Embassy Office Parks REIT raises Rs 2K cr via debt issuance at 7.21%
Debt raised for three-year tenor to refinance existing obligations, saving 77 basis points; REIT targets FY26 growth with Rs 24.5-26 distributions per unit

Bengaluru-based Embassy Office Parks REIT said on Tuesday that it had raised Rs 2,000 crore of coupon-bearing debt at an interest rate of 7.21 per cent for a three-year tenor. The funds will be used to refinance existing debt, resulting in an estimated interest cost saving of around 77 basis points.
'We are pleased to announce this fundraise. This transaction showcases Embassy REIT's fortress balance sheet and reinforces our standing as the leading credit in India's commercial real estate sector. We maintain a well-diversified and conservative debt book, and this refinancing positions us well to capitalise on future growth opportunities,' said Ritwik Bhattacharjee, chief executive officer, Embassy REIT.
The NCD issuance of Embassy REIT Series XIII NCDs (2025) was priced at an effective interest rate, fuelled by demand from institutional investors, with participation from 11 entities.
Bhattacharjee said that Embassy REIT has chosen to exercise the call option on its Rs 500 crore Series IX NCDs, which carry a coupon of 8.03 per cent. The early repayment is scheduled for 4 June 2025, three months ahead of the original maturity date of 4 September 2025.
For FY26, Bhattacharjee acknowledged current socio-economic challenges but expressed confidence in sustained demand driven by Global Capability Centres (GCCs). He emphasised Embassy REIT's commitment to execution, cost optimisation, and meeting its FY26 targets.
The REIT projects distributions of Rs 24.50 to Rs 26 per unit — a 10 per cent year-on-year growth at the midpoint — alongside 93–94 per cent occupancy by value and net operating income (NOI) between Rs 35.9 billion and Rs 38.1 billion, reflecting a 13 per cent increase.
Embassy REIT is India's first publicly listed real estate investment trust and the largest office REIT in Asia, by area. The company owns and operates a 51.1 million square feet portfolio of 14 office parks in Bengaluru, Mumbai, Pune, the National Capital Region (NCR) and Chennai.

ADVERTISEMENT ADVERTISEMENT ADVERTISEMENT The Class of 2025 has higher salary offers across top campuses after a flat 2024, signalling a pickup in hiring activity, according to the Deloitte Campus Workforce Trends: Placement Cycle 2025 report, which analysed placements across 508 salaries for MBAs and BTechs are expected to rise 8.3% and 4.3% year-on-year, respectively, after declining 9% and 0.1% in 2024. At the top 10 MBA colleges (according to NIRF rankings), the median package is set to touch Rs 26 lakh per annum in 2025, up from Rs 24 lakh last year. For the top 10 BTech colleges, it's Rs 17 lakh, up from Rs 16.3 lakh in report attributes the uptick to pent-up demand after last year's muted hiring, sharper skill-based recruitment, and attrition confirmed the trend. Cabinet nod for Quantum Mission in Amaravati capital
Vijayawada: The state Cabinet, chaired by Chief Minister N Chandrababu Naidu on Wednesday, accorded approval to the establishment of state Quantum Mission to fuel the growth of the information technology sector in Amaravati greenfield capital. Announcing this at a press conference at the Secretariat after the Cabinet meeting, Information and Public Relations Minister K Parthasarathy said the Cabinet had given consent to the Quantum Mission proposed by the Department of IT, Electronics and Communications as part of India's National Quantum Mission (NQM). A Quantum Valley, which will be set up in the capital city, will promote research in Artificial Intelligence (AI) and cyber security in partnership with TCS, IIT-Madras and IBM to attract world class researchers. The minister said Naidu aims to make Amaravati number one in quantum computing and added that India is currently at the sixth position in this segment in the world while AP is on top within India. "In future, Andhra Pradesh will be on top in the world in quantum computing. From schools to universities, all of them will be involved in training," he said. Parthasarathy said the government formed a committee of experts on quantum computing and noted that 50 acres of land has been allocated in Amaravati for Quantum Valley development. Further, the minister said the Cabinet gave its nod for viability gap funding of Rs 57 crore and Rs 82 crore for drinking water projects at Uddhanam in Srikakulam district and Kuppam in Chittoor district respectively. The Cabinet also approved the promotion of 248 Andhra Pradesh Special Police (APSP) constables as head constables in the department. The Cabinet also approved the Home Department's proposals for the release of 17 life-term prisoners. For the establishment of Andhra Pradesh Police Academy, the Cabinet approved the free transfer of government land in Eluru district to the Home Department. Similarly, the Cabinet greenlighted the Health and Family Welfare Department's proposals to achieve a world record on International Yoga Day on June 21. Moreover, the Cabinet approved the Industries Department's proposal to set up one MSME park per assembly constituency, totalling 175 across the state as part of 'One Family, One Entrepreneur' programme, among others. Further, administrative approvals included the formalisation of the YSR district's name change to YSR Kadapa district. Earlier, the Cabinet extended congratulations to the Chief Minister Naidu for the successful implementation of several welfare schemes in the past year.

Funds to upgrade homes, training on hosting guests — Chhattisgarh's has a new homestay policy
Offering those living near forests, rivers, hills, lakes, or heritage sites of Chhattisgarh grants to upgrade their homes, training them on how to host guests and making registration of homestays simpler – these are among the major incentives that the state's Vishnu Deo Sai Cabinet has approved as part of its new homestay policy. Cleared by the Vishnu Deo Sai cabinet Wednesday, the policy aims at boosting tourism in Chhattisgarh. 'The policy aims to promote tourism in villages, particularly in remote areas of Bastar and Sarguja. It will offer tourists a unique experience of local culture, art, crafts, and nature while directly benefiting rural residents by increasing their income,' an official said. Under this scheme, those living in villages can offer some rooms 'not only to help tourists experience the beauty and culture of rural Chhattisgarh but also provide a good earning opportunity to local families'. A grant of up to Rs 10 lakh will be provided to help upgrade homes into homestays. Those running homestays will also receive training from the government to learn how to host guests. The scheme also proposes making registration and licencing simpler and relaxing taxation and regulation rules. 'This policy is especially designed to empower women and youth, helping them become self-reliant. Moreover, it will help spread the culture, food, language, and traditional lifestyle of Chhattisgarh to people across the country and even abroad,' an official said. To promote art and culture in Chhattisgarh, 10 acres of land will be allotted free of cost to the Department of Culture in New Raipur for setting up a 'Kalagram' — a hub for artisans, folk artists, and traditional craftsmen. Among other significant decisions are a national level Archery Academy in New Raipur. To be set up on 13.47 acres of land, the academy will feature both outdoor and indoor (air-conditioned) archery ranges, a high-performance centre, hostel and residential facilities. In addition, the Cabinet also gave its nod to the Chhattisgarh Kifayati Jan Awas Niyam-2025 – an affordable housing scheme that aims to provide plots in cities to lower and middle-class families. The Cabinet also approved Transfer Policy 2025 to facilitate transfer of district level employees with approval from the appropriate minister.
