Abu Dhabi's property market records $1.63bln sales in 4 months

UAE: Abu Dhabi's property market witnessed a 5% increase in luxury transactions valued at AED 7 million and above, reaching AED 6.30 billion in the first four months of 2025, according to Metropolitan Capital Real Estate (MCRE).
The significant performance was backed by rising demand from high-net-worth individuals (HNWIs), international investors, and long-term residents.
Evgeny Ratskevich, CEO of Metropolitan Capital Real Estate, commented: 'We have witnessed investors initially seeking to purchase a single property, ultimately expanding their portfolios due to a strong belief in the market's potential.'
'We are also seeing an increase in the number of long-term residents who are opting to purchase properties in Abu Dhabi instead of renting, reflecting the growing confidence in the city's real estate market,' Ratskevich added.
As for the branded residences, developers launched new lifestyle-centric communities across Saadiyat Island, Al Reem, and Mariah Island. Meanwhile, at least 25 branded residences are expected to be announced in 2025.
The luxury market recorded an annual leap of 158%, hitting nearly AED 3 billion in resale activity until April of 2025, with super-luxury properties accounting for over AED 2.60 billion, or 60% of the total secondary market volume.

In the first five months of 2025, 8.4 million travellers have flown with Etihad, a 17% rise from the same period in 2024, with the airline maintaining an impressive 87% average passenger load factor. Antonoaldo Neves, Etihad Airways CEO, said, "We saw a pleasing continued growth in our momentum, with May's passenger numbers growing by 19% year-on-year, underlining our position as the fastest-growing Middle East airline. Our year-to-date results show more than 8 million customers have flown with us in 2025, and our rolling 12-month figure now stands at almost 20 million, a testament to the trust placed in Etihad's service. 'We reached an exciting milestone in May as our fleet number reached the 100 mark. As we continue expanding our route network and growing our fleet in the coming months, our focus remains on delivering a seamless and exceptional customer experience.'

Dubai – Dubai Logistics Academy has announced the launch of the first cohort of the "Certified Specialist in Customs and Trade Operations" program, developed in collaboration with (Nafis). This initiative is part of Dubai Customs' ongoing efforts to support a sustainable economic environment by empowering and upskilling Emirati talent for roles in the private logistics sector and increasing Emiratization within the industry. The program spans 32 days, comprising 27 days of classroom training and 5 days of hands-on practical training. It is accredited by the UK-based Continuing Professional Development (CPD) institute, a globally recognized authority in professional education, underscoring the program's high quality and industry relevance. Key topics include: Customs procedures and the Unified Customs Law Mirsal 2 system Trade agreements and rules of origin Incoterms Trade documentation Customs valuation and compliance standards Land, air, and sea freight operations Supply chain security standards Basics of handling customs data Upon successful completion, participants will receive the Certified Specialist in Customs and Trade Operations certificate, qualifying them for a range of roles such as freight forwarding and clearance agents, import/export specialists, customs compliance officers, operations staff, and business development professionals.
