
HoABL forays into Mumbai real estate market with the launch of three vertical projects, to invest ₹2500 crore
The House of Abhinandan Lodha (HoABL) on April 23 announced its foray into the Mumbai real estate market with the launch of three vertical development projects, backed by an investment of nearly ₹2,500 crore. The projects include an American Culture Center in Marine Lines, a development overlooking Chowpatty Beach, and a Joint Development Agreement (JDA) with Mittal Builders in Naigaon.
With a collective development potential of 3.1 million sq. ft., the company expects to generate a revenue of ₹3,500 crore. All three projects are expected to be launched from Q2 FY 2025–26 and would be completed over the next five years, the company said.
The funding would be through a mix of internal accruals and debt for working capital and pre-sales, Abhinandan Lodha, chairman of HoABL told reporters, adding the company does not expect to take a debt in excess of ₹250 crore to ₹300 crore.
'We initially chose to explore the horizontal development space, as it was a largely untapped segment with significant potential for innovation. Having successfully established our brand there, we now believe we can bring the same level of innovation and consumer-centric approach to vertical developments. With approvals already secured for two projects, we felt this was the right time to enter the vertical space. While we're in discussions for several land parcels, we currently see strong opportunities in both the ultra-premium and affordable housing segments—areas that offer substantial room for innovation in both consumer experience and construction,' he said.
He said that construction for the projects will start by December 2025.
The company also aims to replicate its vertical development model in other cities like Amritsar, Nagpur, and Vrindavan—locations that align well with the township concepts it is developing. 'We believe technology, customer-centricity, and innovation are key to delivering on this vision. The gap is especially evident in the affordable housing and super luxury segments,' he said.
The overall landbank of HoABL in Mumbai is around 3 mn sq ft. 'We hope to keep expanding as the right opportunity presents itself,' he said.
The three vertical assets in Mumbai have a GDV of ₹3700 crore and that is 'a sizable amount to start with and get our development cycle moving. The commercial development will be an iconic development in Mumbai and automatically lend itself to tenants of its nature. The total commitment in terms of project cost is ₹2500 crore,' he said.
He said that the company will continue to expand its horizontal business.
'We plan to maintain our targeted growth rate of 30% CAGR annually and aim to continue this momentum in the foreseeable future. While we're still in the early stages, we see tremendous potential to scale rapidly. Our goal is to reach a point within the next two to three years where revenues from vertical and horizontal developments are on par,' he said.
The American Culture Center, Marine Lines (South Mumbai), was acquired in December 2024 . This is a ground + 7-storey structure spread across 1,337.81 sq. m., with views of Mumbai harbour to the east and Marine Drive to the west. This project has a development potential of approximately 60,000 sq. ft. and is being developed as a commercial property.

Chowpatty in South Mumbai enjoys views of Marine Drive and has a development potential of around 50,000 sq. ft. This will be a premier residential development.
Naigaon in Western Mumbai is being designed as a well-integrated township with a development potential of over 3 million square feet and features high-rise residential towers alongside high-street retail.
The House of Abhinandan Lodha is a branded land developer. The company has a fully digital sales model and has delivered over 15 mn sq ft of land in less than five years. It has another 39 mn sq.ft. of land under active development. These four plotted developments are located in Anjarle, Dapoli, Neral and Goa.
The company has also launched plotted developments in Alibaug, Khopoli, Nagpur and Ayodhya and has launches planned in Amritsar, Shimla, Vrindavan and Varanasi. It aims to be present in 48 locations across the country by FY 2030.

