
Aldar unveils $11bn Fahid Island project in Abu Dhabi
Aldar Properties, Abu Dhabi's biggest listed developer, has unveiled the master plan for Fahid Island, with a gross development value of more than Dh40 billion ($10.9 billion) amid a continued boom in the UAE's property market.
More than 6,000 luxury residences are planned for the 2.7 million square metre island, ranging from apartments and town houses to ultra-luxury villas, Aldar said in a statement on Monday.
The new project, with a 11 kilometre coastline, will be built in the UAE's capital between Yas Island and Saadiyat Island.
Aldar acquired Al Fahid Island, a 3.4 million square metre land bank, for Dh2.5 billion in January 2023, with the developer stating at that time that the property's gross development value was Dh26 billion. The acquisition consideration would be paid over five years, Aldar said.
Fahid Island builds "on the success of Saadiyat and Yas Islands to offer a new benchmark in premium waterfront living, wellness, and sustainable design", Mohamed Al Mubarak, chairman of Aldar, said.
Residential property sale prices in Abu Dhabi rose by 11 per cent annually last year amid rising demand and a supply shortage in the emirate, according to real estate company Cushman & Wakefield Core.
The Abu Dhabi Real Estate Centre reported that total transaction values in the emirate grew by 34.5 per cent to Dh25.3 billion from 6,896 deals in the first quarter of 2025, compared with Dh18.8 billion from 5,773 transactions in the same period last year.
The UAE's property market continues to perform strongly due to government initiatives such as residency permits for retired people and remote workers, the expansion of the 10-year golden visa programme as well as overall growth in the UAE's economy.
An influx of wealthy people is also supporting the property market. Last year, 7,200 millionaires arrived in the UAE, building on the 4,700 who arrived in 2023 and 5,200 in 2022, property consultancy Knight Frank said in a report.
The number of dollar millionaires in the UAE was 130,500 at the end of December, making the Emirates the world's 14th-largest wealth market.
This follows an announcement by Miral that a Disney theme park will be built on Yas Island, which is expected to increase Abu Dhabi's tourism potential and property demand in the island.
' Our plans for Fahid Island support a thriving real estate market in Abu Dhabi, where we are seeing incredible demand from buyers within the local market as well as overseas investors,' Talal Al Dhiyebi, group chief executive of Aldar, said.
Thirty per cent of space of Fahid Island will be dedicated to natural spaces, with a 10 kilometre landscaped space called Berm Park also planned. It will be the island's wellness and fitness corridor with running tracks and three cycling routes that connect to Abu Dhabi's cycle loop, according to Aldar.
The island's waterfront promenade will have a mix of retail, dining, and art experiences, while Coral Drive, the island's boutique retail boulevard, will have outlets, concept stores, art galleries, ballet school and cafes and public artworks.
The island will also have an international school.
The first residential development to be introduced on Fahid Island – Fahid Beach Residences -will have a collection of seven buildings, each featuring 65 residences, Aldar said.

Dubai is taking a leadership role in real estate tokenisation
Dubai is taking a leadership role in the Middle East in real estate tokenisation that, according to Dubai Land Department, will reach to a market value of Dh60 billion ($1 billion), while the global real estate tokenization market is expected to reach $18.9 trillion by 2033. Nisus Finance Investment Consultancy FZCO (NiFCO Dubai) said, it has signed a Memorandum of Understanding (MoU) with Xchain Technologies FZCO (Toyow), a leading blockchain-based forensic and advisory firm, for the tokenisation of funds and assets worth up to $500 million (Dh1.83 billion), as the market shifts towards Web3 technology. Nisus Finance plans to conduct a Security Token Offering (STO) of its real estate assets under management (AUM) through Toyow's marketplace. Toyow will provide end-to-end technical support, including smart contract development, blockchain integration, and regulatory alignment. The news comes a few days after Dubai Land Department (DLD) launched the region's first tokenised real estate investment project through the 'Prypco Mint' platform. The initiative is being implemented in partnership with Prypco. These are in line with the UAE's futuristic national vision focusing on technology and innovation. The news comes a few days after the DLD launched the region's first tokenised real estate investment project in collaboration with the Virtual Assets Regulatory Authority (VARA), the Central Bank of the UAE, and the Dubai Future Foundation (DFF). With DLD projecting tokenised real estate transactions to reach Dh60 billion by 2033 — or 7 per cent of the total market — Dubai is clearly positioning itself as a global hub for asset tokenisation. Toyow will leverage its platform to provide technical and operational support, including regulatory compliance across the UAE, DIFC, and international jurisdictions. Investors holding the Toyow Token will be able to invest in this fund using Toyow Token ($TTN). 'The tokenised real-world assets market (excluding stable coins) reached $15.2 billion by December 2024. This growth is fueled by a supportive regulatory landscape, technological advancements, and increased investment from financial institutions,' according to reports. The growth in real estate tokenisation is driven by several factors, including: increased institutional Interest; clear regulatory support; technological maturation; investment opportunities as tokenisation allows for fractional ownership and access to real estate for a wider range of investors, including those with lower investment capital. Abu Dhabi's XRG targets LNG and gas capacity of up to 25m tonnes a year by 2035
Adnoc's global energy investment arm XRG aims to have a gas and LNG business with capacity of between 20 to 25 million tonnes per annum by 2035 as it looks to scale up its operations globally. XRG's board, which includes Adnoc group managing director and chief executive Dr Sultan Al Jaber, former BP chief executive Bernard Looney and Blackstone's Jon Gray, approved a five-year business plan for the company on Monday. 'XRG is investing in the energy systems of the future – more integrated, more resilient, and responsive to global demand,' Dr Al Jaber, who is also the executive chairman of XRG, said. 'We are scaling platforms in gas, chemicals and energy solutions to drive long-term value and ensure energy remains a catalyst for sustainable growth and development.' XRG was launched last year as an international lower-carbon energy and chemicals investment company, with an enterprise value exceeding $80 billion. In December, President Sheikh Mohamed endorsed the appointment of the board of directors for the new unit. Other members of the board include Mohamed Alsuwaidi, UAE Minister of Investment and managing director and chief executive of Abu Dhabi's holding company ADQ, and Nassef Sawiris, the executive chair of OCI Global. The board 'supported the assessment of potential upstream gas M&A and LNG opportunities to strengthen its North American gas position", the statement said. Last month, the UAE made an announcement to increase the value of its investments in the US energy sector to $440 billion by 2035, from the current $70 billion, during US President Donald Trump's visit to the Gulf countries. That is part of the UAE's plan to invest $1.4 trillion in the country. XRG bought a stake in NextDecade's Rio Grande liquefied natural gas export facility in Texas last year along with other acquisitions in Mozambique and Turkmenistan. The board also endorsed the 'company's ambition to create a top-three global chemicals platform", the statement said. 'Subject to respective regulatory approvals, the proposed formation of Borouge Group International and the proposed acquisition of Covestro anchors an industry-leading portfolio across polyolefins, performance materials, and future speciality segments.' In December, XRG announced the acquisition of the German chemicals company Covestro for an enterprise value of €14.7 billion ($15.3 billion). In March, Adnoc also agreed to terms of a binding agreement with Austria's OMV to merge their polyolefins business and create a $60 billion Borouge Group International. The board also directed XRG through its Energy Solutions platform to expand its investments across the energy value chain "while continuing to develop select opportunities in carbon capture and storage and low-carbon fuels such as biofuels and low-carbon hydrogen that align with attractive return profiles". That comes amid growth in AI-linked power demand, particularly in the US, the statement added.
