country should be able to meet domestic demand without imports.
