Malaysia's property transactions fall in Q1

KUALA LUMPUR, May 9 (Xinhua) -- Malaysia's property transaction performance experienced a slight decline, with the volume and value of transactions decreasing 6.2 percent and 8.9 percent year-on-year, respectively, to 97,772 transactions and 51.42 billion ringgit (11.94 billion U.S. dollars), official data showed Friday.
The National Property Information Centre and the Valuation and Property Services Department said in a statement that although property transactions began on a slower note, the robust pace of construction activity and the increase of residential launches were supported to balance the property market growth and sustain its positive momentum in 2025.
According to the statement, construction activity in Malaysia's residential property subsector recorded significant growth in the first quarter, with the number of completion units surging 30.2 percent year-on-year to 9,329 units, while housing starts rose 32.5 percent to 28,344 units.
This encouraging growth indicated a strengthening development trajectory for the residential subsector.
The performance of residential overhang recorded a total of 23,515 units valued at 15 billion ringgit, reflecting a marginal increase of 1.6 percent and 7.7 percent in volume and value compared to the previous quarter.
The Malaysian House Price Index in the first quarter stood at 225.3 points (an average price of 486,070 ringgit per unit), with an annual growth rate of 0.9 percent. (1 ringgit equals 0.23 U.S. dollars)

Hundreds of representatives from government agencies, non-governmental organizations, businesses, think tanks, and academic institutions from both China and Myanmar attended the Yangon event, highlighting the longstanding "Paukphaw" (fraternal) friendship between the two countries. Myo Aung, chief minister of Mandalay region, said in his speech at the event in Mandalay that over the past 75 years, Myanmar and China have continuously deepened cooperation in various fields such as science and technology, culture, education, sports, and health. He added that Myanmar actively supports the joint implementation of major projects, including the Belt and Road Initiative, the Myanmar-China Economic Corridor and the China-Myanmar oil and gas pipeline. U Tin Oo, chairman of the Myanmar-China Friendship Association, said at the event in Yangon that China's Belt and Road Initiative has strengthened global cooperation and promoted common development. He noted that the Lancang-Mekong Cooperation mechanism has played a vital role in fostering peace, stability, and development in the region. Ma Jia, Chinese ambassador to Myanmar, also addressed the event in Yangon. She said that since the establishment of diplomatic relations between China and Myanmar in 1950, bilateral relations have withstood the test of international changes and have always developed steadily. The two sides have worked hand in hand, and the people are close to each other and have helped each other, said the ambassador, adding that she hoped non-governmental organizations of both countries will continue to promote the construction of a China-Myanmar community with a shared future. Gao Ping, Chinese consul general in Mandalay, delivered a speech at the event in Mandalay, saying that no matter how the international situation changes, China has always adhered to the principles of amity, sincerity, mutual benefit, and inclusiveness. MANILA (Xinhua): The Philippines' unemployment rate in April rose to 4.1 per cent, up from 3.9 per cent in March, the Philippine Statistics Authority (PSA) said Friday. PSA Chief Dennis Mapa told a press conference that an estimated 2.06 million Filipinos were out of work in April this year, higher than the number of unemployed people in April 2024 at 2.04 million. Despite the slight uptick in unemployment, Department of Economy, Planning, and Development officer in charge and Undersecretary for Policy and Planning Rosemarie Edillon said in a statement that the Philippine labor market continues to demonstrate resilience amid global headwinds. "We remain on track to meet our target unemployment range of 4.4 to 4.7 percent set under the Philippine Development Plan 2023-2028," she said. Meanwhile, the Philippines' gross international reserves rose slightly to US$105.5 billion at the end of May from US$105.3 billion a month earlier, the central bank said on Friday, citing preliminary data. Oil prices headed for rebound this week as US-China trade talks resume

SINGAPORE: Oil prices slipped on Friday but were on track for their first weekly gain in three weeks after US President Donald Trump and Chinese leader Xi Jinping resumed trade talks, raising hopes for growth and stronger demand in the world's two largest economies. Brent crude futures fell 19 sen, or 0.3 per cent, to US$65.15 a barrel as of 0441 GMT. US West Texas Intermediate crude gave up 20 sen, also 0.3 per cent, to US$63.17, after gaining around 50 sen on Thursday. On a weekly basis, both benchmarks were on track to settle higher after falling for two straight weeks. Brent has advanced 2.1 per cent this week, while WTI is trading 4 per cent higher. China's official Xinhua news agency said trade talks between Xi and Trump took place at Washington's request. Trump said the call had led to a "very positive conclusion," adding the US was "in very good shape with China and the trade deal." Canada also continued trade talks with the US, with Prime Minister Mark Carney in direct contact with Trump, according to Industry Minister Melanie Joly. The oil market continued to swing with news on tariff negotiations and data showing how trade uncertainty and the impact of the US levies are flowing through into the global economy. "The potential for increased US sanctions in Venezuela to limit crude exports and the potential for Israeli strike on Iranian infrastructure add to upside risks for prices," analysts at BMI, a Fitch affiliate, said in a note on Friday. "But both weaker demand for oil and increased production from both OPEC+ and non-OPEC producers will add to downside price pressures in the coming quarters." Top exporter Saudi Arabia cut its July crude prices for Asia to near two-month lows. That was a smaller price reduction than expected after OPEC+ agreed to ramp up output by 411,000 barrels per day in July. The kingdom had been pushing for a bigger output hike, part of a broader strategy to win back market share and discipline over-producers in OPEC+, which groups the Organization of the Petroleum Exporting Countries and allies including Russia.