After nearly 8 years, Ayodhya land circle rates hiked up to 200%
After nearly eight years, the circle rate of land in Ayodhya, where a Ram Temple was inaugurated last year, has been increased up to 200 per cent, depending on the use of land and location. While the order is effective from Saturday, a holiday, the land registry, as per the new circle rates, will begin from Monday. 'We have approved the proposal for a hike in circle rate after considering the objections we had received on our proposal circulated in August last year,' District Magistrate (Ayodhya) Nikhil Funde told The Indian Express on Sunday. On the hike, Funde said: 'The demand from the public was mostly to raise it more than our proposals in several areas. But the decision has been taken based on market rates and a survey conducted by us.' The circle rate is the district administration's assessment of land value in its jurisdiction, based on which stamp duty is fixed on sale or purchase, and based on which the administration acquires property from land owners, including farmers. On July 10 last year, The Indian Express had reported that the circle rates in Ayodhya have not been increased for the past seven years despite a surge in land transactions and the rising market value of land ever since the 2019 ruling of the Supreme Court that paved way for the construction of the Ram Temple in the town. The Uttar Pradesh Stamp (Amendment) Act, 1997, which was amended in 2015, stated that the 'District Collector, as far as possible, in every August month, will determine Rs per square metre minimum value of Agriculture/non-Agriculture land' and other immovable properties considering use of land, irrigation facilities, distance from road, market, bus station, railway station, factories, educational institutions, hospitals and government offices; its location within urban, semi-urban or rural areas; and other possibilities like distance from developed areas. Ayodhya is among 54 districts of Uttar Pradesh where the circle rate was last revised in 2017. In 21 districts, it was revised in 2023. The rates were also revised in districts adjoining Ayodhya such as Barabanki, Ambedkar Nagar, Gonda and Basti and Sultanpur. The steepest hike in the circle rate has been in areas near the Ram Janmabhoomi where the market rate of land has increased manifold since the Supreme Court's Ram Temple verdict. The highest hike of 200 per cent has been in villages like Tihura Manjha where the circle rate for 'agriculture' land since August 2017 ranged from Rs 11 lakh to Rs 23 lakh per hectare. In the latest circle rate, it has gone up to Rs 33 lakh and Rs 69 lakh per hectare. At Tihura Manjha village, the House of Abhinandan Lodha has purchased land and actor Amitabh Bachchan had signed an agreement for two plots last year. For Tihura Uparhar, the circle rate has been increased from Rs 32-71 lakh per hectare to Rs 42-95 lakh per hectare. In Shahnawzpur Majha, the rate has been increased from Rs 75-169 lakh per hectare to Rs 98-221 lakh per hectare. In Barahta Majha, the circle rate has been hiked from Rs 75 lakh- Rs 169 lakh per hectare to Rs 98 lakh- 221 lakh per hectare. At Ganja village, where the airport is located, old rates ranged between Rs 28 lakh to Rs 64 lakh per hectare. The new rates are between Rs 35 and 80 lakh per hectare. The UP Avas Vikas Parishad, which has proposed to build a township spread over nearly 1,800 acres, acquired nearly 600 acres until last March in villages such as Shahnawaz Pur Majha, Barhata Manjha, and Tihura Manjha. However, some of the farmers said the hike is not up to their expectations. 'Rates should have been increased at least 200 per cent in every village surrounding nearly 10 km of Ram Janmabhoomi. Farmers are not benefitting from the developments that are taking place in Ayodhya,' said Durga Yadav, who is fighting a legal case for an increase in circle rates in the Allahabad High Court. Rajasthan HC stays arrest warrant against Jaipur Development Commissioner
Rajasthan high court JAIPUR: The Rajasthan High Court has put a temporary hold on the bailable warrant issued against Jaipur Development Commissioner Anandhi by the District Consumer Disputes Redressal Commission, Jaipur-II. The High Court decision came after a petition was filed challenging the warrant, which was issued despite the JDC being represented by legal counsel before the Commission. In the latest hearing, counsel for the petitioners argued that the presence of the petitioners through their lawyer should have been sufficient to satisfy the Commission. The lawyer maintained that there was no deliberate disobedience of the Commission's order and that efforts were already underway to comply with its directives. Taking this into account, the High Court issued notice to the complainant and directed that responses be submitted within two weeks. It further ordered that, until the next hearing, the bailable warrant against the petitioners would remain in abeyance. The original case stems from an order passed by the District Consumer Commission on November 10, 2023, directing the Jaipur Development Authority (JDA) to refund Rs 2,02,613 to complainant Raj Singh Ajmera, a resident of Jhotwara. The amount was to be returned with 9% annual interest, along with Rs 40,000 for inconvenience caused. The Commission found that the JDA failed to follow the order even after a legal notice was issued on January 25, 2024. On this basis, the Commission issued an arrest warrant for JDC Anandhi, rejecting a plea from her counsel for more time. The Commission instructed the Jaipur Police Commissioner to ensure her appearance before it by December 18. That order, however, has now been temporarily stayed by the High Court until further proceedings.

Amitabh Bachchan expands real estate portfolio in Ayodhya with 25,000 sq ft land purchase worth nearly ₹40 crore
Bollywood icon Amitabh Bachchan has expanded his real estate footprint in Ayodhya, home to the Ram Mandir, with the purchase of another land parcel—this time a 25,000 sq ft plot adjacent to The Sarayu, a luxury plotted development by Mumbai-based real estate firm The House of Abhinandan Lodha (HoABL). The deal is valued at nearly ₹40 crore, sources told HoABL declined to comment on the deal. The Bollywood actor could not be reached. This latest acquisition follows Bachchan's earlier investment in 2024, when he purchased a 10,000 sq ft plot in The Sarayu, HoABL's flagship 7-star mixed-use enclave in Ayodhya, for ₹14.5 crore. In March 2025, a report published in TOI revealed that Bachchan had acquired a 54,454 sq ft plot located about 10 km from the Ram Mandir, under the name of the Harivansh Rai Bachchan Trust. Reports suggested that the land may be used to establish a memorial dedicated to the life and literary contributions of his father, the iconic Hindi poet Harivansh Rai Bachchan. Before the grand inauguration of the Ram Temple in 2024, Amitabh Bachchan had bought a 5,372-square-foot plot in Haveli Avadh for ₹4.54 crore, the report had said. Additionally, the veteran actor had purchased a 10,000 sq ft land parcel in Alibaug for ₹10 crore—also from HoABL—further diversifying his luxury real estate portfolio. According to a report by Liases Foras titled "Ayodhya – A Rising Global Spiritual Capital," the city's real estate market is undergoing a significant transformation, driven by rising land values and increasing interest in both spiritual tourism and long-term investment. The report notes that land prices in Ayodhya have grown at a compound annual growth rate (CAGR) of 19%, with projections suggesting this could reach 25% by 2035. Over the past five years, Ayodhya's growth has been fueled by large-scale infrastructure projects, including the expansion of the international airport, improved road and rail connectivity, and the construction of the Ram Mandir. Land values in key areas such as the Sarayu riverfront and the Ram Mandir corridor have appreciated more than 4.5 times between 2020 and 2025, the report noted. The city is also witnessing a hospitality boom, with over 50 new hotel projects underway. Leading luxury hotel chains such as The Leela, Taj, and The Oberoi are setting up properties in Ayodhya, further cementing its status as a high-potential destination. The House of Abhinandan Lodha (HoABL), a branded land developer established in 2020, has delivered over 15 million sq ft of developed land and has more than 30 million sq ft under active development. HoABL has expanded across key locations including Ayodhya, Goa, Alibaug, Anjarle, Dapoli, Neral, Khopoli, and Nagpur in Maharashtra, with upcoming projects in Shimla, Amritsar, Varanasi, Vrindavan, Khopoli, and Nagpur.
